The sea is 100 meters away, the area is shady, shops are a little far away. There is a dining room on site, the food is so-so, the portions are small, the prices are overpriced. Other food options are to go to another hotel, which has a similar dining room. There is no kitchen for self-cooking! The owners are Armenian, Gayana is a pleasant woman, but she does not have time for much. The houses are cleaned superficially.

I booked a room in March for September for 2000 rubles per day, upon arrival it turned out that there was no room that I had booked, but there is another one a little more expensive, 2200, but it is not ready yet...Okay, let's go to the beach, we came in two hours, here's your number 2500! How?! It was 2200! Okay, not yours, not ours, 2300!.. I would have left this hotel without a child! This is a huge disadvantage, there is no point in armor! Two women rented the next room for 3,000 rubles per day, although they also booked for 2,000. There is no hair dryer in the room, no kettle, towels are not changed. There is a shared kitchen with dishes and a microwave.There is a dining room on site, the food is delicious, the girls are very friendly and friendly! The territory is clean and well maintained. The sea through the gate is large pebbles, you go in waist-high - large cobblestones, neighbors told us where the sandy beach is, there are very small pebbles at the bottom, it is much more comfortable to go in and swim, especially with children. There are no pharmacies in the area, two shops on the highway with a meager assortment. A minibus for 100 rubles goes to New Athos, rarely, you need to look at the schedule, a taxi for 400 rubles. In the evenings there is nowhere to go, there is a small embankment, three benches and a small cafe.

Very cozy place within walking distance from the sea 🏖️
This is not the first time we have rested here.
I REALLY liked the fact that there is a cafe on the territory of the recreation center, where you will always be well fed. The prices in the cafe are very pleasant, there is no point in taking something from the products with you. Shish kebab will be fried for 360 rubles / 300 grams. Very tasty meat, served on a skewer with pita bread, vegetables and herbs.
Some houses are located right in the orchard overlooking the sea.
Prices in June are slightly lower than in July and August. Gayana the hostess is a very friendly woman.
I recommend it to those who do not need noisy parties, cafes and drinking parties.
Silence, the freshest air, the sea in 2 minutes, positivity and rest, this is what we go to this place for. I recommend

We stayed at this hotel in the middle of July 2024. Houses: 1) the curtains remained in my hands as soon as I tried to pull them back (the maid said that this was a constant phenomenon, since the curtains were heavy and the hooks were weak)
2) there are no shelves in the closet, there is a bracket on which 2 pairs of hangers are shamefacedly hiding, while there is nowhere to put suitcases (if you don't get things) - you can only step over them
3) the lock to the toilet is broken
4) the bathroom stinks, the toilet seat is broken, the toilet is dirty
5) the shower cabin has low sides and a short curtain, respectively, in the bathroom after taking a shower there is not just a puddle, but the sea is not drying out
6) panels "under the tile" are glued to the walls in the shower stall, they almost all "moved away" from the wall
7) shelves for washbasins and a toilet paper holder are again shamefacedly hiding in the bedside table (why is it a secret)
8) the boiler-water heater and electricity are often turned off!!!
9) the wf works very poorly.
The story is the same in the rooms, except for a few new rooms. I must say that the hostess moved us there without question, but also in the new room: there are no bedside tables, the dining table is standing (all the little things had to be dumped on the table), the wardrobe is the same non-functional, there are no towel hooks in the bathroom. Of COURSE, the move did not solve the problems with water and light. You come from the beach, go to the shower, lather up and then bang - either the electricity in general, or the boiler blows out (there were different options). Moreover, the owners are in no hurry to change / repair / eliminate anything.
The dining room is not bad, the staff is polite and helpful.
Special thanks to the maid for paying attention to our requests: she did the cleaning unscheduled at our request, gave us normal body towels in addition, when we complained that we were given only one towel in the size "for the face", helped with washing clothes, replaced the linen a week later.
By the way, please note that there are no "Rules of accommodation" in the hotel. If a "booze party" arrives with you at the same time, the problem of silence at night will be your problem. Maybe I'm being picky, but earlier we spent three years vacationing in another hotel, so there the owner would have already shoved money into these guests' teeth after the first such night and kicked them out of the gate with their suitcases.
I must say that both the hotel and their agent Alexey Starkov, through whom we booked the hotel, deleted my reviews. I think this is also evidence of poor quality of service. Well, it becomes clear why we were not ready for what we faced upon arrival.

