We were there that year on 09.2023, I liked it. This 09.2024, it was terrible. We booked a house in April, arrived, but we were not expected, all the houses are occupied. As a result, they settled in, but not in the house that was booked, okay. According to the situation on the territory, it was clean that year, no one is watching this, dirt in the common kitchen, no environment for dishes, no rags for tables, dirt on the floor (and they ask to take off their shoes at the entrance), kitchen towels were not shaved in 2 weeks not once, garbage is not taken out during, all this costs and stinks, vacationers from the lack of money vacuumed themselves and bought dishware, and rags, tied up the garbage and put it aside. So think about whether you want to be in such conditions or not!

Everything is great, the house is at the highest level. Mattresses are alive. The bed linen is clean. The bathroom is clean. The air conditioner is working. There is a refrigerator. I'm shooting one star, for the guard of the houses, who came in the evenings. One day he sits at the table with them and has fun, and another day he says that we talk loudly at 10 pm. One day he came like a madman and yelled at his wife that I even went out on the porch from the yell, I thought something had happened. When we left we were told "let's hurry up, it's time for me to go home" neither goodbye nor hello ... the employee is so-so....
The audibility of houses, yes, is there, but basically, everywhere in Abkhazia is like this
It's close to the sea in a straight line to the beach in 5-7 minutes, there's a delicious cafe on the way
In general, everything is fine

We had a family vacation in mimi in the first half of July 22. Everything is very nice, clean, and the hosts are friendly. The guests were like good friends, chatting, having dinner together, children of all ages frolicking together. The beach is an 8-minute walk away. The only drawback is the way to the beach: there is no sidewalk, and local riders drive fast enough. There is a wonderful cafe "Karina's" nearby. Everything is very tasty and the price is quite acceptable.

We really liked everything!!! Everything is done and is being done for vacationers))) The room has everything: a shower, a refrigerator, a kettle, towels, soap, a lot of sockets, a hair dryer, the only thing I added was some kind of chest of drawers for things, the children and I did not have enough space in the wardrobe, but this is not necessary) everything is fine!!! There are really implausible reviews on the Booking, so the location is also indicated incorrectly (which is why my friends and I, finding guest houses closer, found ourselves 2 km from each other)! We had a vacation in June 2022
From (+) I will note:
Its own closed Parking, a good Playground (trampoline, pool, slide, swing), a good house with a veranda, cafes and shops nearby, Lali's assistant is just a smart girl - she changed towels, quickly answered all requests. Thanks also to John for letting our friends come and hang out with us.
But (-) much more, most are listed in other reviews:
There is NO sound insulation at all (I couldn't sleep because of a snoring neighbor), ants, a dog constantly barking at night, which the owners keep on the territory. I asked Karina to solve this issue somehow, because we came to rest, and not to listen to howling and barking at night, to which they replied: Well, I don't know, you're the first to complain! (although everyone complained)
It's a long way to the sea (8-10 minutes), along a busy road with a small curb (it was scary to walk with children)
There is not much to see there (the village), to take a walk too.
Friends were vacationing on Kiaraz, it was cooler there. Thank you for finishing reading)
I recommend the PARUS cafe to everyone, it's far from Mimi, but we walked, because it's sooo delicious there!

We rested from 14.09.23 to 21.09. Everything is as in the pictures and as in the description. There is a refrigerator in the room, which is very convenient. Constantly hot water. The territory is guarded at night. The hostess is very responsive, constantly in touch. I liked everything, I will recommend it to friends and acquaintances 👍

The laudatory reviews on the Booking are really exaggerated. The houses themselves are quite tolerable inside, white bed linen, towels, the only minus is the lack of sound insulation. Neighbors with two children lived in the next house, so you could hear every word and stomp, and even the TV, if the neighbors had it working loudly. There are ants in the room, but they have not shown up until they left the food unattended🙈 I don't know what kind of garden they wrote about in another review, I saw a couple of trees and bushes, the territory looks like a country house, behind the fence there is a smelling ditch with croaking frogs. 7 minutes to the sea with a brisk step, there is nowhere else to go in the vicinity, in general, those who love country romance may come in, but the expectation of reality let them down a little, it looked better in the photo

I would put -10, but it is impossible ((We booked 2 houses in the month of January, for July 2022. We made an advance payment of 10000r. 2 days before check-in, we inform you that we are on the way, we will be there in 2 days. We are not expected to answer, the owner of these houses has a broken phone and she lost our phone number, and we did not inform about ourselves... Probably it was necessary to write her a message every week from January to July as impatience to come to her)) And at the height of the season, we were left on the street with 5 children. The rest is ruined, as is the mood. A very irresponsible hostess. And if anyone wants to go to them, I warn you right away, it's 10-15 minutes to the sea, the road goes along a busy highway, there are no footpaths!! Cars are racing!! There is a ditch around these houses, smelly, full of frogs, mosquitoes, and snakes!! A so-so place to relax... Not a place to relax...

The reviews of praise on the Booking are TOO exaggerated.
Friends were resting, they told me that the SEA is FAR AWAY (10-15 minutes) on foot with children along the roadway, where the locals are reckless, the shore is steep for bathing children, immediately deep, the bed linen is of questionable cleanliness, BUT I managed to send an advance payment, asked for a refund 6 days after payment for THREE!!!!!! a month before arrival, they do not want to return it.

The booking reviews are fake! The owners are very cunning and arrogant. We booked a house at the booking from 05/28 to 06/15/2016, Karina immediately wrote that if you cancel your reservation there and make a direct booking, she will make a discount (one day for free). Upon arrival, we were settled into a house, at first glance everything seemed decent. Due to the bad weather, it was cold in the houses and very damp, the air conditioner worked around the clock at +30. (The weather was +18-20, it was rainy periodically)
The houses are not cleaned, the towels were asked to change themselves after 5 days. Toilet paper, soap, there is nothing in the room, you have to buy it yourself (small things, but it's not nice when a lot of them accumulate)... dishwashing liquid in the kitchen as well. A swimming pool was declared on the territory, but it was not there, the owners said they were waiting for chemicals for the pool ...
as a result, on warm days they had to go to another hotel for a fee. On the playground, the covering is just a green cloth spread out, children stumble and fall constantly. As a result, we stayed there for a week out of the stated time and decided to leave. We asked for a refund, of course they refused us, promising to return 5000 rubles. A week later, I wrote to Karina about it, but in response I learned the rejection and blocking.
The wine is really very tasty with them. The houses match the description.
It takes about 10 minutes to walk to the sea, along the roadway. The locals drive, it's generally very dangerous there in the dark. The city center, the market, and the sights are far away. Taxi drivers charge at least 250rubles one way, there are no minibuses. There is a shop next to the houses.
