I recommend that you immediately find out about power outages, as this usually happens all over the country for a couple of hours and at this time the water in the hotel turns off. Otherwise, everything is fine, well, if only the forest insects are a little annoying, which the rooms have warning information about. The best location in New Athos for today. Good evening to all, we have just returned from this beautiful town, with amazing nature, history and people, which cannot be said about the hotel. The hotel itself is located in a very convenient location, near a monastery, a waterfall, and the sea is not far away. There are many restaurants where they will feed you well for reasonable money. But the hotel left negative emotions, the breakfast upset the most, everything is always cold, there are Marmites, but they are not included, the assortment is meager; fried eggs, pancakes, cheesecakes and for some reason sauerkraut with beetroot. And this is for breakfast. One kind of terrible sausages, and one kind of even worse sausage. Instant coffee (there is a jar with a spoon) and a cold type of custard in a thermos. From the hot, only boiling water for tea. It seemed to us that the rooms had never been cleaned since they were built, the linen seemed clean, but crumpled, dusty, the carpets on the floor were worn, cockroaches. Well, what can I say, if for the price of a suite you want to get torn furniture and curtains, dirt and disrespect - you are here. The specified parking lot (if this unpaved something can be called that) has only a couple of places that are naturally occupied, so for a beautiful paved area directly near the hotel, take out and put 200 rubles to local entrepreneurs. Next, the request to vacuum the sand in the bathroom and replace the towels with normal ones without stains was fulfilled by half. It is not entirely clear why it is impossible to initially put normal clean towels to guests. The furniture is all shabby, it doesn't match the photos. In general, dear vacationers, I advise you to choose places where the comfort of the guest is in the 1st place, and not the desire to earn as much money as possible…
Of the advantages, only polite administrators can be noted.

At least in our room, we just have to throw away the terrible coffee table and clean up!
We work in hotels ourselves, so we can definitely say that the maids need to be checked! It doesn't work any other way.
Well, I don't want to go back to the hotel where everything is in the dust, the bed (by the way, a sooo good mattress) is in my hair, along the baseboards a couple of centimeters of garbage, clearly accumulated at least a month. It's a pity!

"Well, this" is an expression suitable for this hotel. Of the advantages of the location-monastery, waterfall, grotto, etc., interior and staff (all polite) there are no more advantages. We lived for almost a week from 23.04 to 29.04. The cleanliness in the toilet is very lame, the plumbing in the shower is not cleaned, all covered with water, the toilet is dirty, it constantly stinks of urine (sorry) everything was dirty under the toilet seat, they asked the maid to wash it because it was not pleasant, the kettle was in scale. Room cleaning starts early around 9 a.m., you will not be able to get enough sleep, because you can hear a vacuum cleaner and conversations from the hallway. The cleaning itself is to take out the trash and put the bath accessories, for 6 days we did not change the linen and changed the towels 1 time at our request, the dust did not wipe off.
The doors to the room are a "loud" horror, there are closers and they close with such a bang, and you can hear all the doors from the corridor.
They did not eat there, the table for dinner was meager and windy, cold, they did not want to pay 650 rubles per person for weathered pasta.
The transfer offered from the hotel costs 3,500 rubles from the border, they did not take it-it was expensive, we took a local transfer to Sochi airport for 1200 rubles per person.

We had a rest in late May-early June. We were very satisfied. Large, really comfortable rooms. Thick carpet on the floor, air conditioning, Underfloor heating in the bathroom, spacious balcony. Towels were changed every 3 days, bed linen every 5 days. Bathrobes and slippers, a safe, a refrigerator, a kettle and dishes are all you need.
Very helpful staff - all requests and questions were resolved very quickly. Dear Jamila, Fatima, Svetlana and Ruzanna, thank you for the delicious breakfasts! It is varied and delicious. My daughter was delighted with the pancakes.
The ideal location is close to all the attractions.
I will definitely recommend this hotel to my friends.

We had a rest in July 2024. The impressions of the hotel were bad. We arrived at 15.00, although check-in was at 14.00, i.e. the staff should have been ready by 14.00, but we arrived an hour later and waited for half an hour while they cleaned our room and changed the mixer. Then we found out that only our room did not have a phone, we asked to bring it and put it on, but it turned out that the staff did not even know that there was no special connector for the phone in the room, so we were told to write to WhatsApp, but they did not solve the problem with the phone. It was immediately discovered that the air conditioner did not cool the room at all, they asked to come and fix it, replaced the filters, which had a huge layer of dust. All this would have been fine if a huge black COCKROACH hadn't crawled into our room in the evening!!! The manager tried to convince us that it was just a bug, but we talked to other people later and found out that it was an earthen cockroach that can also fly! Of course, the renovation at the hotel is relatively new and good delicious breakfasts, I consider this a big plus. But the lack of service and the presence of insects in the rooms completely overrides all the advantages, I consider it unacceptable for huge cockroaches to crawl in the room, and the manager himself tried to prove that this is normal! It is clear that there are many insects in the subtropics, but then it is necessary to carry out dysenfection and put nets on the territory of the hotel. Also, our friends who visited Abasha in 2023 and remained completely satisfied, upon arrival in 2024, were completely shocked by how much worse the rooms became with the arrival of the new head, which caused cockroaches, and the staff completely dissolved. Unfortunately, I can't recommend anyone to visit this hotel, because our mood was spoiled from the moment we arrived at the reception, and the rest was spoiled by seeing a huge black cockroach (((

