We express our sincere gratitude to the Lianna guest house and its administrator for a wonderful stay!
We were delighted with our stay here. Cozy rooms, cleanliness and order, beautiful interior. It is clear that the hosts tried very hard to create comfortable conditions for their guests.
I would especially like to mention the administrator. She was very attentive and friendly, always ready to help with any questions and problems. Thanks to her, our vacation passed without any difficulties. She constantly fed our girls with homemade pastries for free.
It is also worth noting the convenient location of the guest house. The beach is only 300 meters away through a beautiful alley, by the way, which they also keep an eye on, as well as the beach.
Overall, we were very satisfied with our stay.
4/5 I bet because of the dog, which the owners did not understand why. Every night from 3.4.5 o'clock she started barking for no reason. The barking lasted for 7.8 hours until everyone woke up.

A cozy house, near the sea, you need to go across the road, away from the city traffic, there are no shops or any entertainment nearby, your own Parking for cars. A vacation is for those who want peace and quiet, but do not get it.
In some places, boisterous guests come who violate the idyll. Drunken screams. The noise insulation is average in the rooms, but you can feel more or less comfortable, you can hear the stomping and moving of chairs. In a small house, you can hear the neighbors talking through the wall.
The most fun thing is to watch TVs in the evening in a big house, they have Bluetooth control and you can control the TV in different rooms, you watch this and switch once or the sound is turned down, and so on until you get bored. It's very fun and quiet to watch movies in the evening, then the TV channel will turn on, then something else will change and the main thing itself, that's magic. It's a good thing the Condees didn't get that far. There are also buns like this, the electricity in the village may turn off and we remain without water and amenities. The shutdown can last for several hours, you wake up, but you can't wash or go to the toilet a couple of times, if not alone in the room, maybe you come to the room from a walk, the refrigerator has defrosted, there is a puddle in the room from it, everything that stood next to it in the water.
The products are spoiled accordingly. We remove this joy ourselves and turn off the freezer so that this does not happen again, it throws out spoiled and flooded products. Accordingly, there is also a lot of water in the refrigerator, everything in the boxes is spoiled.

Great place! The rooms are perfect! Clean, comfortable. The owners keep an excellent eye on them. Large kitchen, lots of dishes. The beach is 30 seconds away), there are few people on it. The only disadvantage is that it is far from shops and the market. It is better to go here by car, then this minus will be neutralized)

We were here with our family at the end of August 2023. Of the advantages, the beach across the road is 100m empty and clean. There are 2 good cafes nearby, you can eat quite tasty. Of the disadvantages, the hotel is located between two roads and I did not feel that I came to nature, as if I were at home near the highway. There are no shops nearby and it's a long way to Pitsunda, so either a taxi or with your own car. As I understand it, 90% come to this hotel in their cars. Bed and room cleaning are not done on schedule just like that, so ask for it and make sure that you have fresh bed linen made upon arrival.
It is suitable for an economy option without unnecessary requests.

We have been resting for the third year. It's like a welcome at home. The rooms are clean and cozy. There is a terrace with a table, the sea is 2 minutes. The beach is pebbly, there are no people. The territory is very well maintained, the gardener looks after every plant. You can park your car on the premises. There is a kitchen.

It's a great place. There is beautiful nature around. From the hotel to the sea, just a stone's throw away. The rooms are clean and spacious. The territory of the hotel is well maintained. There is a large kitchen, which has all the necessary kitchen utensils. Outside there is a barbecue and a cozy veranda. The staff is very helpful. There is a road near the hotel, you can leave to any point of the city without problems, you didn't even call a taxi in advance, you get out, vote, every second car stops.You can also contact the administration if you need to call a taxi or transfer in advance. In general, only positive emotions remained.

Nice hotel in Pitsunda. Among the advantages: a modern building, clearly designed for the reception of guests (separate rooms, but with a shared large kitchen), well-groomed territory, its own closed territory with Parking, near a great beach. For those who prefer to cook by themselves, there is a large common kitchen area (several stoves, large refrigerators for storing food, several sinks, there are all utensils for cooking and eating). Next to the kitchen there is also a large area for eating, for those who are more comfortable eating privately, they can do it near their room (there is also a small table with chairs at the entrance to the room, at least in the rooms on the ground floor). The beach is great: few people, clean. It takes only 3 minutes to walk to it. The only disadvantage is that it is across the road, and given the sometimes inadequate driving of local horsemen, you need to be careful when crossing the road. The staff (2 women and men, I believe their husbands, apparently from Uzbekistan) are benevolent, but they speak Russian poorly, although they can understand each other in a common language :).

We had a rest in early June 2023. The hotel is pleasant. The hosts are excellent, kind-hearted. The beach is very close, first the sand, then the pebbles. During our stay, the sea was stormy, we had to go to the central beach, it was always calm there. There are 2 decent cafes nearby. Of the disadvantages, there are no shops nearby. Prices are more expensive than in Moscow.

