Greetings, dear friends! We had a rest this year 2023, September, in this wonderful and cozy house. I liked everything very much, I will even say categorically. Special thanks to the hosts, Pavel and Jeanne! Wonderful, Sincere and responsive people. On any question, they will always tell and help. Zhanna cooks beautifully and deliciously, and Pavel can take you to any place in Abkhazia, in a comfortable car.
A quiet and cozy place. You feel at home there. To the clean and warm sea, slowly, we walked for 7-8 minutes. A wide and spacious beach, the sea is super. It's about the same distance to the border with Russia.. There is a kitchen on the territory of the guest house, you can cook whatever your heart desires. Jeanne cooks breakfast, lunch and dinner, for a nominal fee. A large, clean and cozy room that has everything you need. Shower, toilet, air conditioning, TV, refrigerator. We liked everything very much.
Within walking distance there is a small market, shops, canteens, cafes with a good kitchen. A very convenient place. Wherever he wanted, he went there, Gagra, Pitsunda, New Athos, Lake Ritsa, Sukhum, etc. And if you want to go to Russia, Adler, Sochi, etc., it's not a problem to cross the border, we always crossed, a maximum of 15 minutes. By the way, it is very convenient.
God willing, next year we will definitely go only to this Warm and cozy place.

We rested here with my husband. Located in a quiet location, what you need for a holiday. Not far from the border, just 5 minutes on foot. The hosts are friendly, pleasant, sociable, very responsive to all requests and wishes. The rooms are clean, comfortable, cozy. The atmosphere is homely. It was as if they had come to visit old acquaintances. They fed us delicious. Many thanks to Jeanne, the hostess of the hotel.
The memories of the rest are pleasant, a lot of impressions. If possible, we will definitely come again.
I recommend it to anyone who prefers a family, relaxing holiday. Outdoor enthusiasts will also be satisfied.

Hospitable, comfortable, cozy and sincere guest house "Victoria".
Pavel, Zhanna, Oksana, thank you very much for your care and attention!
According to the plan, they had to rest with their family for 7 days in this place, and 7 more in another part of Abkhazia. But when we left Victoria, somehow everything didn't work out in the new hotel. Therefore, at the family council, it was decided to return to the hospitable Victoria house. And the rest has become 100% complete again.
The location is very convenient and Sochi is not far away, and all routes around Abkhazia are within walking distance. Roaming was not enabled. We used the usual connection of the Russian Federation.
Pavel showed us the whole of Abkhazia in his minivan! Although he says that he is not a professional guide, but this is only out of modesty 😀

We rested at the Guest House "Victoria" from 08/09/2023 to 08/18/2023. We were met at the border from Abkhazia, taken to the place, provided with cozy, clean rooms, where everything was necessary for living. There is a cafe on site, as well as a shared kitchen. The guest house is located in a quiet, private sector, 10 minutes from the Psou checkpoint, the sea is 400 meters away, near a grocery store.
Zhanna and Pavel, thank you for your hospitality and comfort! Pavel, thank you for the guided tours of incredibly beautiful Abkhazia!
If you want to take a break from the hustle and bustle of the city, we recommend the Guest house "Victoria".

A very nice guest house!
We stopped for the night on the first day of the bike tour in Abkhazia and not only were we very satisfied, we also stayed here for two nights on the way back.
It is extremely convenient that it is a 3-minute drive from the border.
A cozy room, plenty of space, clean, plumbing is in order, a chic courtyard, dryers, balconies, a dining room and a veranda for relaxing. The sea is a 10-minute leisurely walk away, and there are Dolphins in the sea!
Hospitable and sociable hosts Pavel and Zhanna are always happy to receive guests.
There are breakfasts, lunches and even dinners!
Excursions by a large minibus to local attractions are possible!
In general, I highly recommend it!

On April 16, I had an anniversary and my husband and I decided to celebrate it in Abkhazia, I went to the website and found Victoria's house in the living room. The owners of this house turned out to be very hospitable people, the room was clean and cozy, the beds were snow-white, the room had all the amenities, hair dryer, air conditioning, TV, refrigerator, very tasty breakfasts, a large beautiful courtyard.They left satisfied. A month later I had another vacation, I called Jeanne and asked if it was possible to take pugs with us, because we will rest for 10 days and there is no place to put them, Jeanne allowed, now our children are resting with us together.Pavel, Zhanna's husband, was our guide, in April we visited New Athos and Stalin's dacha, this time we visited the Blue Lake and the Ritsa. The beach is 5-7 minutes away, shops, cafes are all nearby, what else is needed for a comfortable stay.

We "rested " at the Victoria Guest House in early September .Yes, we rested - in quotes.There don't seem to be any complaints about the rooms themselves, except that the water was barely warm and something was leaking in the toilet, the floor was constantly wet.There were no other guests besides us at all , which is probably why the hostess only had money on her mind ....Even to ride an aging bike around the village - all for money.A bag of tea , water, sugar - pay for everything....In short , the hotel-everything is excluded !They immediately caught rotovirus , had to extend their stay for a day , so they made such a meager discount , while neither the linen was changed nor the cleaning was done.The sea nearby is very dirty, the beach is very scary.However, then they bought food from the hostess , because their stomachs hurt.
..If you only have a rest after the flight, then you can.But to rest in this place - no way!

