Update:
After writing the review, the owner of the villa contacted me, apologized, and we found a common solution, settling the issue. One of the points was further control on his part of bookings and the exclusion of a repeat of such a situation. The score has been adjusted to positive. I want to believe that after the intervention of the head, everything will fall into place. I hope that this chance to improve will be used.
The initial feedback after the visit is below.
Positive: only one - the place still exists.
Cons: one solid. We booked everything in advance through the most famous aggregator, the reservation was confirmed. It was alarming that the owner, even on the day of arrival, not to mention in advance, was not interested in the time of arrival. I didn't reply to Whatsapp. Through the aggregator app, the responses were long.
We've been looking for this place for a long time. The point on the map is incorrect. As a result, they met us and showed us where to go. There were 2 houses on the territory. And, as you probably guessed, the premonition did not disappoint: the one that was booked turned out to be occupied, and the second one was not completed, there was nothing in it except beds, construction dust and dirt everywhere. To the question: "How so?" they shrugged their shoulders and hung up the phone to talk to someone who suggested going to another place. We decided to take a look. But there's a lot of game out there: standing in a row, murdered, smoke-filled houses in which locals listen to music to the fullest and drink alcohol. Naturally, they refused such an offer.
No one even apologized. Moreover, the next day they informed the aggregator that we had not arrived. At the same time, I have correspondence and calls to WhatsApp and in the application confirming that we were there.
I definitely do not recommend contacting these unreliable comrades. Avoid this place.

We go in, and there was no horse lying around, repairs are underway. Yes, the beds were brought, but the rest??? Construction dust is flying. And we drove from afar in the hope of having a rest in Sevan. When asked what about the second house, which we had booked, they said: "So it's busy." And how did it happen? They said, "Well, that's it."
They offered a smoky alternative on a decrepit base for 30,000 drams. Where everything is like in a chicken coop through partitions.
As a result, I had to look for another place in a hurry. "Thank you" for stealing the rest time. The host, whom we heard only by voice on the phone, continued his "hospitality", noting in the booking that we did not come...