Briefly about the Lianna Hotel. The hotel is still fresh. In general, the hotel is not bad in terms of the cook your own food system and the kitchen where you can cook food. There is a great lack of a playground on the territory. Children have no place to gather to play in the evening after eating. The kitchen itself is tiled, 2 women constantly monitor cleanliness and order there. But there are several points that I think it is very important for the owners to pay attention to. In the shared kitchen, faucets and sinks were not washed during our stay (I think before us too), as their appearance indicates this. It is better to buy sponges for washing dishes separately. Those that the owners put in use for at least a week. For such a number of people, they become unusable in 1 day. There are several refrigerators for storing food. One of them is low and stands in the kitchen itself, where you can see its upper surface, which no one has wiped for at least a year ago. A trash can with a lid that needs to be lifted by hand to throw out the trash. The lid is also not particularly clean and it is not very pleasant to take it in your hands every time. You can also put it with a lid that you can click on to throw garbage. Dishwashing detergent is poured into the same fairy bottles, which, after a week, turned into a terrible look (dirty, with leftovers). The soap dish is on the kitchen sink with a bar of soap. What for? From the moment of arrival, there was a piece of soap and a fin from the fish in the soap dish and everything was still unchanged when leaving. You can also put liquid soap for hand soap in a separate jar. The tables at which you eat are located on the street, they also do not wipe with disinfectants, at least 1 time a day it needs to be done. Since the tables are made of artificial rattan and dirt gets clogged in the slots. Of course, all this causes disgust. About the numbers. The mattresses are not comfortable. We haven't cleaned in 9 days. Upon arrival, the floor under the beds was not washed (a good layer of dust). The shower room (walls) are not cleaned before the arrival of new residents, just like the plumbing (faucets). There is 1 wardrobe in the room, there is not enough space for clothes. You can add shelves to an existing cabinet, there are even holes for fasteners. Or add a camode to rooms for a large number of people.

A gorgeous place! the most friendly hosts, helpful staff. The rooms are new, clean, and comfortable. gorgeous, large kitchen, barbecue, terrace where you can drink wine in the evening! It is a 3-minute walk to the sea, there are few people on the beach. You can fish from the nearest marina! positive emotions cannot fit into a review! I RECOMMEND it to everyone!!!

I rested in Liana with my family and friends. Cozy, clean and fresh rooms, kitchen equipped with all appliances, 120 meters to the beach. Wi-Fi, air conditioning in the rooms. Nearby (100 meters) there is a cafe "Vinograd". The beach is not overloaded. To the center of Pitsunda 15-20 minutes on foot, by taxi 5 minutes and 100 rubles, within walking distance of the sights of Pitsunda, supermarkets, market, restaurants. The hosts, Milor and Aida were accepted as relatives, for which we thank them very much! And I will go there myself more than once and recommend it to everyone!

A solid new guest house with all the amenities in the room. Closed territory, Parking for cars, in the yard there is a large block (kitchen-dining room), who is not too lazy to cook, everything is there for this. Wi-Fi is fast, covers the entire territory of the hotel. The beach is across the street, 100 meters, clean and deserted. Near the cafe "Vinograd", where from 13 to 15 hours complex lunches (inexpensive and satisfying). The center of Pitsunda is about 2 km away. The nearest grocery store is less than 1 km away (10 minutes slowly). It is very worthy for a family holiday. The advantage will be the presence of a car. The hosts are friendly and hospitable. I definitely recommend it.

A small hotel with rooms for 2-3 people. The rooms have air conditioning, a refrigerator, a double bed and an armchair in which a third person can sleep, a chest of drawers, a TV. There is a combined toilet and shower. There is a plastic table and two chairs near the room on the veranda. You can cook your own food in the kitchen, which also has refrigerators. Or you can go to a nearby hotel, where there is a cafe, or follow it to the Vinograd cafe. The sea is 150 meters away: across the road and a small grove. The beach is almost "wild", pebbles. There is nowhere to hide and change clothes. I liked it, quiet, calm, no souta. The hotel has a closed parking lot. I recommend.

I liked it: the location in relation to the sea is 2 minutes and you are already on a wild beach where you can enjoy the sea and nature, no one yells about corn, banana and other water activities. What I didn't like: apparently, when booking a room, I was to blame and missed this moment, but there was no balcony (there are two buildings there, there are balconies in the white building and there are none in the brown one), the mattress and pillows were not very comfortable, there was never cleaning in 6 days (perhaps this is the format of the guest house and it is assumed that they do all the guests themselves). I would like to mention separately that I did not cook in the shared kitchen (however, I did not intend to initially), the neighboring guest house has a wonderful delicious dining room where we went to eat at normal prices.

