It's a good place, we stayed here for 3 days. It should be noted that this is a hotel, not a guest house, there is a reception, the service is at a good level. Breakfasts were included, of medium quality and with a small assortment, but they were still there.
In the evenings, there are barbecues, a la carte, inexpensive and decent enough.
Of the minuses, the rooms are in average condition, not chic, of course. I was disappointed that after the beach, you can only dry things in the room, there is a regular dryer installed, while water drips from wet things, but there is no additional cloth for such inconveniences
The beautiful building, the hotel is new and clean, the beautiful interior is one plus. The room is also clean, tidy, well furnished, but

There is nothing to eat for breakfast except boiled eggs and cottage cheese. The entire hotel has a common split system and it either blows strongly or does not blow at all.
There is no sea view, only a ruined building.
There is a trash can across the street at the exit of the hotel - the smell is very unpleasant.
Parking on the territory of the hotel is very small - there is every chance of being left without a place if you did not take it in advance.
The sea is 5 minutes away, but the beach is semi-wild, there is practically no infrastructure. Friendly and pleasant staff. The price is very high, for this level of hotel.
An unexpectedly wonderful hotel. Friendly staff. Once or twice a week, they arrange a barbecue party on the territory of the hotel. They cook deliciously, the products are on the buffet, as if from the village from my grandmother, fresh and delicious. There is no entertainment for children. They're bored there. The sea is nearby. Not a bad hotel. Nice rooms. Excellent reception staff. Not far from the sea. The hotel has a restaurant and two dining rooms nearby.
Minus: very poor breakfasts. By 9:00 there is practically nothing.
Minus the cleaning in the rooms. Often they didn't even wipe the floor.
Excellent receptionists at the reception, very polite, always prompt and help. Comfortable beds. Excellent maids.
But terrible monotonous breakfasts. In 10 days, I just got tired of eating eggs. Lunch and dinner are also better elsewhere. The cook does not cook tasty, solid mayonnaise in all dishes. Very long service. To eat the soup, you need to wait 40 minutes until it is brought, slightly warm.
A wonderful hotel. The staff is very kind and friendly. Very close location to the sea! Khinkali is delicious! Once a week they arrange a barbecue patio on the territory of the hotel!

The staff is zero. You ask anything, they don't know anything. They look at you like a sheep at a new gate. They can't tell you about transport or any other issues. It's like they're tourists here.
Be ready to wash with your hands. It is impossible to do laundry at the hotel, we have not found a laundry nearby. They asked- no one knows (!) It pisses me off.
Check the composition of the dishes in the hotel restaurant. Just for example: they turn out to have sour cream in their Caesar salad (I have an intolerance, so they also pissed me off).
The complaint book is purely nominal. No one from the authorities looks at it and does not give any answers.

They didn't even apologize to us for such a delay, as is the order of things. The bathroom was in a disgusting state, not only were the shower doors and hose broken, it was just dirty. Mold and a terrible soap coating on everything. They promised to remove my claim, but they left it that way. Taking a shower was just unpleasant. Breakfasts are included, which is also convenient, but their scarcity and monotony on the third day made my cheekbones ache. Once a week, instead of boiled eggs, an omelet appeared, which ended after 20 minutes, although breakfast lasts 1.5 hours. When asked to take out another omelet, they spread their hands. Although immediately after the end of the breakfast time, the omelet appeared again, i.e. for a fee. An air conditioner without a remote control, shared in two rooms, if one is comfortable, then the second is hot, if you make it cool in the second room, then the first turned out to be a refrigerator. I give three stars only for the lavender on the territory and for the idea of having a barbecue in nature.
We were the first in Abkhazia. The hotel is decent! The food is delicious, the rooms are clean and cleaned often, towels are changed, the staff is friendly. Near the sea. There were 14 days. Next year, if we go to Abkhazia, then only to this hotel

The most beloved hotel, given away by the whole family three times. This year we are going to meet in September. It is always clean, the rooms are cleaned every other day. Breakfast is included in the price. The buffet. The sea is across the road. Pitsunda is a clean sea, clean air, relict pines and a subtropical climate.
They save on everything, breakfast (included) goes to those who came by 8-00. Drinking water once a day from 13 to 14. There are no coolers from the word at all. And the hotel is a beach hotel. I described in detail at the Booking Office where I made the reservation.

