A great place to relax!
We stayed in this guest house with my wife and were absolutely delighted!
The house is very clean, cozy, with a warm atmosphere, it feels like everything is done with a soul.
Breakfasts are a separate joy: homemade products from our own mini-farm, everything is fresh and very tasty. Every breakfast was really special!
The owner is a very good—natured, sincere and responsive person, always ready to help, prompt, and advise.
The balcony/terrace offers a wonderful view of the city, especially beautiful in the evening.
The center can be reached on foot in just 10-15 minutes, which makes the location very convenient.
We highly recommend it to anyone who is looking for home comfort, silence and hospitality. Thank you for the warm welcome!

I liked everything, we will be happy to come again if we are in Yerevan.
I would also like to mention a comfortable mattress, the availability of bathrobes and delicious homemade breakfasts (especially yogurt!). In general, the room is fresh with a pleasant renovation, a gorgeous veranda with a view of the city (admired the sunrises and sunsets daily), the availability of everything you need.
It takes about 25 minutes to walk to the Cascade or Republic Square. The location, as for me, is excellent. But, it is worth taking into account that you will return to the hill from the city)
I did not find any disadvantages for myself. But my husband complained that the sink was small and inconveniently located. And, perhaps, the sound insulation is so-so - we heard the neighbors, but no one disturbed us to sleep, except for the last night. These are all small things compared to all the advantages. I am glad that I chose this guest house!

The staff is great, Khachaturu has a special hello.
The room is nice and cozy - the same courtyard.

You can smoke on the balcony.

I really liked the hotel! We reviewed about 30 options and never regretted choosing this one. The photos are completely true, the furniture is new, the room is large and clean, the renovation is fresh. Your own balcony is a separate love! The view is awesome. We sit there every evening) 10 minutes walk to the center. Special thanks to Khachatur - he suggested everything, told me, advised me where to go to eat. Air conditioning, washing machine, microwave, dryer, iron, hair dryer. Everything is there. A very decent bathroom.

Very nice room, everything is thought out, very clean and tidy. When checking in, there are 2 personal towels per person and one shared for the legs. There is one set of shower gel and shampoo for two. There were also toothbrushes (but better with their own, very childish). There are your own plates, appliances, kettle, corkscrew - in general, it's a pleasure to spend an evening with wine, cheese and basturma)
Breakfast in the room, 11 options of dishes, most of them include a variety of egg options, my love is porridge, it was cooked at home, I haven't eaten this for a long time and thought I would want it again, as well as a separate delight homemade yogurt with cherries.
One disadvantage is audibility, the neighbors were noisy, they could hear through the walls and when they walked back and forth in the corridor.

I came with a friend for two weeks, two days ago we left with great impressions!
the place is convenient for moving, in the morning we cooked a delicious breakfast with homemade products!!
beautiful view of the city, clean, cozy and very comfortable.
the host Khachatur is very polite, friendly, there is a transfer, we were met and brought to the hotel!
he told me where to go, told me about the sights, took me on a tour of ancient churches and cities.
I really liked everything, I recommend this place!!

We did not regret a single gram that we chose this guest house to stay in Yerevan! We liked it - EVERYTHING!! From the room where we rested / clean,spacious.modern / . The breakfasts are varied, delicious and hearty! To the owner of the house and his family !!! Very nice and welcoming people!!! Special THANKS to Khachatur's father, Martik JAN!!! We were very pleased to talk to him! I also really enjoyed the tour from Khachatur, from the comfort of his car to a detailed description of the places where we were and advice about a cafe on the shore of Lake Sevan with a gorgeous view and delicious food cooked there!!! If we visit this beautiful city again, we will definitely choose it again.

A cozy guest house. There are large rooms, there is a balcony on which we enjoyed spending our evenings.
Very nice guest house owner!
I checked in early without any problems, met him, explained everything.
Homemade breakfasts are good. There are about 6 options (or even more) to choose from, based on homemade eggs, vegetables and homemade yogurt. We had enough. We were also treated to apricots from our own garden, so we ate them all three days that we were there)
I would love to stay there again.

I definitely recommend it.
Clean Rooms, good repair. There are Rooms with a kitchen. Shared washing machine, ironing board.
Breakfast is included in the price, which is prepared very homely. Very attentive and hospitable host and his whole family. Convenient location to the center on foot in 20 minutes. There are shops and pharmacies nearby.

A great guest house. Clean, cozy. Very hospitable hosts. There is a kitchen in the room, a shared washing machine. Good breakfasts, located on a hill, 10 minutes walk down the stairs to the center. I recommend it to everyone
