The hotel is good for its price. We lived on the 5th floor. The ocean is visible, monkeys came to have breakfast. The breakfast is hearty, you can eat, but with a little Sri Lankan flavor. It's a minute walk to the ocean. Sometimes, on different days, there was music from bars on the shore, but there was no escape from this in other hotels near the ocean. The conder is good. The only thing is, I didn't really like the shower system. This is a common tile floor. The shower is on the left, then there is a toilet, followed by a drain hole in the right corner. If you swim, the water flows past the toilet into the drain.

We stayed at this hotel from March 2 to March 12, 2025. Actually, the hotel is 2*, although travel agencies say 3*. We lived on the 3rd floor with a balcony. The balcony overlooks the street. It's a little noisy, but after 22:00 everything quiets down, the cafes close. Cleaning, change of bed linen and towels in the room on request (leave the key at the reception). Beach towels can also be taken at the reception.
The staff is very friendly, they respond to requests immediately.
For food. Standard: omelet or fried eggs. Plus, there are various national dishes (delicious, especially fried bananas in batter with ice cream) that have never been repeated. Plus a whole plate of fruits (watermelon, banana constantly and alternating pineapple, papaya, mango). Plus a bottle of water. delicious.
The sea is just 2 minutes away.
By the way, the hotel has an electric generator. You won't notice the lack of electricity in the city or in the hotel.
I didn't put 5* only because of the "tired" furniture and unexpectedly a pay TV (for the first time I came across this, although I didn't need it).
In general, the hotel left only POSITIVE EMOTIONS.
We had a rest in November 2024.The hotel is just great. The room is comfortable. I was amazed by the monkeys who were definitely coming to breakfast. They love buns very much. We communicated with the staff via the phone. The hotel is located 5 minutes from the beach. Any currency exchange. And cards and rubles, well, dollars and euros. And what fruits mmm mmm. In general, we are so happy... We'll come again
The hotel is generally quite good, the breakfasts are varied, but I was surprised by the chicken soup for breakfast. We were unlucky with the room, it has no window, or rather a large window on the veranda, but you can't open it. It's very humid, and there's nowhere to dry things. The beach is not far away, you can say nearby. They clean up, change the linen every other day, everything is fine with that.

Nice hotel. Not 5* but nice. Exit to a busy street. There are 2 suites with a bathroom on the balcony. The breakfasts are certainly so-so. In general, 3* is for those who don't bother.

A small hotel with good, helpful staff, authentic rooms, cool balconies, past which squirrels, monkeys, peacocks, flying foxes run) The next house has the coolest, most delicious restaurant (on the third floor). The sea is three minutes away on foot, the beach is gorgeous.
There are shops, cafes around - whatever you want.
When we went there, we read the reviews and almost everyone said that the hotel was mediocre, so-so. And here we are, we did not expect an exclusive from him, but as a very cool guesthouse, oh yes. Very clean, very courteous staff, pretty convenient location.
And yes, the condition of the hotel itself could certainly be better, but let me remind you that this is not a super exclusive 8*. Just a hotel on the coast of Sri Lanka. Dilapidated furniture, a broken shower, sometimes there was no hot water, but all this did not block out the cool emotions of being there.
The most important thing that we remember is that for children this is the first and only plus, the presence of interaction with animals that they are unlikely to meet like this in a natural environment. Other reviews did not lie and peacocks, squirrels and monkeys really came to the tree near the hotel every day.

A normal hotel to stay in. We lived in an apartment on the ground floor, right at the reception. In fact, these are two rooms with a large living room and a kitchen. According to local standards, the hotel is decent. Tired, of course, with battered furniture and appliances, but it will go. It's a three-minute walk to the sea. Access to the beach through the Lucky Tuna cafe, perhaps the cheapest in the area. The big minus, in my opinion, is a bunch of mosquitoes. The mosquito net on the bed was also saved by the fact that fumigators had been brought with them to both bedrooms. The hosts are friendly, not intrusive. In general, we recommend it)
We lived in a deluxe room on the third floor (view from the balcony to the deserted courtyard) in December 2021. The main advantage of the hotel is the location (for a beach holiday): the beach and several cafes nearby, an ATM nearby, tuk-tuks can be rented at the gate of the hotel. Birds, palm squirrels, monitor lizards, monkeys were watched from the balcony; peacocks live in a tree next to the hotel. The room is medium-sized, unpretentious, clean, there were no problems with the water, the air conditioner worked flawlessly. The staff is polite, attentive and helpful. Cons: the noise of an electric saw in the neighboring yard (a wood processing plant - for me personally, this was the main disadvantage), there is no safe, weak and unstable Wi-Fi in the room, boring and the same type of breakfasts (tea and coffee, fruit plate, toast, jam, butter, omelet). Sri beaches are not clean, but the ocean is very warm, Unawatuna beach is good. PS: if you do not need pomp, beach holidays are a priority and Asia does not shock you, then this hotel is quite suitable for you; if you are used to package holidays in Turkey, then Sri is not for you.

We were there in March 2020. The hotel might not be bad if it weren't for the nuances. A special disadvantage is the greedy and deceitful policy of the hostess of the hotel. With the "standard" number, she declares a room whose floor is half a meter below ground level, one window overlooks the parking lot and a public foot wash, and the second one overlooks the reception hall. There she tries to accommodate everyone who came on a package tour from travel agencies. Her position is, if you want better, pay extra for the deluxe. This time we were on a package tour. I did not want to listen to a normal explanation that a room below ground level cannot be called "standard (om)", but can only qualify for the "economy" or "promo" category. I had to write a claim to the host of the tour operator, demanding that we return the cost of staying at the hotel, deducted from the total price of the package, so that we could move to another hotel.
As expected, the hostess chose not to return the money, but changed her mind and moved us into what she proudly calls "deluxe". Of course, because for the price of living without food in this "standard", every autumn we live on an exclusive in Turkey in a really good "five" (which is considered expensive by Turkish standards) on the first line with windows on a beautiful beach.
What she calls "deluxe rooms" are very small rooms in which not the largest double bed takes up almost all the space, so there is nowhere to put even a closet there and under your clothes you will only have a chest of drawers and a wooden board with hooks on the wall. A special horror is the armrests of chairs covered with long-term deposits of dirt. This is not our first time in Lanka and India. We used to wipe all the main surfaces in the room with alcohol wipes. But not to the same extent!!! This hotel definitely does not deserve the prices that the hostess breaks. At this distance from the sea in Unawatuna, there are better options for this price.

In principle, the hotel is not bad for una. Good location, the beach is really three minutes on foot. There are few rooms and they are different, some do not have refrigerators and air conditioning. The best ones are on the top floor, corner ones with balconies. We rested together and rented the entire floor. The breakfasts are conditional, eggs / butter / jam / tea / coffee are purely for a snack, we rarely went to them. Electricity went out a couple of times and weak water pressure periodically. But this is almost the norm for una. The hostess tries to solve problems, there are few staff, but the hotel is also small. There are no safes in the rooms, only at the reception and somehow there is a time limit. They took the room keys with them, left the money out of sight-everything is fine. And yes. There is a Peacock Hotel not far from the hotel, right on the beach. This is the hotel of the hostess's husband, for the guests of By Watch there are free sun loungers. But it's not a problem in Una, to be honest. Well, as a bonus...
