Everything is great for the money we pay-the pool, the location, and the beautiful courtyard. Normal hosts, Gevorg will always treat you to wine. We only visit them every year. We look forward to seeing you again. There are few people on the beach, the coastline is very wide, the sea is always there! clean, transparent. And if you want to hang out, we took a cheap taxi and went to Gagra.

1. Parking is scanty
2. Courtyard area for 1-2 families, in fact 8 families (maybe more)
3. The sanitation is terrible.
4. People arrive by prior reservation and there are no places for them. People are sent somewhere to spend the night, and some even sleep on benches.
5. They move into a 2x2 room, and the photo was sent to a "luxury" apartment, 100% audibility.
6. The agreed price and the real price do not match, they were able to save the price only with a scandal. The beginning of the vacation is 5 points..
7. Almost everyone who left by car earlier.
8. There is nothing to do on foot in the area, there is nowhere to go at all.
9. The pipe-I assume that with emissions- goes directly into the sea- it is dangerous to swim.
10. Children are just HELL. (master's and neighbor's) Ill-mannered, tactless, arrogant, out of control and uncontrollable.
Pros: air conditioning, a "pool" in the courtyard, a large kitchen.

we were with our family in this beautiful house, from the first seconds we realized that this is an ideal place for a family with children, everything is clean, beautiful, convenient and most importantly the sea, you don't even need to go to it. shop, pharmacy, canteens, bus stop a meter from the house!!! palm trees, fruits, swimming pool (clean). Definitely only there!!!! The hostess Karina, a beautiful woman, constantly fulfills the whims of all the guests. Sergey (transfer and guide) is a sincere and interesting person!!! If you are looking for a guest house, then only to this place.

The place is great, the sea is nearby and the hosts Arthur and Karina are wonderful people. We arrived on a booked transfer at night for 2 families. No one was waiting for us, their son Gevorg handed over our rooms, although they called and confirmed the reservation. We walked around the village at night in search of a roof over our heads. It was creepy.

Good day to all! It's called here! Booked, everything is fine. They sent us beautiful photos. Upon arrival, we were greeted by a smiling hostess and right near the gate she said that we would not live here. And she led me into the house across the street. That is, they threw off photos of their house, yard and pool to us, but in fact they settled with the neighbors! I've been crying all evening! Thank you for your hospitality!

We booked 2 rooms with prepayment 2 months before the holiday date! After 25 hours of driving on arrival, it turned out that there were NO PLACES! They offered to move in with relatives across the street in an economy option with outdoor amenities! After our refusal, of course, the money for the reservation was refunded. Fortunately, there are people in the village who did not stay away from our problem, solved the issue of settlement within 10 minutes. But if there are no acquaintances, it is better not to take risks and not contact this guest house, otherwise the vacation may be ruined before it starts.

Close to the sea
Water around the clock
The air conditioner worked well
A spacious and beautiful kitchen with a GAS stove.
There was a personal kettle in the room
Minuses:
Terrible beds, springs dig into every inch of the body
There is no sound insulation at all. Since Wi-Fi works well only on the ground floor, there is a crowd of people on the veranda from early morning until late at night...children are playing, adults are calling relatives. I won't be able to sleep.
Ants were running around the table in the room, and two days before departure, a mouse also came to visit.
The TV works only via the Internet, you will not be able to watch regular channels.
The things that were hanging in the closet smelled of junk.

Upon arrival, we were surprised in terms of the fact that we booked a room through booking at the same price, but in fact, as soon as we arrived, the divorce for money began. A very unpleasant sediment, which remained at the bottom, so to speak. We agreed on an average price, but still.
Otherwise, everything is fine. There is a washing machine, hot water. There's only one knife in the room and it's blunt, there's no dustpan, cockroaches are running, There's a store right next to the wall. We booked 2 double rooms, settled in a quadruple room. The advantage is that there is a separate entrance, but the audibility between the rooms is too good.
There are a lot of cafes and canteens nearby, as well as shops.
Of convenience, there are two conduits. A private toilet with a bathtub in the room.
Wifi does not work well in the evenings, it does not withstand the load.
A pool was declared in the Booking, which is actually used for trout breeding.
We were satisfied with 50/50
