Usually, finding an apartment in Tbilisi is a lottery and compromises, but the guys from Flip Flat have turned this process into an art. We found a picture in 1 day. What struck me the most: the agency has its own internal filter. They don't discount everything, but select really stylish, aesthetic options in nice and comfortable areas. During the screenings (which I was taken to by the agency's car, which is a separate thrill), it became clear how deeply the guys know the city. They know who the developer of each building is, what features or pitfalls are hidden in a particular residential complex, and strictly control the quality of what they offer. Maxim, the realtor, organized the meetings so that in one day we looked at everything one by one and immediately made a decision. I would also like to note that while we were looking at the options, Max talked about the districts, how to get there, which parks, and what was interesting. I leave an extremely negative review about the work of this agency. During two attempts to interact with their realtors, they encountered complete lack of professionalism and lack of organization. The first case: We came to view the apartment, but instead of the option shown in the photos, we were shown a completely different object, which immediately caused distrust of the reliability of the agency's information. The second case: A specific date and time for viewing was agreed in advance. We arrived at the appointed hour, but the realtor showed up only 30 minutes later, after which it turned out that the employee was not even aware of our requirements (in particular, the 3-month lease period). Such incompetence and neglect of clients are unacceptable. The agency not only did not save our time, but also created additional inconveniences. I strongly recommend not contacting this company if you value clarity, professionalism and respectful attitude.

If you want to know the details and what might be waiting for you, what are the pitfalls, read on. We have lived in Georgia for more than a year and wanted to change our housing. The agent of this company found our option for us in a new building. But it turned out that they charge more money than all other companies, and they also charge us. They justify this by saying that they are super professionals and have a large staff of lawyers and they solve any issues that are very difficult for an ordinary person to solve in Georgia. Protecting us from the headaches. And it really is. Finally. The gas was not connected in the apartment, the water was not connected, the washing machine was not connected, the dishwasher was not connected, the shower cabin did not open, and a lot of things were missing in small things that we were promised. The agent assured us that this was not a problem, he would solve everything, and that he had agreed with the owners and all this would happen. Knowing which Georgians are optional, I told the agent for a long time that until everything is done, we will sign the contract and will not make the payment. But the agent talked me into it. We signed a contract, and we paid everything in full, including the increased commission of this agency. As soon as this happened, the agent disappeared and everything went quiet. It was the month of February, the coldest month in Georgia. Accordingly, the heating is not working, there is no hot water, because the gas is not connected. Household appliances are not connected and do not work, it is impossible to wash because you cannot go into the shower... A week has passed since the conclusion of the contract, I start to bring things into the apartment, nothing has changed. I call the agent, he says that he will decide everything now. Another week passes, and nothing has changed. I call the agent again and tell him that we want to stop by, but we can't go into the apartment because it's not suitable for living, even for adults, not to mention children. The agent says that everything will be done now everything will be solved. Another week passes, and nothing has changed. The apartment is still unusable, nothing is working in it. I'm calling Director Emil. Emil begins to complain that he is tired of the Georgian service and not necessarily the Georgian people. He assures me that the agent is super professional and will solve everything. I tell him that it's been two weeks and nothing has changed and the agent doesn't decide anything unless I call the agent myself. Emil continues to insist that the agent has a super upgraded skill. Another week passes and nothing has changed. I call Emilia again, because he is the director of this agency, and I say that his employee is not doing anything and nothing is changing, we cannot enter the apartment, it is not suitable for living. To which the so-called director Emil replies that he did not understand the question, and that the agent will solve everything, and so on and so forth. On my fourth call to him, I'm already starting to tell this director in raised tones that we actually paid you the money, and we haven't been able to enter the apartment for the third week. By and large, we stayed on the street. And this Emil, very negligently, begins to say that he did not delve into the issue, so that he would not be called or bothered anymore, and this is not his responsibility. If I were not in a foreign country, I would explain very clearly and with physical force to this so-called director that you should not treat your clients like that, especially leaving them on the street! He's lucky that I'm in a foreign country! And I just had to send it. Therefore, I repeat, do not pay this agency money until they have fully paid what they promised you and what you agreed with them. Deception! Thank God we had an apartment that we could still live in until all the flaws were fixed in the new apartment. Moreover, the agency, and this Emil, and his agent, did not decide anything in the end. And they never bothered to ask if everything was done for us, if everything was fine with us, or if we stopped by at all. Ratings, by the way, are swinging famously. In local chat rooms, they have a rating below the baseboard. The calculation is for beginners who do not know.
