People, if you eat in these cabins, be prepared to be without wi-fi. There is no kitchen to cook something if you want. There is a barbecue, but how do we cook on it??? Yes, in Abkhazia it happens that the lights are turned off, and then just such a situation occurred, there was a breakdown, and they did it for a very long time, all the hotels had light and water, but we did not. Why??? Oh, because there were generators everywhere. I didn't go to the toilet, nor did the air conditioner work in such heat, in general, trouble is trouble... At the expense of the air conditioner, it is really overgrown with dust, at least cleaned, we all come to you with the children and breathe this stuff, but we can earn allergies. And about the toilet with a bathtub, I would recommend to make repairs, now it's just terrible. You wash, all the water is on the floor, the toilet stinks very much. Yes, it's terrible. For such money and such a thing was provided....
Excellent cottage complex!!!The houses are 2 storeys high with amenities and balconies. Friendly administrator Elena and her assistant Grigory, they will tell you everything!Thanks a lot to them for that! The sea is across the street, 2 minutes!) And that's not a little important! There are not many people on the beach (as in our south), you can safely watch the children while they swim in the sea.There are many canteens and cafes in the area (the price tag is humane) shops where you can buy almost everything!if you forgot something at home🤭 The village itself is calm and quiet, for a family holiday! There are many excursions to choose from.

Nice comfortable individual cabins for relaxation, downstairs a space to eat and watch TV + TV, upstairs a bedroom, air conditioning above the summer house to cool both the top and bottom of the house.

We had a family vacation in early September. I want to thank Elena for the good reception, she will always answer your questions. Accepts regardless of the time of arrival, we also left not at 12:00, but in the evening. They also didn't get kicked out, a big huge plus!!! There is a summer kitchen, iron, washing machine, lunch tables, microwave!!! There is a bamboo forest nearby, very cute! And yes, not everything is so great. The air conditioner was buzzing, it had not been cleaned for a long time, the light periodically disappeared, sometimes I had to splash myself after the sea by the light of a phone flashlight. If the air conditioner was turned off, the hum still remained, it was a generator. When climbing to the second floor, the stairs creaked violently. The Wi-Fi connection is only on the territory, I caught it badly in the house, intermittently. These are the disadvantages, I hope they will be taken into account by the owners of the cottages!
The mattress and pillows are great. Blackout curtains on the second floor. Towels are two per person + one more for the beach. The staff is practically invisible, the hostess is difficult to find even during the day, you can't turn to her around the clock. There is an ironing board, a washing machine, a microwave, a barbecue, tables near the barbecue. The recreation center is well located, a couple of minutes to the beach, cafes, pharmacy, grocery stores are close. The territory is closed, green, clean, quiet, entrance with an electronic key. Minuses. Consider there is no hair dryer. It is better for the owner not to indicate its presence in the rooms, because it is very weak and it is not realistic to dry women's hair with it. The air conditioner hums and vibrates the entire wall on which it hangs, very loudly. There are few shelves in the shower. There is a smell of sewage on the ground floor. The stairs are very steep. There are no mosquito nets!

