There is no hammam, there is no gym, the management company endlessly feeds breakfast that everything will be fixed, there are cracks on the walls, repairs are made by eye, what was shown in the showroom and what was actually received are two different quarts, money is wasted

In September 2023, an apartment was purchased from the developer Ozmen in the residential complex San Maria Beach. The deadlines for the completion of the facility were violated by about one year. Compensation for the delay stipulated in the contract was not paid by the developer. According to the developer, the complex was ready in June 2025, but today (after about 7 months) the Iskan document is missing. Additionally, it became known that the application for its receipt was not actually submitted. The infrastructure stipulated in the contract has not been fully implemented: there is no hammam, sauna, gym and tennis court. The quality of the construction is of concern: there are cracks in the house, flooding occurred after the rains, and problems with the generator. The apartment was transferred with low-quality furniture: cheap materials are used, protruding nails were found, a crack on the counter was masked, there is a through damage on the plastic panel of the balcony door, etc. There is also information about the absence of Iskan at a number of other facilities of this developer. This review was left in order to inform potential buyers and receive an official comment from Ozmen on the fulfillment of contractual obligations. I'm preparing a complaint to the prosecutor's office. I do not advise anyone to purchase an apartment from this developer.

In 2023, we bought an apartment at the excavation stage. The delivery was promised in a year, that is, in 2024. But no one had passed anything by that time. They took it in installments , in several payments .and despite the fact that nothing was ready, the payment was demanded very actively. In the summer of 2025, we finally got the key! But what was written in the contract and what we saw were 2 different realities. The house was made in bad faith. Everything was haphazardly made from the cheapest materials, although comfort plus housing was promised. There is no promised hammam, gym and, in general, the infrastructure is disgusting. There are always problems with this house , and the developer is not going to finish anything . There is water in the basement. Iskan is also unclear when they will receive it. No one is going to pay the compensation promised under the contract . Ozmen is a disgusting developer , I highly do not recommend it! They promise a car , but in fact nothing has been done.
