We really like Babylon, each room has excellent sound insulation, a kettle, a TV, a refrigerator, air conditioning and a private bathroom, we lived in different buildings, the rooms are the same everywhere.The condition of the furniture, linen and towels can be estimated at a solid 4%, everything is no longer new, not snow-white, but in a fairly acceptable condition.I would like to replace the pillows and more thorough cleaning of the rooms, not only in the central part, since there is age-old dust behind the beds and bedside tables.It is clear that the owners are trying to provide comfort and coziness, all the flaws and breakdowns were immediately eliminated by the owner himself.There are a lot of families with children on vacation and it's a lot of fun for children to find company.There is a cafe on site, you can have something to eat without harming your health, but I can't say that the dishes are delicious, the price tag is not small.They ate across the street in the dining room, they cook very well and the portions are large.The sea is literally 5 meters away, there are practically no outsiders on the beach, only the residents of this and the neighboring hotel.GD is located outside the city, 5 km from New Athos, plus the desolation of the beach and the minus is that you need to get to the city by transport, it is impossible to walk along the road due to the lack of sidewalk heat and furious racers.Before New Athos and Sukhum, we took a minibus that can be caught near the road near the hotel, it is better to specify the price immediately, otherwise minibuses often try to rip off tourists at times more expensive.In general, for the level of Abkhazia, this is a good guest house for a quiet holiday with children and family, young people will definitely be bored, it is better to look for housing in Sukhum or Athos if you need Active recreation and civilization.

We had a rest in the 21st and 22nd years, we got there completely by accident. Like it. Cozy, quiet, clean enough. Without pathos and fuss. The sea is under the window). The hosts did well - politely, with dignity. A well-groomed territory, its own beach . The dining room is quite satisfied, in the evening there is a barbecue with cognac (all locally produced) , the kids catch crabs under the supervision of their parents, a bonfire on the beach is a healthy person's rest) . The rooms in the Luxury house are also without complaints, everything you need is there. Of the minuses - the lights were turned off at night, the WiFi is frankly tired, the entrance to the guest house is not easy - but these are all small things. No wonder people have been coming here for 8 years...

Everything is just on top. The first line. The rooms are clean. The administrator Natalia will always help in solving any questions that arise. The host is always friendly. Music in the evenings. There is a beautiful garden on the territory, there is a place to walk. There is also a dining room on site. There is always something to have breakfast, lunch and dinner (in the evenings, the owner himself prepares a barbecue). Everything is fed in an organized manner to order. The beach is sand + small pebbles. The coastal area is cleaned of debris if it gets washed up. The sea is clear. I definitely recommend it.

We went to New Athos
We booked the hotel in advance. They referred to reviews, as well as photos on the website and in maps, well, a ‘scoop’, as everywhere in Abkhazia, but clean and tiled in the rooms, white bed linen, wide beach- beauty! How wrong we were!
The prepayment was made in the spring by transfer (spoiler: they do not return it)
Upon arrival, no one met us, we had to go into the courtyard and look for the ‘admin’ on the territory. They showed us the room that had already been "CLEANED", everything that could be seen on the video was just terrible! Complete unsanitary conditions, the entire bathroom is covered in black mold, which, by the way, is easy to clean if you take a domestos and a sponge. But the rooms are cleaned only with some kind of glass panes , we saw a girl who came into the room with only this sprinkler and a rag, came out with bed linen and that's it! There was no question of any vacuum cleaners or wet cleaning at all!
Mold, dust, coffee-filled refrigerator, hair everywhere in bunches, sand, garbage. According to the assurances-the view from the window to the sea. If a piece of the horizon is considered a view, then so be it.

The yard itself was not caught on camera, but it's full of shit. All photos from the site are taken from the old building, where, of course, everything is already occupied.

According to the administrator, after we made claims about dirty rooms - "you will only spend the night there, what's the difference?" in the sense of "what's the difference"? Breathing dust and mold spores, in their opinion, is normal. Ok
When we asked for a refund, brought arguments and said that in fact no one was waiting for us here, that they couldn't even clean the room, the admin said - "this is the human factor, forget everything that happened and check in!" What?!
Girlfriend, you're all fucking there!
No human factors will restore my health and spoiled mood for the whole vacation!
But they "give" a bottle of wine to the room, apparently so that you drink and close your eyes to all this outrage. I want to write a lot of things, I want to say a lot of swear words.but let it be on the conscience of the admin and those.the staff.
And those people who rested there -I sincerely feel sorry for you, you were just as brazenly deceived.
Don't be fooled by the photos on the site and the 5-star reviews, it's all lies and nonsense.
There is a descent to the beach by stairs, on the steps of which the waves are beating.... It won 't work very well to sunbathe .
The only plus was Wi-Fi, which made it possible to quickly find a hotel near completely different conditions!
There are only emotions on the video!
It also shows the ascent to the room, the neighboring house, the photo of which is everywhere in the reviews and the photo of the courtyard from the same place.

