Thanks !!! We had a rest in September 2024. This is a different country. Their customs, their traditions. We will all choose our own vacation here...
To be honest, we were afraid to go looking, suddenly we won't find it, but here we "miss" .. there wasn't much time and we were tired of the road ...
Although, after reading all the pros and cons, we had to prepare, of course))
Everyone, of course, expects from the rest what they want to expect.
We were going to the sea, to the sun... We were only at home to sleep, swim and eat..
You will buy up in your bathtub, you will sleep on your beds, and you will do everything else in your apartment, in your beautiful city ... (this means that something is bothering someone)..
It's just that when you go on vacation, you choose!!! After all, no one imposes!!!
There are 100 houses, you can choose better or, conversely, more economically ...
It is better to view at least photos and reviews in advance, of course..and to write out for yourself what to pay attention to...
unfortunately, we did not do so🤦♀️
Cooking on the territory will not work, there is no stove, so eating is a canteen. It's very!!!inconvenient... You can't even make coffee. Who is with children - it can be said - is unacceptable!! Porridge in the dining room is not based on milk, but on a substitute.. I'm shooting a star for this..I'm sorry..
actually, there are rooms here, I don't see the point in booking in advance, to be honest.
The music from the cafe is really very loud..but until 23:00..
But, this is the center...
and the neighbors can be heard..but, this is not a capital brick house...You can hear everything in the apartments !!!but what a plus - the tree smells dry even of wood

I do not agree with those who write that you need to use a dispenser, not a soap dish to put on a shelf ...
I think that there should be amenities, and we vacationers will choose!!! The dispenser also needs to be put on something..indeed, you need to open the shower stall and reach for the same, by the way, dispenser - I did it))
Oh, by the way..Always on the floor!!! water from bathing..I don't know why..either it flowed from the pipe, or from the cabin..
In general, the disadvantages are years earlier, I look, and not much has been fixed ...
But it's better not to think about it, otherwise the rest will be spoiled🙃

Very hospitable, friendly people, nice, well-equipped, clean rooms.
Any questions, requests - everything was resolved promptly.The road to the sea takes 10-12 minutes.We lived with a child .It is very convenient to have all the infrastructure nearby and a playground with a dining room nearby.
Naturally, there are minuses and pluses, but they are not so critical and not worthy of attention.We liked everything very much, we recommend it to friends and acquaintances.Thank you very much!!!The photo was taken before check-in.

The convenient location in the center is expensive because of this..But there is great audibility not only of the neighbors , but also of the entire street .disco until night and the noise from the refrigeration equipment in the dining room .There is practically no Internet connection.The hostess is friendly and friendly.The room is clean, the TV and air conditioning were working properly.

We have just returned from Abkhazia, we were vacationing with 2 children"Irina has" almost 10 days, booked back in March.
1) Regarding the rooms and amenities, I will say this: if you need chic and luxury, then look for something else so that you will not be disappointed later. And for us, the price / convenience / location ratio was a priority, and we really liked Irina's place: simple, clean, tidy, has everything you need.
2) there were no bedbugs or other living creatures in sight,
3)clean, linen and towels were changed without problems
4) the air conditioner worked a little bit noisily, but it was great, we slept in the cool
5) Mattresses and pillows are quite soft
6) the attitude of the hosts was very pleasant, I don't know how to whom, but we were very satisfied. On the 2nd day, my daughter caught rotovirus, so Irina herself called us a taxi to the Gagra hospital and advised us who to contact, as a result, my daughter recovered quickly and the rest was not spoiled.
7) the kettle and refrigerator are really alone on the floor, but they used it without any problems, because they spent a little time in the room
8) the only thing that marred the rest a little was the creaking floors of the upper floor (we lived on the 2nd floor), the creaking was very loud and it was possible to fall asleep only when they lay down from above. Next time we'll take a room on the 3rd floor so that no one creaks above us😃
And I also want to suggest: maybe it's worth adding some garlands or local lighting on the floors? Then evening gatherings on the terraces would be magical in general))
In general, I would like to thank the hosts Irina and Leon for their hospitality, warm attitude and a successful vacation! We will definitely come again! This is the first place where the children did not want to leave)