Photos and videos in the VK group are very embellished. Apparently removed at the time of construction, in reality everything is much worse. The stench, broken bathrooms, barely living furniture, mattresses are all sagged. A towel for 4 was given to the 3rd, the 4th was expected because they were not there. When changing the linen, they waited for it to be washed and it would dry. Water and electricity outages. The territory has a beautiful garden, but it is not so well maintained. There is a canopy near the house where you can sit, but it is always dirty, cigarette butts, stubs and just dirt. The dining room is ordinary. The only thing that pleased me was the sea.

The sea is super. The owners are Armenians. There is no place to cook food on your own, everything is done to pump out money, there is a dining room on the territory of expensive. The numbers are normal. In the evening, a tasteless shish kebab is fried by order. The sea is 1 minute away.

apparently tame ones do not butt. The beach is a 3-minute walk away, there are large pebbles on the beach. The sea is clean, crabs live on the breakwaters in the crevices (you can catch them, and at night or in the evening if you go out on the breakwater with a flashlight, you can see large crabs). But if there is a storm and rain, it is better to remove things (if they are drying), otherwise they will be blown away by the wind. You can order fried Fish; Vegetables; Meat on a campfire. The host and hostess are very kind!!! We had a rest in 2021. I wish you all!!!😁😁😁

I do not recommend it! There is something to compare it with. Last year we stayed in similar houses in Pitsunda, it was much more comfortable. There are constant power outages here! Water is worth its weight in gold! They turn it off at night, turn it off during the day. I came from the sea, we were lucky- the water ran out. The husband was looking for the owner to turn on the water. The most interesting thing is the dining room (they even managed to ruin their national boat with an egg. They write soft invoices in all canteens, but not here! We only went to breakfast, since there are many canteens nearby. Prices should be monitored, the price of tea is constantly changing, then 3x, then 50 rubles
Just like pancakes, there are no price tags! As for cleaning, there is none! The rooms are not cleaned. They asked the cleaner, she swore so much! You only pay for the houses, not for the service! Toilet paper was given out only upon check-in, then we bought our own. Yes, the curtains ((( are constantly being dumped, you need to hang them yourself. How? The curtains are heavy, the hinges are plastic, and they can't stand up.

At a price of 3500 a day more expensive than in Sochi, you get - A current ceiling, no sink, a broken toilet, a through hole in the wall in the bathroom, a non-working Wi-Fi, linen that does not change for a week, does not clean the room, there is no kettle, they do not allow you to make kebabs, there is no kitchen, the TV shows 3 channels - fortune tellers and a TV store and a centipede as a gift!!! We will never go back there with our family again!!
The owner takes you on excursions, says that you will not get to the ritz yourself

This hotel, or rather the house, has the advantage of being close to the sea and a steep shore (this is the layout of the landscape for me). Now in winter there are huge opportunities- you are the mistress of these expanses, there is an opportunity to do yoga / exercise on the shore, put up a mobile bath and after warming up dive into the sea; there is a gorgeous playground nearby, we used it for physical education.exercises and standing on nails. The owner has a huge orchard, but it's not worth picking fruits without permission, and I agree with this rule. But the house/ hotel itself is asking for improvements- plumbing is not fixed, it's cold in the showers - I entered shouting BANZAI!!!, there is no noise insulation; the kitchen is cold, in a separate part; as practice has shown, it is extremely inconvenient for young mothers. Those who like Spartan conditions in winter can safely go there!
