We had a vacation in August 2025 for the second time. A cozy guest house, 16 rooms and 4 detached compact summer houses. The territory is green, spacious in moderation, a summer kitchen with enough utensils for cooking and eating, a refrigerator. The hostess is friendly and polite, if possible, she will always meet your request. The linen is clean, the rooms have air conditioning, TV, refrigerator, bathroom, room cleaning is not provided. Among the features: the guest house is located on the last line, 130 health steps up the hill lead to it (not annoying, accessible). The sea is 7 minutes away, the beach is pebbly, the sea is fast and deep. A store with an assortment of groceries, alcohol and household goods next to the entrance to the territory. There are enough canteens. If you need a quiet, calm, leisurely vacation, you are welcome here. I recommend.

It's not far from the sea. There are not many people in this place, there is a place to lie down even on your mat or on a paid sunbed. The sea is clean. There are many canteens nearby, small shops and markets. There are really untethered cows walking down the street)) But this is a local flavor. The kitchen is shared and there is a gazebo with tables for lunch. There is a barbecue. There is a shower and toilet in the rooms. The air conditioner is working well, the curtains are tight on the windows. Overall, good accommodation and not expensive.

The location is close to the sea, but due to the fact that the guest house is located on a hill, it is quite a steep climb from the gate to the house itself. Therefore, it will not be very convenient for older people and with children. It should be noted that the Fish Factory is an area far from the so-called center of Pitsunda, it will be tedious to get out of it on excursions, due to very bad roads and constant loops through the streets. The guest house itself and the standard rooms are clean and well maintained. Nice view of the sea from the windows. The beach is pebbly, the water is clear. There are canteens nearby and shops in 5 min. walking, convenient. The room has air conditioning, decanter, glasses, refrigerator, TV, clothes dryer. There is everything you need in the shared kitchen. Of the cons: we were charged 100 rubles each for using WiFi Internet, using a washing machine 150 rubles for washing. There is no ordinary kettle, even in the common kitchen there is a common potter, which must always be turned on so that there is boiling water. I was also surprised that when we were asked to give out a second roll of toilet paper, we were told that one was required, buy the rest yourself, but apparently seeing the bewilderment on my face, they still gave it out. There are no clothes hooks in the rooms, just a closet. I also didn't really like the fact that there are no garden trees on the territory, the shade is only under the canopy of the kitchen. In general, I would rate it at 7 on a 10-point system, because there is something to compare it with. We were visiting Adler and Gagra. I'll write about them at home in the same way.

