It needs repair. Noisily. Untidy. Rooms with the smell of tobacco. The price does not match the quality. It's a dreary neighborhood. The metro is 20-30 minutes away on foot

Not a bad hotel with spacious rooms. Of course, the neighborhood is not the best for living, because it is almost the outskirts and at night subjects of any marginal kind hang around there. The nearest U-ban station is a 15-minute walk away, but you can also take the bus 2 stops.
Convenient location if you need to spend the night in Munich without stopping in the center on the way from Innsbruck, Salzburg - a convenient exit from route 9 and two inexpensive gas stations near the hotel. There is a large Kaufland within a 5-minute drive from the hotel.
The hotel also has an underground parking, but it is paid separately - €13 per day.

A good hotel, clean and cozy rooms, a good continental breakfast.
One disadvantage: far from the city center.
But the transport (bus) runs often.
