A beautiful and cozy guest house. Pleasant hosts Lena and Oleg. I was with the children for the first time. We rested for 8 days in early May. It was not possible to swim in the sea, but you can swim in the heated pool in any weather and time. You can't get the children out of the pool. We have seen many beautiful places. We visited Sukhumi market (not far from home). We tried various local dishes (there are budget canteens), and cooked in a large kitchen, where there is everything for cooking. A large garden with roses near the house. It's cozy and beautiful. I recommend this holiday home. I really liked it with the kids. Thank them very much.

We had a rest in May, we are not coming for the first time, we really like everything, especially the pool, the weather in May did not always spoil us, and the pool is just a celebration of life, you wake up in the morning and immediately dive in)))) The sea is close to 15 minutes on foot, good for charging, swimming even in May is very invigorating. The territory of the guest house is a separate song, roses are a miracle!!!! I'm a gardener myself, but I don't have such wonderful rose bushes, they just smell!!! There is a kitchen, everything can be cooked very cleanly, all kitchen utensils are also available, there is also a barbecue, you can fry a barbecue, we only had breakfast because we wanted to try all the variety of Abkhazian cuisine. The hosts are very nice, sincere, they will tell you where to go and what to see, in general, I advise everyone to visit the Rosa guest house! By the way, all rooms have been transformed this year, the amenities are now in the room!

We were in Abkhazia for the first time. We lived in economy. I liked everything very much. A clean heated swimming pool. A cozy clean room. An open shared kitchen with everything you need. A beautiful courtyard. Lots of roses. Convenient location. Everything is close: the sea, the market, the embankment. We decided that next time we will only go here!

We stayed at the hotel from August 27 to September 3, 2022. We had the biggest and funniest company of 13 people. What can I say! If a person wants to find fault with something , he will also find fault with a 5-star hotel. We liked everything: clean rooms (although I was very scared of the name economy housing), well-maintained territory , swimming pool , shared kitchen with lots of dishes. A very cozy area and of course the lovely sharpei Venya and Rosa . I really liked the hosts Lena and Oleg (I have been subscribed to their Instagram page for a long time and my expectation and reality completely coincided!) . Of course , you need to walk to the sea , but the road does not seem so long , after a bottle of Sukhumi , and along the way , the boats that are the most delicious in Abzasia will burn . By the way, the brewery is right on the way to the beach. In general, we were very satisfied with the trip and the guest house. I definitely recommend it!!!

We have already vacationed in Rosa twice. Everything is wonderful, clean, cozy.Two summer kitchens with all the amenities, even if something was missing, the kind hosts (Lena and Oleg) will help with everything. Rooms are equipped with amenities and air conditioning.There is a pool in the yard, always with warm water.Excursions will be organized, they will tell you where it is better to go, they will tell you everything, they will show you where to go, how to go. Shops and a market are within walking distance.Walking distance to the sea is 10-15 minutes.We liked everything, we left both times in a good mood. And I think we will definitely come again.

A great guest house! The hosts are great! The pool, the territory, the rooms, all for five, or even six! If we are going to rest in Sukhum, then only here! So, I already wrote a review on the booking, in 2017.I can track the dynamics, because I rest constantly only with Lena and Oleg. I liked it there initially, but the service is not on site in this guest house.So once there was no maid.There is one now.Cleanliness is on top.If there is a time when the garbage is not cleaned, then it is the guests themselves who are piggybacking (we are all different and you can't keep track of everyone).
People complained that they didn't give out towels-and, oh, now you don't have to carry your own.
There was no pool, but there were a lot of roses.Then a tiny one appeared, now bigger and heated. You can't get the kids out of there in any weather.Last year it was cold in September, so at least we managed to swim in the pool, since the sea is cold.
The linen is new, good quality calico in an indispensable rose).There is always water!(and it's not about the pool).This year, the parking inside the guest house was expanded.Of course, at the expense of roses and trees, but never mind, these will grow.Around the perimeter of the camera (rest easy).That is, everything is for us, our loved ones.
Communication between owners and customers is aerobatics:Lena will find a way out of any situation and will be able to sort everything out for the joy of everyone. And I will definitely come back here, because they greet me like a native, right here with hugs.

We had a vacation with my husband in early July, we really liked everything. The room for two is very cozy, air conditioning, shower, toilet, TV, small refrigerator in the room, Wi fi is there! There is a good swimming pool on the territory, near the beach, cleaner than all the others in my opinion) the owners are very friendly and wonderful people, everything was wonderful, we will come again🥰

Upon arrival, we learned that there are two dogs (sharpies) on the territory, the owners do not warn about this. The beds in the rooms are creepy, all creaking springs. There are 10 or 11 rooms on the territory, in the kitchen there are 3 small ancient refrigerators, one of which only has a freezer. There are very few dishes (3 pans, 3 ladles and 4 pots - common dishes for all rooms), and the one that is in terrible condition. There is only one 4-burner stove for such a number of rooms. Machine wash 100 rubles. The owners brought their guests with whom they walked (drank) until three o'clock in the morning and prevented everyone from sleeping, but the rules for residents say that we should not make noise from 10 pm and did not bring anyone with us. The owners turn off the lights at night, as a result, the air conditioner does not work and you sleep in the heat. The sea is a 15-minute walk away. It is better not to buy the wine that the owners sell, it is a rare filth. Our floors in front of the room were finished with ordinary tiles, during the rain it got wet and it was very slippery. Fruits on trees on the territory cannot be plucked, but the owners themselves do not need them, as a result everything falls, rots and stinks. Don't go there anymore!!!

High price for a guest house.
Pros: there is a swimming pool, wi-fi and two dogs.
Minuses : everything else. Don't touch it for anything.
The rooms inside are disgusting.
The kitchen is dead and the evening is dirty
The owners were yelling at other people with obscenities right under our windows.
I would never have gone back there.
For exactly the same money, we checked into the lighthouse at the best Sukhum hotel.

You sleep on springs, parking is not convenient, they constantly change for travel, only 4 cars are not very clean, even more so behind the beds, 2 glasses for 6 rooms, generally super economy, plus ants bite at night. We ran away from there earlier than we planned. July 2021.

Disgusting attitude, one thing on booking, another in real life, they settled in one room 3 times asked the price. I left my wife and went to get my friends to move them into the same rooms with the same conditions, upon arrival I find out that my wife went to the shower and already undressed - she was kicked out to some cheap room with terrible conditions with a comment, we confused and so on. No apologies, nothing... And they began to sell these cheap rooms, more expensive than on a booking for 500 rubles, when they opened the booking, and in response, a comment that the booking was buggy. It's a terrible attitude, I don't recommend it to anyone.