Hello!!! I want to thank the hostess and her whole friendly family for the warm welcome at their wonderful hotel, Dream. My husband and I had a vacation this year, and we were very satisfied! The rooms have everything you need, very clean, decent, parking for cars, very nice sea view, all rooms have sea views. I recommend it to everyone! We rested on 21.07-31.07 2024. I came to Abkhazia for the first time. We searched the Internet for a long time for reviews of where to stay, the offer at the Dream guest house satisfied us. So, in order. We arrived early, around 11 a.m. We were warned that check-in starts at 14.00. We were able to stay on the beach with our hand luggage until 12.00, then the sun was incredibly hot, and we decided to ask to leave our things at least. It turned out that we were already expected in the morning! The previous vacationers moved out earlier (well, it so happened), the room was already cleaned and we were immediately checked in. We booked a room on the 3rd floor. The room is clean, bright, clean linen, wardrobe, air conditioning, mini fridge, dryer. We didn't need a hair dryer at all! There was Wi-Fi, it worked well, there were no problems with communication. The hostess is a very pleasant woman, during the entire holiday period there was not a single refusal to our requests! The climb to the house is really uphill, but we perceived it as an additional charge after our Moscow laziness)))) and if suddenly there was a flood or a flood, then it definitely did not threaten us. The house is located at the foot of the mountain, away from the roadway - the noise and dust from cars did not bother us. There are many places nearby where you can have a delicious meal. Beaches to choose from! From sandy to pebbly. We didn't go to the sandy beach, so we didn't bring sand to the room. The sea is warm and clean! The plot around the house is well maintained, has a Parking space for cars, flowers are planted. There is a place to cook and eat, but we didn't use it, well, I'm too lazy to cook! Those who rested with the children cooked in the kitchen. There are dishes, if there are not enough, you can contact the hostess, she will always complement the missing. There is a bus stop nearby, it is not a problem to get to Pitsunda, Gagra. That's what we did) We attended a concert of organ music by Luke Gadelia in the Pitsunda temple. We had a lot of fun! Now about the owners- Ciala is a wonderful and responsive hostess! Those who complain about it, please pay attention to the following - one of the vacationing companies that moved out allowed themselves to make noise after 23.00, interfering with those who stayed there further. And these are elderly people, mothers with small children. They did not respond to the comments of the Audience! Several rooms were left with garbage - empty bottles and bags. Was it really difficult to walk 5 meters and throw out the garbage yourself?! This is disrespectful to the owners! And don't say that we paid for everything! We need to stay human! After all, hardly anyone leaves garbage in their house when they leave! Aslan! Thank you so much! To a wonderful day!😁 A wonderful house, caring and attentive owners! We rested from 04.08 to 08.10.2024. Nice house, spacious rooms. All rooms have a sea view. Well-maintained territory. She worked like a bee all the time in business. Everyone is friendly. When she needed help from Ciala, she did not refuse, she helped. Since our room was available on the day of arrival and on the day of departure, we were checked in earlier, and we also left later than check-out time without any additional payment. As for the uphill climb, it is not so big and long, it is compensated by a beautiful view of the sea. There was enough room for everyone in the kitchen, and so were the dishes. Guest house "Dream " is definitely a Dream, a new house, rooms are equipped with everything you need, a kitchen in the courtyard, a veranda, too, everything is there for cooking, a washing machine, a barbecue area, parking in the courtyard, which is important, a stunning view of the sea not only from the balcony, even from the room, in the morning you open your eyes and The sea is in front of you, isn't it a Dream!!! We are resting here now. I really liked the house. There is something to compare it with. The rooms have everything you need, clean, I am glad that there is a small refrigerator, at least cold drinks and fruits or yoghurts will be at hand. There is a refrigerator in the shared kitchen for a large one. There is a washing machine, as in all hotels 150p washing. A well-maintained, well-maintained area, which means there are few insects in the evening. The shared kitchen in the form of a large gazebo also looks very neat, the eye is happy. There are no adjacent abandoned buildings near the territory of the house, you often find this here, but we were lucky. The rooms on the 2nd and 3rd floor overlook the sea. Floor-to-ceiling Windows, the sea is visible even from the room. It takes 7-10 minutes to walk to the sea to the nearest exit to the beach. Very friendly hostess and receptionist, pleasant women, sociable. What I would like to add: There are dishes in the kitchen, especially there are not enough mugs and deep plates for liquid. And an even bigger sink and basins in the yard for hand washing (we met this in Sochi, it's very convenient). But in general, you can live without it. We will definitely come back here👍♥️

Then we moved into a house in which we liked it even more, our own porch with benches and a dryer, TV with Internet, there are all amenities. Well-maintained territory, shared kitchen in the yard. The responsive hostess of the Ciala and her wonderful kind assistants keep an eye on cleanliness, beauty, convenience and atmosphere. A wonderful, reliable place to relax, which you want to return to!