Everything is fine! A cozy house, all covered in wood. The house has a refrigerator, kettle, mugs and glasses bowl. Comfortable mattress, air conditioning, balcony. The area is very clean and green, lots of trees and flowers. There are a lot of fireflies at night :) The hostess Elena is wonderful. A large courtyard (there is a place to park the car if anything). It's 5 minutes to the sea. The territory is surrounded by a high fence. Very quiet. Lots of birds and cats)
This is the worst accommodation option.
Unfortunately, we did not read the reviews of other tourists very carefully before the trip and booked for 10 days. We were met by a woman who is very intrusive. Upon check-in, she came to our house, sat on a chair and began to tell us how she dislikes Muscovites. To say that we were shocked is not to say anything. She asked how we liked their complex, to which we made our comments: there is no garden furniture (there are two balconies, but you can only sit on them in Turkish), all the guests were sitting on the steps, as there is nowhere else; the space is very ergonomically designed: a lot of space, but there is not enough furniture, lockers, bedside tables, shelves, at least hooks. To which the welcoming party was clearly offended and disliked us, which we later learned from other guests. The next day, we moved the furniture from the second floor to somehow accommodate our belongings. We arrived with my sister alone, so one slept upstairs, the other downstairs. By the way, we received a mountain of indignation from the staff (she is the only person and the administrator and the maid), we asked to bring a set of linen in order to spread out the sofa, our request was fulfilled, but with the claim that it is not necessary according to their rules, since one sleeping place is declared. The house itself is good, as is the territory, but it is not fully equipped. There is dirt in the room (the floor has apparently never been washed at all, and apparently they do not sweep it), spiders and cobwebs everywhere, tulle in dirty greasy spots, the sink is tiny - when you wash everything pours on the floor. There is no cleaning at all. There is no lamp above the table on the ground floor, it is very dark even during daylight hours. When you lay out the sofa on the ground floor, it prevents you from opening the door to the bathroom and refrigerator. The stairs are a bit steep, they definitely won't work for people with sore knees. In a word, everything is very inconvenient. We had to sweep and clean the cobwebs ourselves, take out the trash. Full self-service in general. A change of linen and towels is announced every four days. This woman followed us for three days and reminded us that the shift was coming, which was very annoying, as well as with her conversations (all the guests agreed with us, complained that she came when they were resting and started a conversation, it was inconvenient for everyone to send her and people were forced to talk to her). We understood that after numerous reminders about the upcoming change of underwear, most refuse to be left alone, which is what the multifaceted reminders about it are designed for. As a result, on the fourth day, without waiting for our departure, the staff came to us in our presence and, complaining about life, did not even tuck the blankets into the duvet covers. On the 8th day, we ourselves reminded that it was time to change the towels, to which we received the answer: "why do you need? You're leaving in two days!" Replenishment of toilet paper is generally a song: they bring it every two days and if you ask for a roll before you get a boorish answer like: "how do you spend it so quickly?". The houses don't have their own dryers. In the common area there are tables, a microwave, a barbecue and a washing machine. There is one dryer for all 27 houses, four more ropes are stretched. There are several houses (we got just such a one) without mosquito nets and if it's hot at night and you open the window, they just eat you alive. There is no summer kitchen, there is nowhere to cook. There are only dirty glasses, mugs, two teaspoons, a knife, a dish and a decanter from the dishes. That is, there is nowhere to cook there. We arrived in May and were very surprised that the season opens in Ldzaa from mid-June: two shops and about three cafes were open for the whole village at Sochi prices, but not according to their level of service, of course. Getting food is a big deal if you're without transportation. In front of the complex there is an abandoned and destroyed building of a former fish factory, in order to go to the sea, you need to go around either to the right through the abandoned building itself, or to the left through the hotel. It's a five-minute walk. It is better to relax, as it seemed to us, near a pine grove (this is a park, it is also a beach a few km to the right). The food in the cafes is mostly tasteless and the choice is very meager, the average bill for two (one dish and a drink each) was 2000 rubles. There are only dry rations in the shops, there is no meat, fish, or cheese. By the end of May, the vegetable ruins had just begun to open. I had to go to the market in Pitsunda for food. Transport runs intermittently, there is also a bus schedule, but we were surprised that the last minibus from Pitsunda leaves at 16:20. Minibuses want to go, do not want to go. They were returning from Gagra by taxi and the driver said that in the summer season they did not go to this "hole", since the road was broken, it was a pity for the suspension, and there were enough orders in Gagra itself. In May, there are few guests and it is possible to settle them in different parts of the territory so as not to interfere with each other. But how they purposely settle everyone in a bunch. It is impossible to sleep from the noise - someone listens to music until nightfall, then someone starts talking in full voice early in the morning. There is simply no sound insulation. Wi-Fi pulls badly. Out of a thousand channels, there are about five to ten working on the TV, but you have to spend a lot of time to find them. The air conditioner extends its effect only to the second floor and is very noisy. There is no drinking water on the territory: no cooler, no bottled water, there is not even an opportunity to buy. If you arrive late, you will remain hungry and without drink. Our response to this claim was: "drink from the tap." In short, we are capricious) The last straw of our patience was the story of our neighbors. As it turned out, the woman who settled us went around the houses and told all sorts of nasty things about us, even writing such a thing is not acceptable, let alone talking like that about the guests. It was said that she could not wait for our departure, we were the worst guests who had ever been and she would not settle "people like us" anymore, she asked no one to communicate with us and not approach us at all. It is incomprehensible to the mind. By the way, we didn't make any noise and didn't shine at all, but apparently we made too many claims. The rest of the guests, out of modesty, are usually silent about all the inconveniences. After that, we packed up and left (we regretted that we didn't do it right away). No one noticed our departure, only a day later, when the operator called the accommodation facility, it turned out that our departure had taken place. We kept in touch with other vacationers, who told us that we were also called "ungrateful", like they could have warned us about leaving. In general, this is an epic fail. I do not recommend both this accommodation facility and the village (at least during the off-season) as a whole. Such staff should be fired or the whole "hotel" should be closed in order not to spoil people's rest. We have never seen such a recreation center before, although we travel a lot. I wish everyone a great holiday in other places and is more attentive to the choice of accommodation

