A cozy, soulful hotel. A very humane attitude towards the guests, sincerity and care on the part of the staff are felt. We lived for 5 days, only spent the night in the hotel, had breakfast and rested in the evening. I really liked the space downstairs, there is a cozy corner, if you want, you can sit and read books, if you want, you can play or chat. There are books and some games in the cupboards right there. I just really appreciate the opportunity to be in peace and comfort, so thank you so much for this corner!
About breakfast: there is always a small sausage and cheese cut, cucumbers, peppers, tomatoes, cereals, yogurt, juice, milk, tea, coffee, sweets, plus hot. It's not a buffet, but you won't stay hungry. Vegetables + fried eggs/ sausages + porridge or more vegetables are usually hot. It was delicious to me.
About the rooms: clean, cleaning on request, everything you need is there, everything is working. One of the minor disadvantages is that a boiler is installed, so you need to wait a few minutes for hot water in the shower. And yet the pillows. We walked a lot and fell asleep without hind legs, so we didn't pay much attention, but it may be critical for more fastidious guests that they are rather heterogeneous, as if they were made of cotton. I sometimes slept without a pillow at all, to be honest. But there were no other options anyway, and on the whole, these were fine.
In the bathroom there was shampoo, shower gel, soap - one set per guest. There is also a hair dryer. Slippers, towels, bed linen - everything is in order, replaced during cleaning.
The rooms are small, but they are more than enough to sleep and plan a day. It's a little cold, really, but we kind of arrived in March, we weren't interested in the possibility of heating. Another small disadvantage of the room was that the window overlooked the balconies of the entrance to the nearest new building, where people went out to smoke, and if you decided to ventilate at the wrong time, the room would smell. I was worried about what they would think of us, because smoking is prohibited in the hotel). There is also poor sound insulation. You can't make any noise after ten, but you don't really want to. You come tired, you rest in silence). I also forgot to write that downstairs in the common room (for breakfast and relaxation) there is always boiling water, cooler, tea, everything is free)
About the add.Services: we were concerned about the issue of excursions, because we had not booked anything in advance. You can book a car at the hotel, and there are various route options throughout the country, without a guide. The manager (Karo has always been with us - special thanks to him) will always tell you in what weather it is better to take which route, how much tickets will cost approximately at the place where it makes sense to take a guide, and so on. The driver was also a good one (Yura), neat, treated us to gata several times :And on the whole, it was nice to drive and talk with him all day. Absolute trust) the prices for trips, considering that you have a personal car with a driver at your disposal for the whole day, are more than adequate. The most expensive ones were estimated in rubles at a little over 10 thousand, if I'm not mistaken.
About payment: only in cash in AMD. We paid for the accommodation in advance, and we were notified about the cash on the spot right away, so there were no difficulties, as well as questions from our side.
About the location: the center of Yerevan. Most of the attractions are within walking distance (within a maximum radius of 2 km, if desired, you can take a shortcut). There is a 24-hour restaurant nearby, if you arrive/leave at night, it is very convenient. there are comments about the restaurant, of course, but not about it now. There is also a 24-hour bank within a two-minute walk, you can immediately change the money. And a 24-hour pharmacy is right around the corner.
The hotel is located on a narrow street. on the one hand, it's pretty quiet, on the other hand, there are a lot of cars that are constantly trying to leave (there's an entrance to the parking lot of a high-rise building nearby). There is a feeling that if you drive your own car, parking will be difficult, but I wasn't interested in these nuances, to be honest.
In general, I recommend the hotel, of course, I have little experience, but in my opinion it fully meets expectations. I especially liked that the managers are friendly, sincere, well, it's just nice to chat. And overall, it feels like you're safe and protected here. It's always nice to come back.
Everyone speaks Russian very well. English-speaking guests seemed to be living in parallel, and I didn't notice any communication problems from them either.

We stayed at the hotel for 2 weeks. It took a long time to choose, we chose this hotel. They didn't regret it. The hotel is located at the back of the courtyard. The courtyard is quiet. A small 3* hotel with 10 rooms. You should not build high expectations when driving. Everything you need is in it. Wonderful and hospitable staff. Karen, Caro, Armik -you are wonderful, thank you for these 2 weeks of rest. We are always ready to help you and solve your problem if it arises during your stay. The atmosphere of the stay is almost homely.
Cozy small rooms with one or 2 beds, but there is a nuance. Rooms with 2 beds are larger than those with 1 bed. The big disadvantage of all rooms is the really small shower cabin. But there's nothing you can do about it already (( Layout features. One small disadvantage is that the mattresses are not very comfortable, but there is a taste and color. On the contrary, someone will like them. My back hasn't fallen off in 2 weeks)).
Bed linen and towels are changed regularly. The hotel is clean and peaceful.
The hotel is very conveniently located. Walk to the cascade 25 minutes slowly to the vernissage 15 minutes slowly. Nearby (3 min walk) there is a pharmacy, a bank, a candy store and a minimarket. I advise you to walk around Yerevan, there are a lot of interesting things and generally useful))
The hotel has breakfast options. The cost is 3500 rubles/person. Very decent for the money. The guys can bake excellent cupcakes or biscuits.(Caro, it's amazing.)Then your breakfasts will become even tastier)).
There is a private parking for guests, which is very convenient if you rent a car in Armenia. Not all hotels in Yerevan have this feature.
In general, if you are looking for a small, cozy hotel in a convenient location in Yerevan, for an adequate price tag, then you are here. I recommend. You won't regret it.
I really liked the hotel. Of the advantages:
- clean and spacious Superior Room;
- it's quiet, my windows faced the inner passage, but I didn't hear any cars or people at all.;
- normal breakfasts, though without frills. And the cherry jam is simply amazing.;
- pleasant and helpful staff, all speak Russian;
- I was checked in an hour earlier than expected without any problems.
There is not even one drawback, but a nuance. There is no heating in the hotel, although it was warm in the room, and it was down to -10° outside at night. So, I got my shoes a little wet, there was nowhere to dry them. If you are traveling in wet weather, take shoe dryers with you.
