A very convenient place. To the sea - 7-10 minutes slowly. To a beautiful park, even less, behind which there is an excellent khachapurnaya (large, delicious and immediately baked).
There is a dining room on the territory of the guest house, and a 5-minute walk towards the sea there are a lot of cafes and canteens.
Up the street from the sea in 5-7 minutes walk there is a souvenir market (not counting the shops along the way) and an exit to the museum and the Ptsyrtskhinskaya hydroelectric power station, and there the road smoothly passes into the Historical Gorge and then the frontal place of St. Simon the Cananite. In front of the market, you can turn uphill and climb to the Athos Monastery (from the benches under the magnolias, the monastery has a very beautiful view and shade at almost any time of the day). However, on the other hand, the road is more gentle and there are shopping malls there. After passing through the Athos Monastery, you can go to Stalin's dacha. I'm painting it all down to the fact that everything is close. The only place to which you will have to walk for 20 minutes is the market and the current railway station (it is just behind the market). But if you walk along the sea, you don't notice this time. We went there several times and mostly for a walk along the sea than to the market itself (there is a police department on the way, if you suddenly need it).
Inside the courtyard of the guest house there is a place for self-cooking and tables with benches to eat. There is also an original water supply in the form of a fountain. An arm of the Ptsyrtskha River, several meters wide, runs behind the hotel. A very pleasant murmur of water outside the window. Local thrushes sing melodiously until 2 a.m. and start at 5 a.m. (we were in June). The room was taken for two, in the room there is a small refrigerator, air conditioning, a double bed, a wardrobe. Shower and toilet are combined, also in the room. Free WiFi. If you don't stay in the room all day, then this is more than enough.
Initially, we booked in another place, but upon arrival it turned out that there, to put it mildly, "not ice". We went to look for another place and came across this hotel. Nani (a very pleasant person) gave us a good discount.
And we have never regretted that we stayed there. And we traveled almost the entire Athos and went to Sukhumi a couple of times. So we recommend it!

There is a heater in the room. We turned on the average temperature, and even then, so that our feet wouldn't freeze walking on the floor and forgot. The comfortable temperature was maintained.
A huge bed, 2 bedside tables, an extra bed (we put our little things on it). Clean bedding, pleasant tactile, not synthetic. Towels are provided. However, there are no washing facilities and towels under your feet would not hurt (since the tile is still cold, and it's nice to get out of the shower not on the icy floor).
A huge kitchen area: 6 tables, 4 refrigerators, 4 electric tiles, 3 handwashers, all kitchen utensils: glasses/glasses/mugs/plates /pots/pans/spoons/forks (in the season, I'm sure everyone has enough space and accessories), a dishwasher. Fire!
There are elementary spices, perhaps vacationers leave, but it's nice.
A small area, but everything is harmonious, there are plantings of bushes and flowers.
We had wooden windows and doors, so the cold still showed, well, and the audibility increases due to this.
There are houses with plastic double-glazed windows, perhaps things are different there.
But in any case, we are happy!
The distance from the center, if you can call it that, is 15 minutes. The sea is a 5-minute walk away, the store is similarly 5-10.
In Pitsunda itself, at the time of the end of October, it is very quiet, from the word at all!!! It was very difficult to find a place to eat. The cafes are all closed already, like it's not the season. Many stores too. It was difficult to find a couple in the center, which is surprising, because the locals are constantly present! But we had a small shop nearby, and he saved.
The beach is pebbly, large, medium and shallow closer to the sea, the sea is clean!
We walked around the entire spit to the Marble Castle, there is a sandy beach in the Fish Factory area, it is certainly nicer when entering the sea.
In general, we recommend Lukomorye!
There are even bicycles, though they have already seen the views)) But who is too lazy to go to the store will serve quite well.
The owner (or the viewer, did not understand)) didn't bother. We stopped by, handed over the keys and then came to the eviction.
Clean, convenient location, Friendly staff, there is a mini fridge among the advantages. The disadvantages are creaking floors and lack of sound insulation. Everyone was satisfied!
We have been there many times, we hope to return! Geographically, it is the best place in Abkhazia. And Nani is the soul of this place! Three meters below the window, Psyrtskha flows - I have never slept so well anywhere as under the lullaby of this river. Although, perhaps, chacha also played a role. :)
