In general, everything seems to be not bad , but there are a lot of BUTS . The reception, halls and restaurant are not cozy, but the staff is very friendly. The breakfasts are delicious, the choice is normal. The room - we had a beautiful view from the window, but the very shape of the room made it not cozy , very elongated. The renovation certainly leaves much to be desired . It is clear that it is fresh and good materials were used, but it was done with some very crooked hands..... everything and everywhere . Epoxy grout is smeared on the tile floor , tint stains on the walls , etc. The water on the beach is very clean, there are sun beds and umbrellas. There are lunch/dinner options around The pool is very clean and warm, it was nice to swim You can say there is no territory at all , except in front of the hotel , but we walked next door 😀 There are a lot of dogs on the beach, but they are harmless) Although sometimes they have fun very loudly in the morning))))) It is very nice that the dog friendly hotel! There are also parking spaces right under the windows

We stayed at this hotel from June 18 to 29. A great hotel, the rooms are very spacious with a balcony. Gorgeous sea view, first line. Helpful, courteous staff! The rooms are cleaned well, the bed linen was changed very often. The breakfasts at the hotel were very pleasant, delicious, satisfying with a large selection of dishes (porridge, omelet, cheese, sausage, fruits, dried fruits, yogurt, pancakes, casserole). We went to dinner, the prices are reasonable, they cook with a soul. A gorgeous heated swimming pool, the water is clean. In the evening we swam with lights. A cozy, quiet and very peaceful hotel. Be sure to come only to you next year! Thank you for creating such an atmosphere for vacationers.

So far, this is the best hotel of this format in Abkhazia for me! ✅ Freshly renovated, clean, cozy, spacious rooms, some with gorgeous sea views ✅ The possibility of settling in with animals (for a standard additional fee) ✅ Pleasant little things like tea, water, bathrobes in the room ✅ Heated swimming pool on site ✅ The first coastline, the very first )) ✅ The restaurant at the hotel: the food is delicious and not expensive, you can order excellent hearty breakfasts Excellent service, pleasant and helpful staff Honestly, we went to Abkhazia not expecting good service - and were pleasantly surprised! The only drawbacks are the lack of mosquito nets on the windows. And for the rest, we are happy with everything! Thank you🩷

A wonderful hotel by the sea, walking 30 meters. We had a large beautiful room with a balcony. There is a TV, kettle, hairdryer, shower accessories. I count breakfasts a little late from 9 a.m. to Moscow time, I usually wake up at 6-7, I had to wait. The distribution is small, the buffet is served, but there are few staff, one waiter for two establishments (hello Mama Jan) and one man changed the finished dishes. The prices for the hotel are reasonable, the prices in the cafe are slightly above average, we went to dine in the dining room nearby, it is cheaper and there is more choice. I recommend it anyway. The view from the balcony is gorgeous

We had a rest at the end of August 2024. I really liked the hotel, the service. The rooms are all clean, everything worked properly. Just not the fastest Wi-Fi. The beach area is well maintained from the hotel 50m away, they constantly cleaned and changed the packages in the bins. The pool was washed and cleaned every morning. You can additionally take a sap board. There are cafes and shops nearby. The public transport stop is not close.

A wonderful comfortable hotel in the first coastline. The rooms are clean, modern, equipped with Wi-Fi, air conditioning, TV, refrigerator, kettle. Breakfast is included in the buffet, there is a children's table. The rooms are cleaned on request, the carpet on the floor is very pleasant to the feet, bathrobes, towels, shampoo, shower gel are in the room. The staff is excellent, very sociable and will help with any question. But the most important thing is the pool, heated water, sun beds, umbrellas and stunning sea views. The best hotel is one that you want to return to again.