In general, everything is bad there. The first doubts about the choice of this "hotel" appeared after the administration replied to Whatsapp that "there is nowhere to cook ourselves and IT is IMPOSSIBLE" and that the barbecue grill is "only for hotel employees."
Further, the passage under the railway was very "pleased" - a slope of 60-70 ° with pits and sticking sharp stones. I have a puzoterka car, a ground clearance of 15 cm, while I drove, I turned gray.
In short, we got there. We arrived ahead of time, so one room was ready, the second was not yet. I forgot to mention that we booked rooms in advance, and made an advance payment of 6000 per room (the total price is 3400 for a double room per day).
Since we were all off the road, we naturally ran to the toilet in our "ready" room. To say that it was a shock is to say nothing. In the bathroom, there is no sink from the word "completely", i.e.- wash under the shower (well, okay, we are not picky). But when they saw BLACK MOLD on all the seams on the shower tile, they were just taken aback. The toilet bowl, to put it mildly, is unclean. In the room itself: there is a dust layer of about 2 cm on the closet and under the bed. There is also small debris on the floor, long hair, crumbs, nuts, etc. are clogged in the joints.
The refrigerator is inside: all the shelves are stained, dirty, stuck hair.
Air conditioning: the grids are completely clogged with dust, the dust layer is about 1cm thick.
They pushed aside the bedside table - there is a surprise in the form of a sock and a rotten peach.
The bed linen is washed to the last degree, it looks like a floor rag.
The second room turned out to be in the same exact condition after the "cleaning". Moreover, when it was removed, we had already expressed our complaints about the first issue .
The width of the beach from the wall to the water is only 3-4 meters, and not as in the photo from the hotel's website, it seems that 10 meters.
In general, we refused to rest in this place after such a "reception" and immediately found an AWESOME hotel "EMARK" two hundred meters away (although more expensive, but it was worth it).
And the cherry on the cake - the deposit was not returned to us.

Then we apparently moved away from the long road and we really liked it. I didn't like all the food (well, everyone's tastes are different) my children and I found dishes that we liked and ordered them. Any drinks, ice cream, and cakes are very tasty. In general, we rested and did not think about anything. We need a taxi, they'll order a taxi for us. and I really liked that there is a certain order in the territory. at 22:00, the music was quieter or turned off altogether. I slept great. The sea is gorgeous. The owner and his team responded at the first call. In short, this year (2024) we are going there again. We've already booked it.

The biggest plus is the sea in 1 minute.

Of the disadvantages, there is not much transport, so we walked to New Athos, they said 20 minutes, but not at all 20, somewhere 45 minutes to the railway, and more than an hour to the park.

A large number of drinks .I was glad to be away from the hustle and bustle of the center. Your own beach at the exit of the cafe, your own circle of vacationers and no one else. Yura has excellent wine of its own production, there is something stronger. The kids have no time to be bored, everyone is spending time together.
If you have chosen this hotel, also pay attention when checking in, if something is missing in the room, immediately pass it to the owners. We had a little misunderstanding with the remote controls from the TV and the air conditioner.

There are 3 buildings in this hotel, we lived in the most budget one, because we booked a week in August. A room for two cost 2600 a day, which is cheap for such an arrangement, and I make a discount on this.
On the good side: the place itself is just great, there is a eucalyptus grove nearby, there are breakwaters along the shore. The hotel is located right on the shore, has its own access to the beach, its own dining room on site, the territory is small, well-groomed and gentrified, there is a Parking space.
About the bad: I have all the complaints about the room - we lived in the 3rd building 8 number 3 floor. The room has two beds on their last legs, terribly creaky, with rounded mattresses and mismatched pillows and bedding, a slightly crooked double-leaf wardrobe, a small table and a pouf. There is also a mini fridge, kettle, air conditioning. The walls and ceiling are finished with clapboard, and there is torn linoleum on the floor in places.
The bathroom has its own and hot water was available around the clock, which is very good. There is no sink in the bathroom, no. The entire room is 1.5 by 1.5 divided by a sideboard on the floor and a curtain into two parts: a toilet and a shower. In the toilet part there is a toilet bowl with a preiodically jamming tank, a fallen off corner shelf.... The drain slope is incorrectly made in the shower part and therefore there is always water, a rusty shelf in the corner (but it hangs).
The entrance is not very convenient, steep gravel descent / ascent under the railway.
In general, everything is not bad, but it would not hurt to make minimal repairs in the room.

