We had a rest in July 2024. I'll start with the advantages. Clear sea, half-empty beaches in peak season. The territory of the guest house is well located. I was pleased with the proximity to the sea, the peace and tranquility of this place. The room has everything you need: air conditioning, refrigerator, private bathroom. I would like a wash basin. The room was cleaned at 3. Upon arrival, the floor was dirty.
Gayane's hostess did not return the change, as we had paid more. They said, they wrote - they didn't give the money back!
I would like to mention the dining room with delicious food, which is located 1 minute from Gayane Guest House.

Our acquaintance with Abkhazia began from this place back in 2019. We went on vacation every year and everything was fine until 2024. We rested for 20 days, and we invited our friends with us. I really shouldn't have. The attitude has changed a lot. I left a review on another social network, but it was simply deleted by the hostess. Therefore, I will write more here so that people know and do not make our mistake.
We booked in advance, back in February. They refused another offer, as Gayane persuaded them. We booked a room on the second floor. In the summer, I contacted the hostess again, and she said that the price remains the same. The day before the flight, I wrote to her again and then it turns out that the price has increased by 500 rubles. And we're going for 20 days. With three children. And the hostess knew about it. That is, the plus is already 10t.
It has already been found out locally that she did this to every second person who was not in cars, so that there were no options to find another place to live. Our friends have had their price raised twice since booking. The last time was upon arrival, although they had found out a week before if there would be any more changes. And we also took an advance payment when booking, and then again for these days upon check-in.
We were supposed to be met at Adler airport. But no one MET us! We spent 3 hours looking for a car to leave, she promised something all the time. As a result, we were somehow taken away from there, but we stayed at the border for 3 hours. We arrived at 10 p.m. The canteen is closed, the shops are closed, at least they asked the driver to go to the store on the highway, even if they scored doshiraks.
Then we got acquainted with retired vacationers who were left in Adler for a day at all because their room was not available.
Now about the rest itself. There's a hornet's nest somewhere in the summer kitchen, and you'll be swatting wasps away instead of having lunch. People put sausages and meat on a separate plate in order to somehow eat. The dishes in the kitchen have not been changed since our first arrival in 2019. All the dead. There are not enough glasses. Vacationers take everything by room and you just won't find anything to drink tea in. Laundry is paid 100 rubles. As long as you live, you will sleep on the same bed, no one will offer you until you have a fight. Cooking there is not an option at all. There are two dirty, battered refrigerators that no one is watching. There are not enough pots and pans and they are in such terrible condition that you don't want to pick them up.
Two swings were set up on the territory, which fell off twice during our vacation, although only children rode.
The dining room also went bad. There are few dishes, small portions, and a lot of things cost two or three days without refrigerators (the neighbors who ate there then treated the intestines). Prices in the dining room are more expensive than in neighboring establishments. We ate nearby in another place where there are waiters, normal fresh food and prices are lower.
Beds are a cheap option, but you can sleep. There is air conditioning, a TV and a mini fridge that freezes ice cubes.
The only advantage is the sea. There are many breakwaters, a wide beach, you can catch crabs and fish. The Dalek shop is across the highway and uphill.
So I don't recommend anyone else to rest at Gayane's.

They lived nearby, houses on the same territory, two sisters were the housewives. Houses are an economical option. Old mattresses. Shower/toilet in the cabin, everything was working properly. There is a kitchen on site. There are few dishes. There is a washing machine, you can use it for free. Sea. The sea is gorgeous. Warm, clean water. There are a lot of breakwaters, the only disadvantage is that they block the panorama of the sea. The beach is clean, there are no people at all. The beach is not equipped, there are no canopies, no sun loungers, no umbrellas. There is a dining room on the territory of the hotel, with absolutely affordable prices. Everything is delicious.
You can get to civilization by taxi, walk for more than an hour. I mean civilization-New Athos. It takes 5-7 minutes to drive. Athos has all the delights of resort life. In the other direction-Sukhum. About 45 minutes by car.
There is one shop near the hotel, right on the highway. There is everything you need. For vegetables / fruits, of course it is better to go to the market in Athos.
The sea is ideal for families with children.
It takes 4-5 minutes to walk from the houses to the sea, but across the railway road. Trains run very often-they don't bother you! The road is further from the beach, not like in the Krasnodar territory.
Problems during check-in. The hostess is losing guests, some have arrived, but there is no place. We had the same thing, rented two houses, arrived on the appointed day, but there was only one house. As a result, someone hung out, we moved in.