We stayed at this hotel in August 2024. It's just a great place! A unique combination of the elegance of the room and the proximity of the beach, sunbeds, umbrellas, the absence of crowds of people, no one bothers anyone. The staff is friendly and sincere, the kitchen is simply bombastic, we personally communicated with the chef and even took a couple of recipes from him) The sea is just crystal clear! In the evening, you can enjoy the sound of the surf on the balcony, or swim in the illuminated pool. Lots of entertainment:horseback riding, dragon riding, pill riding, jet skiing, sea excursions. Nearby there are restaurants, shops, fruits, etc. There is also a beautiful view of the mountains from the beach. 5 out of 5 ✨

The hotel is well, freshly renovated, clean both in the rooms and on the territory! The pool is heated with a view of the sea. We had a vacation with my wife this year (from 09/22/24 to 09/28/24). The hotel is beautiful, it fulfills its stars with a bang. The staff is friendly. The rooms are cleaned every day. We only had breakfast. Everything is satisfying and nutritious. There is always enough of everything. There is a cafe and a restaurant nearby. So there are no problems with lunch and dinner either. The sea is within walking distance (first line). We really liked it, we will recommend it to our friends.

We stayed at this hotel from July 3 to July 10. Both adults and children liked the hotel. The rooms are clean, the food is delicious, the heated pool is cool. The sea is within walking distance. The staff is very friendly and helpful. We will definitely come back next year.

A very cool hotel. The first line. The gorgeous sea is 20 meters from the hotel. Cozy, clean rooms, large view balcony with furniture. The staff is very nice and friendly. But the coolest thing is the heated pool overlooking the sea.

I'll try to be objective, and you decide if it's worth 10,000 per night. 1. Excellent location 2. Good design and appearance 3. Cozy pool with lighting 4. A good beach, whose sun beds and the possession of umbrellas are available only to guests 5. Constantly turning off the light, which means stuffiness in the room without air conditioning. The generator is missing. And yes, it's not about the power outage in Abkhazia, but about the jambs at the construction stage. 6. Lack of quality cleaning 7. A meager bar and the lack of a full-fledged restaurant (breakfast only is served) In my opinion, the hotel has everything to become a "top" in Tsandripsh. It's a small matter: 1. remove the jambs with electricity and do not torment people 2. Assemble a team that wants to work and sincerely thinks about the guests and the reputation of the hotel. It's so easy, if desired! Which is what I sincerely wish to the changed owners. We were assured that everything is about to become perfect here!)) Hello! I want to write about the hotel. We really liked him. We had a two-room room. Everyone, even a child, is given a bathrobe , slippers and towels for both the bathroom and the beach . Shampoos, shower gels. There is a kettle in the room, a refrigerator. Air conditioning and TV, already in two rooms. The sea is a few steps from the hotel itself. The breakfasts were very tasty and varied. The staff is friendly. She removed one star for the fact that you can 't listen to music loudly and it was rarely turned on . We came to rest, and even if the hotel is family-run, then at least music could be played until 23:00. And a little animation was missing, but this is not Turkey.... We were satisfied.