1) from 3 a.m. to 11 a.m., a rooster crowed 15 meters from my window, since the hotel is located in the private sector (they are silent about this) and the neighboring plot with a large number of livestock. 2 nights we couldn't sleep ...
2) if you open the window, green buttons come to visit you, meet)
3) the smell of sewage from the air conditioner...
4) there are a lot of stray cats and dogs on the territory of the hotel.
5) the hotel does not solve the problems of the guests, they do not care ...
6) after leaving the hotel, they returned only 50% of the money for the remaining days... This is clearly a violation of the law.
7) there is an abandoned building opposite the hotel, cows are grazing and everything is in their poop

The dining room is located in the middle of the hotel. We almost did not understand this hotel, it was expensive for the price, but we did not have enough for small things. The door to the toilet and the room closes with an effort, probably audible to the whole hotel. We had a two-room suite - the attic floor. There is no slit ventilation on the windows. For this price, I do not recommend it

We had a family vacation (we are 3 people) at this hotel, booked for 4 nights. In a quadruple room at the reception, upon arrival, we were charged an additional fee for a child +2000rubles per day (total 8000 rubles).
There is no elevator, you get tired of running to the third floor, you get tired. The breakfast is disgusting, meager and cold.
There is no sound insulation from the word at all.
There are many shortcomings and inconveniences in the room.
But there is abundance in the penalty systems.
Disgusting kebabs and lula.
There is a refrigerator in the room, but you cannot bring food.
A terrible smell from the air conditioner.
There is a private sector around the hotel, and opposite there is a huge abandoned building.

We lived in this hotel for a day in July 2021, came to Pitsunda for 2 days, because we rested elsewhere in Abkhazia, the room was booked a couple of months in advance at the Booking Office. I liked the whole stay. As far as I understand, the hotel is owned by Turkish citizens, so it is very different from the Abkhazian ones. Among the advantages: internal air conditioning in the room, a pretty good room environment, and in the atrium of the hotel and restaurant - generally super, fine linen and a bed, the location is the territory of the Fish Factory beach *Pitsunda, Lidzava village). If you like a quiet, sparsely populated holiday - you are here, in July of this year there were very few people, the sea is always warm and clean here.
Of the minuses, the hotel territory is small, in the evening you can sit and have dinner on the lawn near it, but the view in front of the hotel is depressing, you will not see gloss and comfort on the territory of this beach (this, of course, is not a question for the hotel, but), in the hotel itself there is quite cheap plumbing in the room, as well as - breakfast is included, but the breakfast service is terrible, something was running out all the time, the choice is very small - in fact, from 3 dishes. It is clear that this is not easy for Abkhazia, but the service could have been much better, the staff worked "hard" at breakfast, not to mention observing hygienic standards when in contact with food - without aprons, without gloves, in ordinary street clothes. Overall, the impression remains good, but it does not hurt to improve the service!
We will definitely not return to this hotel.
Electricity is regularly turned off, the refrigerator was noisy, so it was impossible to sleep, when asked to replace it, they suggested simply turning it off at night. The breakfasts are monotonous and extremely meager, porridge on water, sausage, bread, tea, coffee, sometimes sausages, at the price of a family room of 9400 per day - just a mockery.
The restaurant at the hotel, if you can call it that, is extremely expensive and not tasty.
Only room cleaning is normal.
The cleanest Hotel in Abkhazia that I have ever visited. If you book in advance, the price is super. The owners are Turks and the service is appropriate (not Abkhazian) I recommend!