The houses are wooden, there is always hot water. The plumbing for such a house is normal, it does not leak. The air conditioner is working properly. The linen is clean. There is a refrigerator.
The territory is well maintained, lots of greenery, clean. We arrived at night, we were greeted, checked in. It was quiet on the territory, no one was sitting in the common kitchen, making no noise, although almost all the houses were occupied.
2 minutes to the sea, cross the railway tracks.
The life is simple and with small shoals, but the place is cozy and clean, the owners are friendly.

We booked a 4-bed room in February. The hostess announced the cost of 4000. On the VK page, this price is indicated for her house, for room 3500.
Upon arrival, she settled in the house, then it turned out from her words that it turns out she was preparing a room for us on the second floor, but there was an overlap, so for now she will leave us in the house, and then asks us to move into the room, since the people who booked this house want to live in it.
To the question that the room is so much cheaper than the house, she replied that no, the room costs 4500, so we are also in the black.
Honestly, they did not argue, because they already realized at that moment that there was deception all around. They will cheat here for 100 steering wheels, and there for 500.
But it was not pleasant when we found out that our neighbors pay 3800 for the same room!!!
As for the service, after the move they asked to change the towels, instead of 4, she brought us 2. They also did not argue, since the towels were musty and the first and second.
In 10 days of staying in hot water, I washed 3 times. At 7 a.m., when I did not go to the sea and again in the morning. During rush hours, when everyone returns from the sea, the water is barely tolerable cool. So to speak, when fully loaded, the heating does not cope. Separately, each has no bolers, everything is heated somewhere in a common barrel.
There is no normal Internet!!! At night, please, while everyone is asleep. From 4 to 7 I caught perfectly. The rest of the time, it was possible to correspond in whatsapp with a slowdown.
Video, Yandex, Yandex maps, vk - everything that is heavier does not load!
The TV is also powered by Wi-Fi.
Surprisingly, he did show it in the room, but not in the house.
So if you don't drink in your free time from the sea, stock up on movies at home.
The paths to the sea, the kitchen are swept, but the common area on the floor for 3 rooms has not been cleaned in 4 days.
The rooms between the guests are cleaned literally in 30 minutes, visually clean, but wiped with napkins.
There is not a single hook in the bathroom in the room! There is nowhere to put a towel, even for hands, let alone this towel.
Also in our room there was only a wardrobe with hangers, no shelves!
And this is a 4x room!
And there's nowhere to put things!
In the shared kitchen, there was 1 kettle for everyone. 2 were broken. Later, they brought a thermopot, but of course no one poured it, since everyone wanted to heat themselves separately. Someone was heating individually bottled water.
There are enough plates/circles.
But there are those who like to feed stray dogs from plates.
The cooking utensils are disgusting. The pans are bad, the pots are aluminum. There are no lids to pick up.
I also didn't like that the hostess washes the guest bed linen and hangs it in the gazebo.
The sea view, so to speak, suffers.
Therefore, I do not recommend this guest house.
Plus only the sea, it is close. But the path to it through the territory is not flat. A little steep. It's going to be hard with sore legs.

I wrote for several months, asked for a refund for the reservation, because they refused the reservation almost immediately, 3 months before the desired dates. Gayane promised that she would return only part of it. Moreover, he wrote a lot of times, rarely responds. As a result, it's already July, the full ignore in Whatsapp. 7400 just took and did not return. In relation to people, it is immediately clear who Gayane is. Think 100 times before applying here. In VK, all bad reviews are deleted, leaving only good ones. ....Not a foot in Abkhazia now.

Booked in May for the end of August and the beginning of September. The money was asked to be transferred as soon as possible. I transferred it within an hour.
In June, the plans changed, I hoped for customer orientation, but where is there. I wrote several times, read and were silent, after a dozen messages they promised to return it, but after a few days, otherwise they don't have any money. Until he wrote again, there was silence in the messages in response, but only part of the money was transferred and they also said that it was good.
As it turned out, all negative reviews and messages in VK are deleted, which show the real attitude towards the guests, and it seems only the paid ones are left.

Quiet place, close to the sea, comfortable houses. There is a shared kitchen with a washing machine, there is a dining room next door. The sea is cleaner than in more popular places. The WiFi failed a little, it did not work stably.

I want to share my negative experience. I booked accommodation, but unfortunately I didn't get my money back. This is simply unacceptable!
Besides, the object itself turned out to be terrible. The living conditions leave much to be desired — this is not what was depicted in the photos. I was disappointed and I feel cheated.

They drink every night in the summer kitchen. The walls are thin to the point that you can hear everything that happens behind the wall. The mattresses are sagging, dirty and the springs are sticking out. Condey drips onto the bed. The shower is unsanitary, the room is dirty. A strange pattern of communication with guests.