It's my first time in Abkhazia and I'm thrilled.The hotel is beautiful, the first coastline, heated swimming pool,delicious breakfasts,new rooms, high-quality cleaning.Everyone in this hotel is doing their best! In the morning they told about the village, where to be, where to eat delicious food, etc. Pros: - the location of the hotel, the first coastline - good rooms (spacious bed, balcony and all amenities) - delicious three-course breakfasts (take into account the wishes of guests, tea, coffee, fruit are always in abundance) - photo and reality compliance - beach area (sun beds and umbrellas are for guests only, this is controlled by a hotel employee) - swimming pool with sea view (always clean, with a cozy territory and swings) - cleanliness (rooms are cleaned regularly upon request, wet cleaning is carried out daily in the reception area and cafe, the floor is washed) Cons: - unfinished repairs (it is clear that the hotel is new, somewhere something is falling off, problems with plumbing, places with air conditioning) - temporary absence of a restaurant (as it is quite difficult to find a suitable place in the district) but! These disadvantages are compensated by the attitude of the hotel staff to the guests! The guys are great fellows, they are trying very hard to improve the hotel, make your stay comfortable and enjoyable! They always responded responsibly to our requests. But they definitely wash the floor, throw out the garbage, wipe the dust. If you ask to change towels, they will change. One person in the whole building is being cleaned. -a huge plus is immediately your exit to the beach, no need to cross the road or wait for the way! Own sun beds and umbrellas on the beach and on the pool. The girls at the reception seem to live there, polite and responsive. No: -poor noise reduction, you can hear dogs barking on the street, cars driving, walking down the corridor and slamming doors; -not a very varied breakfast, sausage and sausages, which are given every day, got tired on the second day and we fed them to the dogs) -when the light turns off, some kind of sensor screams until the electricity turns on. We lived in the next room, where he is - at night we were noticeably fucked up; -there was no balcony and there was not enough space for drying towels, etc.; -they can give towels with stains, but at the request they change immediately; -they don't give much recommendations: where to eat, where it's better to go, how to get there: -there is a bar/cafe, but it didn't work in September, and finding something to eat in the neighborhood is still a challenge! We rested at the Green Land Hotel in the village. Tsandripsh from 01.08.22 to 07.08.22. The hotel is new and modern. Upon arrival, we were kindly welcomed and placed in a beautiful room with a sea view. The room is equipped with everything you need. There are a sufficient number of sun beds and umbrellas on the beach, which is very comfortable. I would like to focus special attention on a very tasty and varied three meals a day. During the entire stay at the hotel, the restaurant menu has never been repeated. There are also a lot of fruits, pastries and sweets. It is impossible to stay hungry. The hotel staff is helpful and courteous. We will definitely come next year! We recommend this hotel for a holiday

I booked the hotel three months before check-in. The owner of the hotels is the same. It is unclear just why to accept reservations and take an advance payment, knowing that the hotel is closed and will not work. All this time, from morning to evening, the electricity was turned off ⚡️ according to the hostess and her son (bartender, waiter, etc.), they are all waiting for an electrician🤪breakfasts were scarce. Aah also, upon arrival, my phone time was moved to an hour before I only found out about it on the second day, when I went out with the child for breakfast, Elena rudely explained to me that she did not *** look at this time and her time here is Moscow!!! We chose this hotel based on good reviews, but now we understand that the reviews were most likely written by the hotel staff themselves. We wanted a quality holiday, the choice fell on the Green Land hotel, which we regretted in the first hour of our stay there. The hostess of the hotel immediately began to be rude, and in general, her communication was boorish all week. The room was nice, except for the swollen wallpaper, broken handle and exposed wires. The breakfasts were not bad, 3 dishes to choose from. There was also a small pool with lights. We had a room with a sea view, the view was gorgeous. This concludes the advantages of the hotel. The constant power outage in the hotel really spoiled our mood. That is, everything that is stated in the room did not work all the time. In the evening, you can also sit in the dark and stuffy (the air conditioner could not cool the room due to constant interruptions) One day we were without water and light at all. There was no such thing in the neighboring hotels, they had generators. We do not recommend the Green Land Hotel, a mockery for your own money.

We flew in for the weekend with my wife. Late on Friday evening, we were greeted, accommodated, and fed! On Saturday morning, they gave recommendations on recreation and nearby attractions, helped with the transfer. Abkhazia is beautiful! The hotel is super! Both the location and the spacious room with a sea view! There was a conditioner in the room, but we slept with an open balcony, enjoying the sound of the sea. The hotel staff is responsive and attentive, unobtrusively offering assistance in any matters from choosing breakfast dishes to organizing leisure activities in the evening. I want to return to such a service again and again. I wish the owners of the hotel the same development in the further improvement of the hotel (it is clear that there are still many plans), and vacationers get high from a comfortable stay!