We asked 3 times in 9 days, everything was cleaned for us. The beach is 3 minutes away from the hotel. In the neighboring hotel there is a restaurant where everything is perfectly cooked except pork and lamb (for three)

We had a rest this summer. Among the advantages: location to the sea, equipped kitchen, clean rooms with everything you need, the territory and the road to the beach are constantly cleaned. Cons: it will not work to sleep with the windows open, the hotel is located between two roads, Abkhazian hot drivers drive at such a speed as if they are preparing to take off. Far from the civilized shops, go to buy Watermelon, walk back and forth for almost 5 km, the center of Pitsunda is somewhere 2.5-2.7 km. It wasn't difficult for us to walk, but it was a little hard with watermelon and melon. The hotel staff is a separate story-curious, arrogant, intrusive people-it feels like they are constantly watching you, looking at your table, closely watching your cooking, unceremoniously entering the rooms-like to wash the floors. Just because of the staff, I don't want to go back there and the price is unreasonably high.

We had a family vacation in July. We really liked it! The hotel is a 10-15-minute walk from Pitsunda. This is wild nature, on one side there are mountains and a lake, on the other - the sea, 100 meters away. Beauty! The hotel's territory and rooms evoke only positive emotions - clean, beautiful, spacious. The territory is guarded at night. The rooms are super! Very clean, cozy. Two housekeepers clean the rooms and change the linen. The room has air conditioning, underfloor heating, a TV with a huge number of channels + IVI, a refrigerator. There is a table with chairs on the veranda. Free Wi-Fi is available on site. Parking spaces are provided on site for guests with cars. There is also a shared kitchen at the hotel. There are a lot of dishes, appliances, etc. You can cook by yourself, you can go to the cafe next door. You can order a taxi and go to Pitsunda (100 rubles) or Gagra. I want to mention the beach separately - it's something! There's almost no one there! There are small pebbles, and larger pebbles, and sand, and most importantly - the famous Pitsunda pines! We were also in the Resort - so many people, it's difficult to find a free place ((( On excursions - there is also something to see, a lot of all sorts of routes, tastings. In general, everything is great. But the most important thing to note is the hospitality of the owners of the hotel Milor and Aida! Very kind and helpful people! Thank you very much! We rested and improved our health. We will definitely come back next year!

Many thanks to Milor and Aida for a wonderful stay at their hotel! We really liked the elegant hotel building with airy balconies, it attracts attention from the road. Everything is thought out here for the comfort of vacationers: a large parking lot and a small kitchen - dining building standing next to it. The kitchen has everything you need from dishes and equipment, it is very convenient to cook breakfast yourself. We lived on the second floor in a cozy room. The furniture in the rooms is new, the mattresses are very comfortable, the sound insulation is good. The WI-FI worked fine. The room is spacious, there was enough space for three people. It was cold outside for two days and we turned on the underfloor heating in the bathroom, the air conditioner was warm and did not freeze. The access to the sea is very convenient: you walk along a shady alley of 100 meters and find yourself on a private beach where there are very few people. You can walk (300 meters) to the nearest sanatorium, where there are bars, a restaurant and shops. All friends were advised to stay at the Liana Hotel in Abkhazia. We will definitely come here again. I think this is an ideal place to relax by the sea.

What kind of nonsense are some people writing about this guest house? Both the owners and the employees are not arrogant at all, on the contrary, they are quite pleasant and more responsive people. I lived here with my children in June and everything was fine. Who is not satisfied with the distance to the center - so you first look at the map before choosing a place to live. If you want, the shops are full of such housing. Of course, it's best to relax here with your own car, but we ourselves were without a car and just used a taxi, it's 100-200 rubles one way. There is a good cafe nearby. Sometimes we cooked ourselves and no one checked anything on our plates - it's just nonsense! Here you get: clean rooms with air conditioning, good furniture and nice linen. A great beach nearby, where there are no crowds of people. Silence and privacy! If you want to have a market and shops nearby, choose the center of Pitsunda, but I think there will be a lot more night noise there. By the way, no road prevented us from sleeping. We have been vacationing at this hotel since 06/13/2021. I liked everything very much! The room is cozy, the territory is good, there is a large shared kitchen with everything you need, Parking on site. A great beach is two minutes away. It takes 3 minutes by taxi to the center. Incredibly amazing, kind, helpful and welcoming hosts Aida and Milor. Thank them very much for everything) there is a cafe "Vinograd" nearby, where you can always come and have a delicious meal, and the waitress Karina is just a smart girl and a beauty. I recommend visiting this place, you will definitely like it!

They didn't even hesitate to come up to the table and look at the plates. The kitchen is shared with the staff, so they cook first, and then everyone else. It's a long way to the shops and you have to go to them along the road where cars "fly".

Great hotel! I have not seen such a clean coast on the entire Black Sea coast (the beach is really 100 meters from the hotel).
There is always and everywhere everything you need on the territory of the hotel.
The only drawback is that you can't rest forever, and even then this minus is your own work.
I would call the Lianna Hotel a paradise that you want and want to return to.