I finally found the time to write a review. We arrived at the Dream Guest House late in the evening. The room turned out to have 3 beds instead of 4 beds, which we were not warned about. The guest house itself is located on a mountain, it is inconvenient to climb. The hostess prettified that the guest house has a sea view. You can see the sea from the 3rd floor, but you definitely can't see it from 1-2 floors. We met the family in the shared kitchen. They told us about their vacation in this guest house and that they regretted that they had made an advance payment for the entire time and could not move anywhere else. The communal kitchen itself is small, old, the water pours poorly (they washed their hands), there are few dishes, there is a cooking tile. But the guest house is big, there are a lot of people, and this tile is about nothing. The hostess sorts the trash, there are several buckets, and vacationers should sort the trash too. I'm not against it, it's a plus for me. That's where the advantages end. We decided to walk to the sea, and on the way back we decided to see what kind of accommodation was offered, but in the end we found a good place and decided to move in the same evening. The hostess did not want to let us go, she began to persuade us, said that she had spent time cleaning the room for us, and we were eventually moving out. That she's got a lot of clients, and we're like that. It became inconvenient for us and I offered to pay for the cleaning of the room, the hostess refused and sent us I won't tell you where, but it was a bad word. We didn't expect this. I didn't want to offend the hostess, despite the fact that she sent us and I said that we would stay for a day so as not to offend her, and then we would leave anyway. The hostess said she would think about it and asked us to pay 1,000 rubles for cleaning the room, I refused and said I could give 500 rubles and gave her 500 rubles. Then the hostess discussed something with someone outside the door, came to us and demanded in raised tones that we get out. An unpleasant woman and the greedy hostess of this guest house. It's good that we left this house.

I do not recommend this guest house for several reasons:located on a mountain-it's hard to climb, an unpleasant manager- constantly mumbles and complains about vacationers, requests are always refused, a change of linen through a tambourine-if there are any stains, they will scold for 15 minutes, every evening they burn plastic next to G.D.-smoke and stench that it is impossible to sit outside, in rooms there is no hair dryer, kettle, only single beds.The price is clearly too high, taking into account the lack of service and the disgusting attitude towards vacationers.

Great place!!!!We rested from 07/02/2023 to 07/10/2023.Wonderful hosts!!Excellent location, 5 minutes to the sea,dining room nearby (went down and to the right a few steps) Nearby there are bus stops and souvenir shops.Excursions, wine and chacha can be ordered directly at the guest house. Due to the fact that the hotel is located at an elevation, it offers a wonderful view of the sea.(and this arrangement turned out to be a plus in the event of a flood, we were not flooded)

We had a rest in 2023, everything is fine, the sea, the store is nearby. Being on the slide, the cottage has everything except a kettle, cups. It's all in the shared kitchen, where there is one kettle and 4 tables for the entire guest house and 4 cottages, we had to wait until some ate to eat. The lights were constantly turned off, and because of this there is no hot water, the air conditioner, the refrigerator does not work. We spent the whole day on the beach twice, the cottage is heating up, it's very stuffy, we can't wash, so we were at the sea until the evening. The connection is very bad, the floors were dirty when checking in, the toilet was in the hair, the floors were washed themselves, there was also one bucket for all floors, it's just😡, I haven't seen this yet. And so the yard is clean, beautiful, the hostess is friendly.

We rested in this guest house from July 18-25, 2023. They lived in a wooden detached house. In general, it is suitable for two or three people. In the evening it is quiet, you can only hear the neighbors if they speak loudly (the walls of the house are made of a block 4 cm thick). The kitchen is shared with tables for eating. You can cook in the shared kitchen on a tile (two-room). I think that if everyone wants to cook en masse, then there will be very few four comfortable rooms for 18 rooms and 4 houses. The plates are heated very poorly, reheating is an option, cooking will cost you time and nerves. There are not enough dishes (salad bowls, frying pans..) Water in the shower without interruptions. Wi-Fi without interruptions. There are no television channels, they broadcast YouTube. Basically, watch any kind of movies. There are no dishes in the room. Two glasses and a decanter. There is no kettle or hair dryer. The air conditioner can't do its job in the heat. It's hot at a minimum of 17 degrees during the day.There is no foot towel in the shower. Instead, there is a cloth ... (the same one that is offered to wash the floor).Bed linen and towels have already seen their way. Two thin blankets to cover up in case of cold weather. Laundry costs 150 rubles. There are wiping cloths in the house (optional).It takes 5 minutes to get to the Fish Factory beach. You need to go back up the mountain. The climb is not steep, but there is, be prepared for it. The beach of the Fish Factory was not impressed. We went to Ldzaa beach. The time is 15 minutes, but it's worth it. There are pine trees that will save you from the heat, there are gazebos, just sun beds. There are many cafes, shops, guest houses nearby. Accommodation there is much better (in our opinion), since the beach will be nearby, walking on asphalt, not dusty gravel. Cons: the edge of the village, a gravel dusty road (maybe a consequence of the bad weather and the elements of this year ...)weak room lighting, the smell of sewage from the shower, one shelf for clothes in the closet, no mirror in the room (only in the shower), no tulle (you need to close the shade curtains so that you don't have to be in sight of neighbors passing by during the day and evening), no shelf for soap accessories in the shower. House - 4 points,location - 3 points, territory - 4 points, kitchen - 3 points.