But that's before you go to the hotel. The hotel is 22 years old, I assumed that it would really be a hotel for 4 announced arrivals. The hotel has different room categories, we had a deluxe (there are three in total) and this was the only plus of the hotel - the view from the room and a large balcony. The renovation is really new, but.... I can't imagine how it could have been done... the wallpaper is already gone, everything is in glue, the bathroom plumbing is already RUSTY, there are finger-thick cracks between the tiles... it's both funny and sad at the same time. But, it's like all the little things, because the service and attitude of the staff will completely finish you off)))) So, we came for breakfast, brought a burnt sausage on a plate, 2 pieces of plastic tomatoes, 2 pieces of cucumber, 2 pieces of soy sausage and 2 pieces of cheese, two pancakes and porridge (they did not take it), the girl brought it all with a dissatisfied look and the only phrase "pour tea / coffee yourself")))) well OK)))) a separate topic is the bar and the bartender))))))you come up to take a beer to the beach: it's always warm, there's no change even from a thousand, you can't transfer, the bartender always sleeps, just on the bar counter, even somehow it's inconvenient to wake a person ...)))) but that's not all))) the lights are turned off at night, it would seem, "why do you need light at night?" but try to sleep without a condom at +30?!)) well, the "cherry on the cake": on another evening, apparently the hostess of the hotel decided to arrange a children's party for her relatives by the pool (in deluxe rooms it is right under the windows), about 30 children were brought in and they made hellish screams for the whole day and evening, actually they specially knocked out a smaller and quieter hotel.... But these family ties, brother, matchmaker, godfather and all of the children... it was a hellish evening. Well, in general, that's it, and it's for 4 nights (5 were paid for, they left earlier, they no longer had the strength to be there). Don't waste money on this place, 0 out of 10.

Our flight was delayed for 7 hours (to complete the picture of impotence), a girl with a really boorish attitude towards customers met at the reception. We booked a double room for two days, followed by a room with a balcony for three days. The double room was occupied and the girl at the reception (you need to see who was working on that day) sweetly said - let's refund your money if you are not satisfied. Because we didn't have the strength to fight, we agreed to the number that remained. 2.) Constantly turning off the lights and air conditioning, just a torment. It covers all the advantages at once. One night we thought we would sleep on the balcony , because there was no light all night and it was very stuffy outside . 3.) In 5 incomplete days, there are 3 different numbers and two of them with constant power outages are 211 and 205 numbers. 4) at the time of check-in, we were told about the features. They didn't tell me how long and how long breakfast was. There is no login and password information for Wi-fi in the rooms. Pros: 1.) Delicious breakfast. The breakfast consists of three courses and is really delicious. 2.) among the advantages, I want to mention the work of the new management at the hotel. The girl's name is Maria. We rested from 4.07 to 10.07 We booked it ourselves. The hotel was built quickly. The wallpaper is about to fall off, the ceilings are leaking from any rain, the air conditioners do not have enough power to refresh the whole room. The lights are turned off all the time, we spent one whole day without light. On other days, there are several dozen shutdowns for 15-20 minutes. WiFi works in rooms 3. It is no longer on the ground floor. There is also no WiFi in the deluxe rooms. The manager Elena is a boor, I agree with the comments below. The umbrellas are not fixed in any way, on the very first day he almost flew over the child's head. In the dining room, the food is disgustingly tasteless and very deceiving with the weight and origin of the meat. For example, instead of beef, pork was taken out. I don't eat pork at all. The rooms are dirty, they don't even try to erase the stains, and when checking in, they point at them with their finger and say "be more careful so that you don't leave this behind" Also, the hotel is still being renovated, during the day rest - be prepared for knocking and drilling. Dogs run around the hotel, and in the hotel (in the dining area) be careful with small children.

Of the advantages, you can only highlight the gorgeous sea, a small number of people on the beach, but it seems that this does not apply to the hotel in any way! And all because everything about the hotel is one big minus! The hotel is 4 stars. In fact, minus 4 stars, which is far from cheap. A lot has been written about electricity, and it's a terrible truth! It turns off all the time, and with it the water, which, by the way, flows very strangely with electricity - barely and intermittently. Another separate topic is Cleaning, or rather its absence! It seems to me that the bathroom was not cleaned for a long time before our arrival, and during our stay there, no miracle happened! The room has also never been cleaned! The maid came all the time at lunch when we were resting and only offered toilet paper, on the third day she brought a trash can. Gel, soap, shampoo, towels were not given out, I had to go to the reception and ask… I don't even want to write about food! Here is the basis of breakfast - paper sausages, fodder cucumbers, green tomatoes, lack of cups, disgusting coffee. In general, we were waiting for the whole vacation to leave this hotel, it's good that we weren't there for a long time and another hotel with a real high-quality vacation was waiting for us!