We were from August 23 to 25, 2022. We booked a room based on the excellent numerous reviews and location (the sea is 20 meters away). What is the reality? Only the sea is at the doorstep. 1. This place is at the end of the street, in a dead end. There is no access road to it, it ends 150 meters away and is located behind the railway tracks. There is no street lighting. To enter the yard, it is necessary to drive down the goat's rocky path into the ravine and under the bridge along the stream already drive up to the gate. The parking lot in the courtyard is designed for only 5 cars, the rest are crammed into the areas in front of the houses. That is, the yard itself is small, but here it becomes completely impassable. There are two paths for walking: one 10 meters along the house 1 and the second 5 meters along the house 3.
2. This is not a mini-hotel. There is no administrator, there is no meeting of guests. We've arrived and go look for someone who will show you the room. This is a hostel, just rooms with amenities (relative). We had a comfort room. From the comfort, only a modern TV. The rest is a la the 80s of the last century. Lumpy mattress, washed colorful bed linen and towels. There is no sink in the bathroom, the faucet in the shower lives its own life. The floor in the room is covered with linoleum, swollen in places and covered with cracks and holes. This is number 7, house 3.
3. Cafe with homemade food. This is the most terrible horror I have ever seen anywhere. This is not a cafe. This is the dining room. But I know a lot of canteens where it is beautiful, cozy and most importantly delicious and soulfully cooked. There is also a terrible uncomfortable room with dirty windows. And the food! Sticky pasta, burnt cutlets. Scrambled eggs for breakfast are prepared in advance and put in a bowl, as a result it becomes as hard as the sole. Borscht is pinkish water with crispy cabbage, lula kebab is a black burnt tasteless sausage. And yes, this canteen is open by the hour: two hours in the morning, two at lunch and two in the evening.
We only lasted two days, but we wanted to rest here for three weeks. I will not recommend it to anyone, neither friends nor enemies.

How's that???? The kebab is delicious, the wine is sour, do not even look in this direction, in general, they cook delicious, but the menu is extremely limited, but this is good - simplicity in food and fewer stomach problems! The rooms are modest, practically not serviced, what is broken is visible that it has been broken for a long time, well ..... In short, the owner does not care about anything! Rest in this place is for those who don't care about comfort - according to the principle: clean, quiet, what else is needed

This is my first time in Abkhazia, but I am very impressed. We rested here in early June 2022. First we were in Sochi. We wrote to Tamara, she arranged a transfer for us. After all, what kind and hospitable people are here. The rooms are very nice, clean, everything you need to eat. The hosts are very responsive. The kitchen is above all praise. Asa is just a magician. He always listens to the wishes. Everything is very fresh and delicious. You wake up at night and you can hear the sound of the sea, it's such a thrill. And eating while looking at the sea is above all praise. In the evening, Yura cooks a barbecue himself sooooo delicious. There is also a cellar, alcohol for every taste. I make wine myself, but Yura's is much cooler. I really liked the cognac. Yura tells everything, shows it, conducts a tasting. The sea is within walking distance, we didn't even take our slippers with us, we went barefoot. The territory is well maintained. We gathered for an excursion, Tamara organized everything for us. We went to New Athos and Sukhum by minibus ourselves. We were vacationing with a friend and children, I want to come with my husband and show him this beauty. This is the first time I'm vacationing in Russian resorts, it's very decent. Abkhazia is very beautiful. And those who want to see the negative will find it everywhere. These people just don't know how to relax.

At the same time, they come up with some nonsense, instead of honestly admitting that the room was resold to someone more expensive!!! As a result, on the eve of your arrival, you will frantically search for housing, spending a lot of nerves and valuable time. It is especially unpleasant to do this in the season when all decent hotels are occupied. Think 100 times before contacting them!!! Although, we must pay tribute - they return the prepayment on the same day when they surprise you with this "wonderful" news.

I booked a room in January for June for 5 days, my son and I and a friend also arrived. I ordered an additional place for 300 rubles, the total turned out to be 2300 per day. The room was terrible for such money, old Soviet furniture, no sink, a small narrow window overlooking the sea, the bed stank of dampness and old age. And IN addition, it's generally a kick-ass, an old sagging chair, I asked to be replaced, I was offered a cot that broke 3 times during the night. Although the cafe is on site, the prices are sky-high, the cooking is tasteless, the kebab is half-cooked. The next morning I told Tamara, the hostess of this guest house, that I was not satisfied with such a room and we were leaving, Tamara said she agreed that we would leave, When I came to the room I heard her husband Yura screeching, he flew into the room screaming and began shouting and threatening that until we paid in full for 5 days nowhere we will not leave, he began to call the police like his relative, to which we told him that we could call the police ourselves, we do not know what affected him, but literally after 5 minutes, he opened the door and said that we could go. The picture of the room does not correspond to reality. I DO NOT ADVISE YOU TO CHECK INTO THIS HOTEL!

I strongly recommend this place, it's just a great place! We had a family vacation in 2018 and I will say that we really liked our beach, where there is always a lot of space, the cleanest sea, the dining room is right by the sea, both open and closed, the rooms are good and there is both economy and comfort for a more than adequate price, I advise!!! Everything is fine in Abkhazia, except not friendly Abkhazians!!!