I'm asking, did you know about this mountain when you were driving here? HE says no, of course, and no one told me about it! Well , generally tin ! By the time you climb this mountain after the sea, you'll be all wet again! Moving on) These houses are separate, this is also another topic) They are cramped and small, and don't be fooled by the photos! It is impossible to sleep on the "extra bed" and the mattress is dead! There are cracks in the walls, the drip is simple, and therefore the condee cannot cope. The worst part is turning off the lights for several hours. In general, we also decided not to spoil our vacation and left this super hotel) The owners know how to smile, no questions asked, but you are just "money" for them) She also sent you rudely!) Generally a masterpiece !!! We got to such a dilution house ourselves in shock and sometimes laugh at ourselves) It's good that we arrived earlier then, but our friends with the children should have come and we told them in the photo reports about this mountain and the holes in the houses that the owners are too lazy to patch up! But why?And so it will do!) For future "victims", I'll tell you that a more or less clear sea is to go left along the street where the minibuses are.There's an exit to the beach and there's a clean sea. As you descend from the mountain of the dream hotel, there is a shop downstairs and an adequate cafe nearby where the plates are clean and there is no unsanitary conditions. And their rooms are great, but it's a pity that everything was booked. But we found a good "guest house" and the sea is nearby. With normal beds and a cool renovation ! And Condey was just the thing , and he didn 't work for nothing with cracks in the walls ! There are decent hotels right on the first line. It happens that someone did not arrive or other circumstances. Just why take the only vacation of the year to overcome some mountain climbs to the room and sit without light!? It was a good lesson for the future not to listen to friends or relatives, how cool and gorgeous everything is there) Each "sandpiper praises his swamp") You have to decide where and which hotel you're going to because everyone's tastes are completely different! We had a family vacation from July 4 to July 20 in this guest house. The house is located on a steep hill, the road to the hill is concrete under the scorching sun. Every evening, the owners burned plastic next to the guest house, the stench was terrible.I noticed how the manager did not like it at all, an elderly woman who does not respect tourists constantly grumbles at everyone and complains, then the gas was turned on strongly, then "they drank detergent for dishes, then for their own money for washing they set the wrong mode (1 hour), and not 19 minutes, which she allows to set.Electricity was often turned off, Wi-Fi is not catching well. The change of bed linen and towels is creaking and with great reluctance.Upon departure, Ciala came to the room with the words: UGH, how dirty, why didn't you clean up? just hair. I really didn't like it there, for the money that we paid, you can find a more decent place.And this is the opinion not only of our family, but also of all the vacationers who were at that time.Everyone is in huge shock from the "service" and the attitude.

Cons: the room looks more like a small hospital room, the passages between the beds and the walls are half a meter long, the TV works intermittently, freezes, the Wi-Fi in the room does not catch in principle, if you go out into the courtyard, then you can still use it early in the morning, and in the evening there is no chance at all. Low-grade pop music thunders in the evening until 23.00 (sleep only with the windows closed). You can cook only in the shared kitchen, jostling with other guests, there are not enough dishes for everyone. There is a microwave in the master kitchen, one for everyone. The cafes next to the "hotel" are by no means budget, lunch for three is at least 1000 rubles. Bottom line: for unassuming people, this may be normal, but for the price of 3000 rubles per night, you can find much better living conditions!