This is not the first time in Abkhazia and there is something to compare it with! As they say... fish rots from the head. The owner of the hotel, Elena, is a rare boor who threatens and tries to scare the guests. There were a lot of problems, but patience ran out when the air conditioner stopped working. Even in the afternoon, she was asked to solve the problem, on her part, ignore it, and suddenly it will take a ride…It's evening, but it's impossible to stay in the room (our child was lying on the balcony). We were asked to resolve our issue once again, through her son (who works at the bar). To which we were told: mom can't come out to you right now, she's busy (or rather, she was hiding from us). Two hours have passed ... of course she didn't come out to us, but she sent her son with an offer to move to another room at night (cheaper) and no one will return the difference. And then a miracle happened. Elena came out to us! Question: isn't she ashamed? Answer: No! We said we wanted to move out tomorrow and get a refund, and then the threats started. Of course, we moved to another room on the condition that we would not move things, and in the morning she returns the money for the remaining days. In the morning we packed up all our things and put them in the car. We waited for the money for 3 hours, she continued to ignore us. As for other problems. Elena swears with the staff in front of the guests, directly shouts at them (the staff is 3 people: son at the bar / waiter, maid / kitchen assistant and Elena cook / owner. The restaurant is closed, only breakfast and it leaves much to be desired. The repair is the cheapest and is still ongoing. The plumbing is all on snot, the toilet seat does not hold at all, the wallpaper is all moving away. The hotel does not have a generator or an electrical problem, the light turns off every 20-30 minutes (but the neighbors do)

We had a rest in early August with our family. I liked absolutely everything! Especially the location near the sea. And what a wonderful staff! Everyone is so friendly and helpful!!! The room was cleaned in a timely manner, garbage was removed. I really liked the air conditioning system. And it is not cold, as with a conventional air conditioner, and air ventilation. The territory of the hotel is cozy and clean. It's good that mostly families with children had a rest. It's quiet and peaceful in the evenings. And what a pool!!! I didn't want to leave at all... We hope that we will come to you more than once!!!

We had a rest in August with our family in this "wonderful" hotel. We were very unhappy. The hostess is arrogant and arrogant, she can talk to her staff in an offensive manner when visiting. Why should we listen to this? We came on vacation, not to Dom-2. There was no Internet in the room, I had to connect to a nearby hotel in order to somehow stay in touch. The TV was not working. In addition, the electricity was constantly cut off, which affected our mood and nerves. The air conditioning in the room barely worked, it was very stuffy and uncomfortable. All that I liked about this hotel is the delicious cuisine. Thanks to the chefs, you somehow smoothed out our stay at this hotel. Also, special thanks to the receptionist, who always tried to help us and do everything possible to help us somehow. The staff is 5+. I can't give the hotel more than one star. The photos do not correspond to what you will see there if you suddenly decide to visit this place.

And I want to thank Elena from the bottom of my heart for her hospitality! Yes, some work is still going on, but it didn't stop me from taking a break from the soul in any way. Upon check-in, I was treated to delicious wine and fruits, my room was in excellent condition: everything was clean, stylish and cozy. The sea is right behind the hotel, there are sun beds and umbrellas, you do not need to rent anything and pay extra, while they are put where I want. Meals 3 times a day, the food is varied, delicious, very appetizingly decorated and there is a lot of it! Special thanks to the cook! I will definitely come back!