Super cottages! We lived with three children. The children are on the second floor, and we are on the ground floor. There is enough space. Its own closed territory is a garden. The sea is just across the road - 2min. Shops, canteens - everything is nearby. With children, that's what you need! Administrator Elena will always help and prompt.
A good place to relax with children. The sea is almost behind the fence. The location of the village is good, there are almost no strong waves in the bay. There is a veranda on site where you can gather for lunch and dinner. But, unfortunately, there is no kitchen yet, so food must be brought from the dining room. By the way, she is not alone. The houses are neat and clean. The nuance with the sofa on the ground floor, it is better not to lay it out, you will not be able to sleep. They should be replaced. Hospitable Elena is an administrator, she will tell and tell a lot to tourists who are in Abkhazia for the first time.
This place is not worth the money.
The first impression of the hostess is her words "how tired I am of all the tourists, I would rather close the season." We settled in the dead of night, because we passed the border for a long time. The staff (they are also the owners) were sleeping naturally, we had to go look for them to figure out where to check in. There was no cleaning either before our check-in or during our stay. The dishes in the house are no longer washed, it would be time to replace them long ago. There are ants in the house and there is a remedy for cockroaches "Masha" (apparently, just in case). The air conditioner is full of dust, there are cobwebs everywhere on the ceiling. The houses have not been properly restored after the flooding. The door was closed only if it was lifted up strongly (only my husband could do it).
Of the advantages: the sea is close, clean. A good mattress on the bed. The sofas on the 1st floor were replaced. Good water pressure.
The price is inadequate for such conditions.
I won't go there for free anymore with this attitude.

There is no Internet in the house at all, only on the street. There is no cleaning, garbage collection during the entire period of stay, this must be done by the guests. There is no change of linen and no replacement of towels. You can wash it yourself by buying a powder. A washing machine is available on the shared terrace. Cooking is not provided, there are no stoves and cooking utensils. There is a microwave oven for all guests. The receptionist Elena is not very friendly.
A wonderful place, gorgeous houses, very cozy, lots of greenery, the beach is nearby, I will definitely come back, Elena is wonderful and hospitable, thank you for our rest🙏

Cons: there is no playground; there is no shared kitchen (only a microwave); no cleaning at all, no replacement of hygiene products, you take out the garbage yourself; wi-fi get ready that it is actually not there (not stable even on the street, we tried all places); the shower watering can splashes in different directions; the air conditioner is not serviced (the filter is dirty), hums itself and the vibration of the outdoor unit of the air conditioner is audible (sleeping with it is unbearable).
I can't say anything positive about Elena.
In my opinion, this is the only decent place in the entire Gagra region: we entered the territory and seemed to find ourselves in another world… Cleanliness, order and comfort, which is exotic for Abkhazia... Clean houses, snow-white beds and silence on the territory
Good evening! We had a family vacation in July, the place is nice, cozy, wonderful hosts. A small minus is the problem with electricity. And I would recommend them to personally open their own cafe, it would be great! Overall, the stay was great!
I really liked the cottages near the sea shore. Beautiful well-maintained territory. But the cottages are very small-for 2, maximum 3 people. According to the photo, the area of the cottages seemed to be larger. Among the disadvantages, the unfriendly receptionist Elena really spoiled the impression of the hotel. And also the fact that the bed has not been changed in 14 days.
Only for family holidays. There's nothing to do at all. The lights are constantly turned off. Prices for kosmos products. I'm definitely not going anymore. One + the sea is warm and clean

We visited friends several times, we really liked the well-groomed territory, the location of the houses in the city, the infrastructure (there are good shops and cafes nearby). The house itself does not pretend to be something grandiose, but you can live there for a week in peace.
Very beautiful, well-maintained territory. But behind the fence are the gloomy ruins of the former fish factory. There are power outages, the kitchen is not very prepared for cooking.