A great guest house!
It is located almost next to the border, we are from Belarus and it was important for us that there was always roaming.
We rested with friends for 11 days, the rooms are clean, bright, snow-white linen and towels, the room has a refrigerator, air conditioning, TV, shower, toilet. WiFi throughout and near the property.
There is a parking space for a car.
Your own cafe, where you can not only have breakfast and lunch, but also arrange a mini party. There is a barbecue for those who want to cook something with their own hands.
Jeanne is always interested in what she would like to eat today and everything has always been sooo delicious!
We went on an excursion with Pavel, told and showed a lot of interesting things, and only a positive response to any whim!
The guys will tell you and tell you all the questions you are interested in. They will help you find it and even take you!
In general, it seemed that you were vacationing with close relatives or good old friends.
Everything is somehow homely and sincere!
I miss you already and I want to go back there!

We rested this summer for 10 days with two children. A wonderful two-room room, very comfortable, spacious, TV and air conditioning without complaints. The yard is closed, children are not afraid to walk on their own, there is a swing and a lot of toys, which they really liked. Special thanks to my Wife, she accepted us perfectly, she took off one star for the location of the hotel, there are absolutely no delicious cafes or even decent shops nearby, and the sea is dirty due to its proximity to the river. We rented a car and went to Gagra to eat and swim.

The room was taken for 4, 2 double beds, and a sofa for a child, plus they provided a cot for a baby. Clean, there is a small refrigerator, the room also has a shower room with toilet, wardrobe, TV, table and air conditioning. The territory is fenced, there is a dining room on the territory, a small parking lot and a small playground for children, the sea is 3-5 minutes, there is a shop on the way! The place is quiet, calm, but the dining room is close to the rooms, and during night gatherings everything is audible and prevents you from falling asleep!
There is also a kitchen where you can cook yourself, and a barbecue, but with a large number of people who want to, a queue accumulates and you have to wait!

I recommend choosing this location. The border with the Russian Federation is within walking distance, so Russian communication without roaming catches without any problems, near the market (near the Psou bus station)fresh vegetables, fruits, unrealistically delicious local pastries.The sea is just around the corner.An oasis of silence, harmony and peace.The guest house has a wonderful cook. You can safely eat! The prices are like in a canteen, but in fact it is homemade food prepared according to your order. Very tasty and affordable! The owner of the Karapet house offers a transfer, a super convenient option. The house is clean, everything is brand new, the impressions of living are the best!!!! The vacation fire just turned out!Everyone come to Abkhazia to Karapet! The price/quality ratio is simply brilliant! I'll be back again! Thanks!

A nice mini-hotel. We stayed in August 2020. The room is clean. However, a double bed is made of two single beds. The staff is friendly and helpful. Meals are provided on request. Close to the sea. Who needs to stay in touch is caught by the Russian network (at least MTS). There was a small incident with water (shutdown), but it was turned on in the evening. There is a parking lot for cars. You can safely stop for a few days.

There was no shish kebab, as usual, but still the girls cheered us up with scrambled eggs and pancakes if desired) Just before check-in, our room was replaced with a more expensive 4-seater, and without extra charge. True, the owner smiled cunningly and was not against us paying extra, but we quickly settled this, and drank for it))) In general, I recommend it! A quiet, cozy place right in the middle, between the sea and the border.

I do not recommend it. There are no shops or cafes around, the beach is super dirty and neglected. Periodic power outages. The guest courtyard itself has a concrete path from the gate to the building, a dining room with a kitchen - a veranda upholstered in film, the rooms are small but clean enough, mini-refrigerators and amenities in the room, there is air conditioning and a floor heater. Machine washing is possible for an additional fee of 200 rubles. The large size of the guest house is located near the Russian border, hence the lack of roaming. Wi-fi is available on site (if there is electricity).

Good day everyone!!!! My family and I had a rest at the Victoria Hotel (Pharmacy 14a, Gyachripsh). It takes about 10 minutes by car from the border. The hotel is new, all the furniture is new, the bed linen is new!!!! Balconies with dryers on them, which is not a little important when you are relaxing with a small child!!!!!! Room amenities!!! The courtyard of the hotel is quite spacious, there is a large dining room and a kitchen. The three of us are relaxing with a small child (4 years old), he was arranged on a brand new couch next to our bed. The towels are boiling white. Conditioner. There are blinds on the windows.
To the sea, a slow step into the ruins of 5-7 minutes, on the way there is a shop, a cafe. There are a lot of inexpensive cafes nearby. We really liked the cafe on the opposite side from the sea (go towards the road, turn left and the first cafe), wonderful hostess Irina, everything is always fresh, delicious!!!
The hotel has wonderful hosts Karapet, Sonechka and their assistant Abraham! Very friendly, helpful people!!!! At the request of the guests, they organize cool evenings with music, dancing, barbecue and homemade tea!!!! In general, we are delighted!!!!!
