This is not the first time we have come here . The hotel is good, everything is available, everything is clean, you can cook yourself in the kitchen, you can go to restaurants or the dining room, you need to wash your clothes, please)) The administrator has changed this year , but she is also a very nice girl, she will help with all questions ! The beach is not far away within walking distance, at a slow pace of 10-15 minutes, they give flyers for free passage! And the sea is the most wonderful, clear , blue , you can see the whole bottom . There are several beaches and everything is different in its own way. But bathing slippers are desirable , it is not comfortable without them . In general, I recommend it, you will not regret it !

We have been vacationing in this place for several years.This year we were from 6 to 18 September. A new receptionist, Elena, worked at the hotel.Since her arrival, the changes in the hotel have been noticeable for the better:it has become cleaner everywhere, in the rooms, the territory, the kitchen!There are some small things, having eliminated them, the owners would definitely be in a winning position. These are: 1 - there are not enough luggage racks in the rooms that can be combined with a shoe shelf, 2 - one bedside table is not enough and gadgets have to be put on the floor.It could have been replaced by a shelf by the bed. Mirrors (why is that?!!) they are not hung at the front door, but on the contrary, reflecting the light from the door!The functionality is 0!!!And, the cherry on the cake, is the location of the air conditioners in front of the bed.All this can be fixed without much financial strain, and the benefits will be significant.We hope for a change for the better next season

The hotel is new and small (three cottages)
Excellent territory: clean, large pine trees, paths, benches, urns, Parking. The rooms are quite large and pleasant.
There is Wi-fi, there is enough on YouTube, sometimes it goes off for a short time. The light was also turned off a couple of times for 5 minutes, but partly it was the tricks of the children of the residents. There is a shared kitchen.
It's much quieter here than on cypress.
Yes, there is a construction site nearby, but no special work was carried out during our arrival, it did not interfere.
On the other hand, there is a restaurant with music in the evening, but with the door closed in the room it did not hurt.
I really missed a foot towel in the bathroom or a rug!
There was no cleaning in 5 days. There was one roll of toilet paper in the room, additional ones had to be requested/bought. If the service is tightened, it will be fine at all!

We rested for two weeks at the end of October.
A stunning hotel with a very good location. To the sea at a quiet pace of 10 minutes.
The hotel is quiet and peaceful. The road is one-way, opposite the territory of the state duma, so there is no noise.
The rooms are spacious, with high-quality renovation.
There is a kitchen-dining room on the territory, with all the necessary kitchen utensils: from spoons, pots and pans to skewers.
Two stoves, a kettle, a microwave.
There are a lot of cafes, shops, a supermarket near the hotel.
Definitely back here!
Nasiba is NO longer working, so book a hotel ONLY THROUGH THE WEBSITE!

We had a rest this year. Like it.
Polite staff, cozy and spacious rooms. It's not very close to the sea, but it's not a problem, it's nice to take a leisurely stroll through the most beautiful alleys. Nearby cafes, restaurants. There is a kitchen in the hotel, where there are all accessories, a refrigerator.
Disadvantages:the microwave is broken and cats walking around the territory near the buildings, in some places they are already causing cat damage if measures are not taken after a certain time there will be a strong smell.

The excellent location of the hotel: you are like in a forest, close to the beach and shopping outlets. Very large room area - this is the first time I've seen this)
I took off the score, after all, there were a lot of little things that spoiled the impression a little: cable TV was constantly turned off for 5-10 minutes (the administrator could not solve the problem), water was turned off for two days in a row (hot and cold), it turned out that this was due to a construction site nearby. Due to the construction on the territory of the hotel, the noise began somewhere around 8-8.30 in the morning, it was impossible to sleep further.
There was no soap on arrival, they asked for it, but they apparently forgot about us.
I am not sure that I will come back here again with the same problems, if the management reads the review and takes my words into action, then I would go here next time.
P.s. does not apply to the hotel: entrance to the beach is paid,50 rubles. Of course, this is not money today, but it is not very pleasant: we are not taking 2 kopecks to Abkhazia to spend there, and the entrance to the beach is paid.

A fabulous place) The hotel is located in the heart of Pitsunda. Stylish, beautiful houses in the shade of pine trees. Huge rooms, high-quality renovation, perfect cleanliness. It compares favorably with the main housing in Abkhazia. Respect to the owner and the administrator. We need a pool. 👍
My two favorite restaurants, Amshin and the Terrace, are located in this town. It's a bit far, but for a good end to the day, you can take a walk. The road along the gorgeous pine forest mixed with other conifers is only a joy. There are a lot of shops, cafes, canteens, a market right outside the hotel...everything is within walking distance. I often visit Abkhazia in different hotels, in all cities, this one is among the top five!
I recommend it to everyone!

Beautiful in appearance, new cottages. Very spacious rooms, comfortable mattress on the bed, there is a shared kitchen for cooking, the location is in the center, but not far from the beach. This is probably where all the advantages end (( we had a room on the ground floor, it smells very damp, which is not surprising, because there is no heated towel rail or underfloor heating in the shower, generally no heating / dehumidifying devices! There was an oil heater in the room, I had to turn it on for a day to dry the room a little and get rid of this damp smell, of course it didn't help much ((( but it got a little better. It's good that we stayed for only three nights, otherwise we would have to look for a replacement home! There is also a cafe nearby with music in the evenings, until about 12-1 at night, so you will have to close all the windows so that this music does not interfere much with falling asleep, and since we had the location of the air conditioner right in front of the bed, we were afraid to turn it on with the child so that it would not blow, in general we had to get up at night and open the window when the disco was over.