In general, the hotel is OK, but everything breaks down on the little things.
When we checked in, the room was not vacuumed, there were no slippers, toilet paper, a second towel for the second guest, bedbugs were lying on the floor.
There are stains on the sofa in the room and in the hall, it's unpleasant. The underfloor heating in the room was repaired from the fifth time, the view from the room is unfinished.
The rest of the staff is responsive, they did everything according to our requests, the location is good, there is not much food for breakfast, but there is a choice. Quietly calmly.
I also want to draw the attention of the hotel owner and tourists to the fact that there are a lot of stray dogs in Athos. I don't think they are dangerous, rather they are very sorry for them and they spoil the impression of the city very much.
I want to draw attention to this in any way I can, so I'm writing here. I urge people: volunteers, hotel owners, the government of the republic to open a shelter in Athos, feed and sterilize animals, and not kill them. First of all, the cruel and negligent attitude of local residents towards animals is frightening, and no luxury hotels will help here, because you need to work with the infrastructure

Great hotel! We strongly recommend it.
We were vacationing with my husband and a two-year-old child. Everything in the hotel is thought out to the smallest detail. We were provided with a baby cot, a baby toilet seat, and a bathroom stand. It feels like management is very well established, thanks to the managers. The staff responds to any requests. I needed a spoon for shoes, to bring it in a minute, a thread with a needle, the same thing, coloring books and pencils for the child. In one word, thank you.
The fare was taken without food, but we always had breakfast and lunch at the hotel, because it was very convenient for the child, she always had something to eat there. 550 rubles for breakfast, 650 rubles for lunch, children under 6 years old are not paid. The restaurant has a very nice admin Marbles, her warmth and attitude to each guest is simply captivating.

What is the reason for the reduced rating and why I do not recommend going to this hotel, and I will not go myself. I'll tell you my story - in early May I booked a room for September, agreed on a room with a view, and confirmed it with the WA manager at the end of August. In fact, I went to the hotel just for this view.
And what do you think they told me at the reception when checking in? There is the last room with a view of the construction site, no monasteries, temples and waterfalls (these are the views that I agreed in advance - 4.5 months in advance!!!!!!!). If you don't want it, don't take it. This is the manager's joint, we have nothing to do with it, he will be punished…
That's all the hospitality of the employees and owners of this hotel.
In general, Abkhazia is a fairy tale, a dream. Everyone is obliged to come here👍 But not to the Abbash Hotel👆

The duvet cover is stained, changed only 3 times (it was not available. How so is still unclear). The hair dryer did not work, and they could not start it. The sea is cold in places because of the powerful rivers, in layers. Abaash is a comfortable hotel with excellent interior and comfortable rooms. A balcony, chairs and a table with a view of the mountains and the waterfall, the best accommodation. In the rooms overlooking the neighboring hotels, towards the sea everything is fine, but the disco is until 23.00., very loud. They are playing tricks with parking in front of the hotel, allegedly it does not belong to the hotel, the valet asks for 150 tenge. Forget it, just park right in front of the entrance and the whole question is, it's not about the money! Breakfast is ordinary and monotonous, only the vegetable salad sometimes changes the ingredients. The Internet is fast. Convenient location for hiking trails, it's great! Excellent price/quality ratio.

Right about the breakfasts - their only plus is that they are from 8 am. If you need to leave early, you can eat at the hotel. 1100 rubles for two people. But as they wrote here, everything is cold, except boiling water for tea. All right. :)
We had breakfast in a cafe nearby, for 1050 rubles porridge, omelet, 2 servings of cheesecakes and 2 coffees. Everything is freshly cooked and hot. So I don't see any point in eating at the hotel.
The room is good (the sink and tiles are already cracked, but this is probably a question for the guests, not the hotel). The duvet cover on the day of arrival was clearly used, crumpled and stale. They asked to change it. They apologized and changed it. Cleaning is just taking out the garbage. The towels were replaced on the 4th day.
Nothing was leaking or breaking in our room. Although the TV, who cares, does not work - does not see a single channel. :)
There are only 3 hangers in the closet, it's weird. The bed is soft, we were afraid for our sore backs, but surprisingly comfortable.
There are no animals in the room. There is always hot water, the pressure is good.
The girls at the reception are responsive, answer questions with a smile, help to order a taxi.
Beach towels 50 rub per day.
The Windows face the sea and you can hear the music from the cafe, but we close the balcony and turn on the air conditioner, then you can't hear.
In general, a normal hotel, the main thing is to solve issues with understanding and a discount on the local flavor, then you will be treated well.

We visited this hotel in June 2023. The hotel looks great. But in fact it is not worth the money. Repairs were probably done there by Ravshan and Jomshut. The shower is leaking in the bathroom. There are eternal puddles on the floor. There are no floor towels. They asked to bring it, they brought an old rag. The room has not been renovated in places. There are holes. There is a cleaning service in the room, but it is not there in fact. The cleaner came at 9 a.m. and said that she had a desperate situation and cleaned in front of us. Or she gave out a garbage bag and toilet paper and told me to clean up on my own. The receptionist does not part with a bag of seeds. He sits and nibbles on them all day.
The location of the hotel is good. In the very center and close to the sights. But there is no pool. If you compare it with Krasnaya Polyana, then for this money you can live in a normal hotel with normal service and with a swimming pool. The price and quality do not correspond to each other. I do not recommend this hotel.

Prices are like in Sochi. In my 2017 room, the air conditioner couldn't cope, it was stuffy. I had to ask for toilet paper, there was no room, the safe was locked, the staff asked twice, no one responded. Bed linen and towels are changed every four days, as they are supposed to. No one will help with suitcases, even a woman with two children, this is not a gigantic matter. The sea is 850 meters away. They do not give water to the rooms, there is a cooler in the corridor, but this is doubtful, you only need to drink from bottles there. There were some heaters under the table in my room, probably so that they wouldn't freeze in August or they just don't have a place to store it all, they decided to store it in the suites. One of the good ones is a new carpet on the floor. I'm definitely not going there of my own free will. And so the best hotel in New Athos...