Although I am not a fan of wasting my time on reviews, but publishing a real review would be fair for Green Land (Tsandrypsh district, Amzara village, Oktyabrskaya str. 271/17) "four stars" in the person of Director Elena N., due to the lack of respect shown to the Guests, deceit and arrogance, even rudeness in part in August 2022, with all this replenishing the image piggy bank due to artificial positive reviews, compiled, including by the hotel staff (Maria M), who have nothing to do with real accommodation, who made up the text of the review from the hotel advertisement, forgetting to decline the verbs at times and change the style, and turning over all their cons on the plus side, in order to attract money for the completion of their unfinished hotel (not even for finishing!) , In fact, not everything is as rosy as vacationers write about a self-named 4-star hotel, just being impressed by the sea and proper nutrition, forgetting or unaware that they simply did not have enough the management of the Hotel within the framework of the sold accommodation service, which may someday be awarded 4 stars upon completion of construction and certification, from which there is now only furniture in the rooms, yes carpet, but no more. In reality, the unfinished building for the Hotel consists of two floors of reinforced concrete frame, filled with hollow blocks and this is a huge minus - super audibility of neighbors. At the unfinished Hotel : -the overheated ceiling in the rooms of the entire 2nd floor is made as for the intermediate floor of a three-storey building (in a word, a large oven in the heat, you can dry fruits for one or two times); - at noon, the common corridor warms up so much that you can smell the paint and glue from the carpet. -there is no roof as such, only a temporary shelter for the continuation of construction and galvanized spillways through which water flows to the balconies, -evacuation exits from the 2nd floor are not provided (think about how much it is not safe!), - the corridor of the 2nd floor is like a maze, if there is no lighting (it is turned off there very often) at night, in an emergency situation and you will not understand where to rush in case of something, since the evacuation control system in case of fire is not mounted from the words "at all" and "nowhere"; -the interior decoration of the ceilings of the dining room is only an imitation of the finish and collects dust on itself, and the whole restaurant is advertised (it is not completed); -there are dangerous slippery steps with a bulging floor carpet on the inner stairwell ; -there is no general ventilation in the rooms, (they simply forgot to provide it, hoping for recirculation from air conditioners); -in the living areas of the rooms, the internal units of air conditioners (split systems) are installed opposite the beds with a stream of cold air directly in the face (hello otitis media and sinusitis); - the doors to the rooms are temporary (open with a fingernail), -handwashers were not installed in the dining room in order to ensure the usual hyena before meals; A critical factor that negates all conditions of stay at the hotel is the power supply system of the facility as a whole due to the incomplete completion of its construction and repair work with a cyclic power outage (the daily cycle of shutdown / on in all rooms was from 5 to 15 minutes starting from 07:00 am to 22:00 Moscow time), as well as 1.5-2 an hour-long power outage in the village of Amzara, where the Hotel is actually located, which is not equipped with an autonomous uninterruptible power supply (DSU. In the absence of electricity - the operation of air conditioners stops (in cyclic mode, the air conditioner does not have time to cool rooms in the sun, which instantly warm up to an ambient temperature below +30 degrees, from a red-hot ceiling; - the refrigerator is not working; -turns off Wi-Fi and the associated operation of smartphones and TV; -the pumps of the water supply system stop; -electric stoves and spots for boiling tap water do not work in the dining room (and it is very dangerous to drink unboiled water there-rotavirus does not sleep); -the schedule of meals in the dining room and the amount of food being prepared is shifting; The only advantage of staying in the building of the future Hotel is the sea, its sun loungers and the skill of the Abkhazian chefs (unfortunately I do not know their names), who, put in conditions unbearable for their process by the management, showed their talent and magic in order to maintain a warm attitude to the Country of the Soul (I emphasize-the Country) in which The guests arrived, despite the Hotelier's shortcomings. My advice to Everyone Is to read All The Reviews Carefully. Wait for the complete completion of the hotel and ask for a 4-star Hotel certificate, or decide whether you are satisfied with such a hotel or not, otherwise you are guaranteed to hear from Lena for your own money: "Don't like to leave!" We were at this hotel from 08/19/12 to 08/15/12. The hotel is new and modern, but it is still under renovation, so we listened to the sounds of the puncher every day. There is also a very big problem with electricity, which was turned off many times a day. The hotel does not have its own generator, so when the electricity was cut off in the whole village, we sat without light, water and air conditioning. This is a fat minus. Among the advantages: delicious food, first line,clean new rooms. Perhaps next year the hotel will be completed, all the shortcomings will be taken into account, and it will become a great place to relax.
