For the first time we had a family vacation with two children in a guest house. What I liked. Friendly and pleasant hosts. The location is very convenient if by car. It is close to the beaches of Pitsunda, exit to Sukhumi highway, and on foot to Alakhadze beach it is pleasant to walk about 20 minutes along the main street with shops and cafes. The guest house itself is located in a quiet area surrounded by gardens. It's good for children to run in the yard. The house has air conditioning, the furniture is quite new, clean, cozy, you can't hear the neighbors. There is a shared kitchen where you can cook or reheat something, and then eat outside under a canopy.
I didn't like the presence of only one more or less normally working burner in the kitchen. But even on it, you need to wait a very long time for the water to start boiling. Cooking there is a constant torment. As the hostess herself somehow cooks on it.. It's fine only if you reheat it (there is also a microwave). In principle, there are no problems, there are many cafes around, including with takeaway food, but if someone wants to cook, this is difficult.
One more thing, we don't know how it is accepted in guest houses, but we were amazed that there was no change of bed linen in 2 weeks. It was assumed that if it gets dirty (as happened unscheduled), we buy washing powder and wash it in the washing machine. You also need to do the cleaning yourself, but there were no cleaning tools.
Overall, a very good guest house in terms of price-quality ratio.

A comfortable two-level room - you can somehow separate from the children. The room is clean and fresh. There are screens on the windows and air conditioning. The refrigerator works well. Concrete parking in front of the room is comfortable with a car. There is a shared kitchen for those who want to cook by themselves. The hosts are friendly and very attentive to the requests of the guests. There is a grocery store nearby and a small household. It takes about 20 minutes to walk to the sea, but this is not critical (you can combine it with a trip to a restaurant / cafe). There are no noisy shallows nearby, it's quiet, calm.

We lived here in July 2023, we liked everything, the owner is a wonderful person, he plants flowers and is always courteous and gentle in conversation!