I was pleased with the excellent location of the hotel: shops, restaurant, cafe - everything is within walking distance. It takes 7-10 minutes to walk to the beach.
The rooms are quite neat (hairdryer, kettle, refrigerator, air conditioning at your service), the territory is clean and well maintained, tall pines create shade, and even on sunny days there is no heat in the courtyard.
The staff is friendly, but I had to remind them about the cleaning once every 4-5 days.
The overall impression remains positive, if we decide to rest in Pitsunda, then we will choose only this hotel.

This is the best hotel in Pitsunda. The territory is well maintained, the rooms are huge. The road to the sea takes no more than 10 minutes, mainly in the shade, due to the trees. There is a shared kitchen on site, the kitchen has everything you need. The manager of Nasiba is a very friendly woman, the staff is friendly, any of our requests were not ignored. We really liked everything! Thanks to Nasiba and Omar. Your now regular guests are from 17,19 and 20 rooms.

The best place in Pitsunda. An ideal isolated location in the pines next to the nature reserve, while very close to the main street. There is a market nearby if you go through the school. The rooms are good, everything is there. Its own fenced-off area where you can park your car. A large summer kitchen with everything you need, there is a barbecue. Wonderful administrator Nasiba. You can order excellent pilaf and barbecue.
We have been there many times, we will come again!

I absolutely agree with the location, everything is close, and the embankment, and the market, and the alley of everything that is not necessary, but you will spend a lot of money if you can't stop. I support the service. The place is still new, everything is clean, beautiful, but ... to get basic things or feedback on your appeal, you need to wait, but the expectation will not be crowned with success, you need to apply again. It has not been announced how many times linen and towels will be changed. It has not been announced how many days the room will be cleaned, the shower accessories were only on the day of arrival, and then silence too ... elementary, toilet paper and garbage bags - you need to go and ask. The place is good, but I would like to improve the service))) only to improve the comfort of tourists who come and live here.

Location - 5 (away from the noise and traffic, but relatively close to the sea, everything is well maintained on the territory + pine trees).
Room - 4 (humid, there is no partition in the shower, not enough storage space, the diagonal of the TV would like more, the kettle is barely alive, the air conditioner made extraneous sounds at night - had to be turned off).
Parking - 5.
Service - 4 (the arrival room was frankly dirty, linen and room cleaning only at personal request, I understood there is no schedule,
there is a separate kitchen in the fresh air, you can cook food yourself).
Pricing policy - 4 (expensive, but looking at the circumstances when Crimea is not an option - acceptable).

We were here a few years ago and were surprised at how the attitude towards the guests has changed.
The hotel is very poorly cleaned. Rooms are rented with dirty floors and dishes. Cleaning should be (according to their rules) once every 4 days, but this does not happen if you have rented a room for 5-6 days. The arguments of the administrator (she is also a cleaner) literally: "why, you're moving out soon." In general, if they do not change the management structure, the Administrator and the household.an employee in one person. There will be no good rest.

The hotel is located 100 meters from the entrance to the beach of the united boarding houses (small pebbles, clean water, entrance 50 rubles per adult). The hotel consists of three two-storey buildings (each with 8 to 16 rooms). Please note that the security of tourists is not ensured on the territory of this hotel. The hotel is owned by the headmaster of the school, located 100 meters from the hotel. There is no warning anywhere that the Apsara restaurant is located nearby, the music in which is playing at full power until 24.00. I definitely do not recommend it to lovers of silence. There is also no covering on the stairs leading to the 2nd floor, so in rainy weather several tourists fell and were injured. Moreover, the director does not care about this. No one in Abkhazia will reimburse you for this. The price does not quite meet expectations, because the lights are turned off several times a day, which means that your products in the refrigerator will disappear, and you will not be able to use the Internet. In the presence of heavy rain, water penetrates into the rooms on the 2nd floor, because there is no drain from the balcony. Of the advantages, only the staff.

We rested in this "hotel" this year-October.
Outwardly very decent.But inside it's certainly a horror, not worth the money.
Firstly, the strongest humidity, the bathroom door is simply swollen and does not close (the hood does not work, there is no window in the bathroom).The room is not cleaned!There is no soap and other things!
The blinds on the front door (it's like a floor-to-ceiling door) are mildewed.The pillows were mildewed, they couldn't figure out where the stench came from until the pillowcase was removed.They asked to change the number, but it's the same there.In the next house, a couple came by the same nonsense and the complaints are the same.A husband and wife and a disabled child stopped by, there was a scandal in the mold.
In general, what I want to say is, do normal ventilation!There is a window in the bathtub, so that there would be at least some ventilation, the walls in the bathtub flow from the second floor to the first!To which the hostess's assistant said, it's a candy bar!From where I'm sorry from the ceiling🤣artist!) I wouldn't be surprised if there are bedbugs there.
Go inside and check everything before you pay, don't get fooled by the picture outside!

I've been going to this beautiful place for 3 years in a row.I'm going there this year too.I found myself watching an advertisement for the first time in April.Then-only there!!!!.The air, the proximity to the sea, the market and most importantly, the feeling of Home.Everything you need is there.And also-an incomparable administrator (like mom)Nasib.She is a magician-she will solve any problem!!!Her granddaughter and husband help her.That's why it feels like you've come to the family.Every time I want to come back again.There is a lot of local cuisine and "you can swallow your tongue."And, of course, the locals are very well-mannered and hospitable.You won't regret it.
