Vake Plaza Business Center (opened in January 2019, 72a Ilya Chavchavadze Ave.) is a modern business complex with a total area of 22,000 m2: the above—ground part has 11 floors (about 11,000 m2) and the underground part has 4 parking levels (11,000 m2, more than 230 parking spaces). This is one of the largest parking lots in Tbilisi. The complex demonstrates a high level of engineering design. Its distinctive feature is the noticeable angle of the facade, which gives the building a unique architectural appearance. The angle of inclination and its implementation. The slope of the building is about 8-10 degrees relative to the vertical — pronounced enough to create a vivid visual effect, but calculated taking into account all safety standards. Calculation of the center of gravity. The designers have precisely determined the position of the building's center of gravity: it is located within the supporting area of the foundation. The vertical projection of the center of gravity does not extend beyond the perimeter of the base, which eliminates the risk of tipping over. Aerodynamics. The shape and angle of the facade are designed to minimize wind load. The tilt works as an aerodynamic element, reducing wind pressure on the structure. Load distribution. The load from the inclined part is evenly transferred to the base through a system of powerful columns and pylons. Thickening of walls and floors is provided in high-load areas. Tilt compensation. Massive load-bearing elements are installed on the opposite side of the building, creating a counterweight. Additional rigidity links have been added inside the frame to stabilize the structure. Constructive solutions: * Foundation: deep-laid, based on stable soils (based on the results of geological surveys). * Frame: high–strength reinforced concrete of classes B40-B60, reinforced with high-strength steel. * Seismic protection: antiseismic seams, dampers and shock absorbers, flexible frame joints — designed for high seismic activity in the region (at least 8 points on the MSK‑64 scale). * Modeling: at the design stage, 3D modeling of wind, seismic and operational loads was performed, and the strength and stability limits were calculated. * Monitoring: sensors monitor micro-deformations, vibrations, displacements of the frame elements and the condition of the foundation. Engineering systems: * HVAC: modern heating, ventilation and air conditioning systems with individual climate control in offices. * Power supply: uninterrupted, with backup power sources. * Elevators: high-speed, with intelligent control system (optimization of waiting time and routes). * Low-current networks: structured cabling system for Internet, telephony, video surveillance and access control. Safety: * High precision fire alarm system; * 4 fire hydrants on each floor; * Escape ladders; * fire-resistant materials and furniture; * video surveillance around the perimeter and in public areas; * 24-hour security. Infrastructure and services: * Conference rooms and cinema room (on request); * concierge service (booking restaurants, organizing events, etc.); * proximity to Vaka Park — an opportunity to relax in nature during a break. Advantages: * convenient location in a prestigious area of Tbilisi; * Scale and capacity (enough space for offices and parking); * High earthquake resistance and resistance to extreme loads; * energy efficiency of engineering systems; * Sophisticated security system; * well-developed infrastructure and additional services for tenants. Possible disadvantages: * high rental cost due to premium location and facilities; * possible access difficulties during rush hours due to traffic on Ilya Chavchavadze Avenue; * the complexity of maintaining unique engineering systems (requires qualified personnel). Conclusion: Vake Plaza Business Center is an example of modern engineering design: the building combines non—standard architecture (including a facade slope of about 8-10 degrees) with reliability, earthquake resistance and thoughtful technical solutions. The complex meets international standards and is suitable for hosting offices of international and Georgian companies. The architectural solution does not come at the expense of security — all risks are offset by competent engineering calculations and technologies.
