I think this will be THE SPOT to hang out at, no matter you're planning co-working or not. It has everything you know you need, and everything you have no idea you needed. I spent the past 2 weeks working next to a forest, sipping fresh coffee.
I can't recommend this enough.
1. You have to work in the basement and have no access to windows in the major coworking space
2. Working spaces have no any greenery and plants. The light is white like in a polyclinic
3. Bus is 15min late
4. They say there is breakfast included, but it’s just some muesli and milk in a fridge with cookies. To eat normal food you have to pay additionally
5. No parks or squares around. Just concrete and a couple of small trees
6. It’s built at the forest, but there is a highway below the windows and you always hear the noise of the cars
7. Ventilation system is noisy and gives discomfort while working
8. Stuff are sweet and polite
9. Bathrooms don’t even have warm water
10. Good and cheap canteen
11. Good library
I love this place, here I can focus on my work with no noise, here are a lot of good cafes with delicious food and coffee, gym, park, free breakfast, transport, baby center.
There is also ardy academy in the same building and that’s giving me an opportunity to study and work at the same time… That is really amazing, I met lots of wonderful people: Professionals, startupers, freelancers and etc. Atmosphere here is amazing and it’s the only place in whole Yerevan to get so much things in one single place

TLDR: If you need a good monitor, you may be relocated to worse conditions!
For six months I rented a place in this coworking space by subscription. Technically, he gives the right to work in any available place, but many tenants who have been working here for a long time brought their monitors and occupied the same tables, because in fact, they had already paid the rent for a month in advance and it suited everyone. Before I started, I asked if I could also bring my own monitor, and they said yes.
But this spring, the coworking decided to "put things in order": everyone with monitors was asked to either switch to a fixed-seat tariff (+20% of the cost), or completely vacate their workplace at the end of the day. It seems even logical, but there is a nuance. Instead of just securing seats in the common room, these tenants were moved to a separate room that looks like an ordinary office space without much comfort (about 15-20 tables were installed in several rows, the windows overlook the wall of the neighboring building).
What did those who remained loyal to coworking for a long time get in the end?
- Constant noise, because 15-20 people work in one room, and no one usually uses meeting rooms for short calls.
- A view of the wall of the neighboring building instead of the stylish interior that the coworking space is so proud of.
- A 20% surcharge without any advantages - you need to bring your own monitors, and those that were installed for general access turned out to be cheap and inconvenient (these are low-resolution TN matrices).
At the same time, the workload in the main hall rarely exceeds 30-50%, but the management decided not to improve the conditions, but to worsen them for the most loyal audience. Of course, the owners of the coworking space know better, but if you are considering this place for a long-term lease, keep in mind.
A great playground for 100-150 people, there is an outdoor rooftop area for an after party, but it's a long way to go

The roof area must be equipped somehow so that you can freely stay there in bad weather