A review that I would like to leave about this place, since I had interesting situations with me.
The rest took place from August 07-16, 2023. I am a person who vacationed in Bulgaria and Turkey at Oncluzev, then I was perfectly surprised, even without food. Let's take a closer look.
The place is really close to the center, shops, cafes, canteens are plentiful here. I won't talk about prices, because for someone 200 rubles is expensive and budgets are different. I'll tell you how it is. Average receipts for canteens and cafes of 2 adults and a 7-year-old child, breakfast - 500 rubles, lunch -700-1000 rubles, dinner -1000-2000 (for dinner, who is good for what, our family does not drink). There are a couple of regular shops where you can buy water or hygiene items.
Parking next to the territory is free, the main thing is to park correctly, and not as we are used to in the city, blocking something. They will not call you on the phone under the windshield and there are no tow trucks.
Now the guest house itself. It consists of 3 floors (the 1st floor is semi-basement, as I did not see there, since I was on the 2nd floor). The house is completely wooden. As people leave comments, the walls are thin, conversations are audible. For this, there are certain rules from the hostess. I can say the following, how many children were settled with me, then there was no constant noise (as in the maternity hospital). When parents swear at a child, it was heard, but this is not an ordinary voice, but already raised. Risers pass in such a way that when people wash or go to the toilet, you can hear leaking water, if you close the door to the bathroom, you can hardly hear it. I said about the walls, about the ceiling and the floor, I'll say this, in my city, through the concrete floor, you can hear the tenants walking through the heel. Here I heard a child jumping or dropping something often (this is a separate funny and not a story), but it's a child and we haven't been home that much. I didn't hear an adult.
On each floor there is a kettle and a refrigerator to cool something or save it for a while, but not for permanent storage, there are a lot of people and the refrigerator may be busy (and there is a microwave near the small house). You can dry your clothes after the sea on common ropes at the entrance to the guest house (there are plenty of them here, but you don't need to get carried away that you broadcast all your things and do not take them off). Over the Internet, I never connected roaming and did not purchase a local SIM card, since there was a router and Internet on every floor (there were interruptions, but the child watched cartoons through kinopoisk in 1080p resolution without downloads). There was enough for talking, messengers and watching YouTube.
As someone wrote about bedbugs, so I did not meet any and there were no cockroaches, only there could be small butterflies on the balcony.
According to the numbers, the rooms are good, especially since the room is required to wash, sleep and keep things. Shower stall (standard size cabin). If you hang shelves for soap in it, etc., then it will not be convenient for large people to turn around and break down quickly. Use soap dispensers, it is very convenient. We had 2 beds, one double and one 1 bedroom. Single beds of the old model. Double beds of their steel frame. The mattresses are soft and not collapsed (there are even mattresses as they used to be in the 80s, in boarding houses, on the down). The beds, as a result, are soft (a little squeaky from time, I would consider frame furniture, not expensive and reliable, but this would be my solution). My family slept well and softly.
Cleaning and linen changes are carried out on request (this is correct, since not everyone likes to be cleaned in their absence). If you need to wash something of your own, 200 rubles. and give the laundry.
All the laundry is ironed after washing (special respect to the hostess's assistant, who sits at the ironing board almost every day and irons sheets, duvet covers, pillowcases and towels with her own hands.
The house itself is cleaned daily, there is no dirt or dust.
I'll go back to the prices. The cost of the room, I will not comment here, as you agree, it will be so. But I will say the following, this is not a hotel with more than 100 rooms with fixed price tags, this is not a sanatorium (which is here with its own cost), this is an ordinary house in which there are rooms (separate rooms, not to be confused with a hostel) in which you are guests, not customers. And this is much closer and more respectful. And the owners here are fair and positive.
Before the trip, I imagined Pitsunda to be something similar to other resort places. And after talking with the owners, I understand that Pitsunda is not just a resort, but a resort City where people work from morning to evening for 4 months, so that they can just live on the money they earned for 8 months (almost opposite the guest house there is a Yummy dining room and a window for ordering self-service. A woman stands there without a chair from 8:00-22:00 and pretends to take orders (and the queue during lunch or dinner is normal) and gives them out immediately. So behind her, in the kitchen (about 15 meters by 10), there are 15 people standing near the stone slabs, and at the same time I observed that the workers do not change daily. Considering that it's 42 degrees outside in the sun, they have a steam room there (there are no air conditioners, only hoods above the stoves). So think about it!

The location is super, the city center, near a good cafe Yummy. It is a 10-minute walk to the beach.
There is air conditioning, individual toilet and shower in the room, TV.
There are separate dining tables next to the room. On the floor there is a refrigerator, a kettle, an ironing board, clotheslines.
For a separate price, the hostess washes things.
The floors are clean, cleaned every day.
Minuses:
1. The room has rather thin walls, plus apparently to make several rooms into one large one, there are doors between them (usually closed). Because of this, the audibility is just terrible, especially near these doors - you can hear all the conversations in the next room.
2. There is a similar problem with the ceiling - it constantly creaks loudly if someone starts walking in the room from above. And in the toilet, it generally seems to be as thick as cardboard, you can hear absolutely everyone.
3. There is no ventilation in the toilet, because of this, all odors go directly into the room. Also, due to the constant dampness in the shower, there was black mold in the corners.
4. WiFi is more dead than alive. It looks like the router is in the hostess's house, and the walls of the guest house are poorly punched, there is enough speed for chats and a couple of pictures, but not for videos. And in the morning and evening, when everyone is still in their rooms and actively using it, access appears every 5 minutes for about 30 seconds, after which the connection completely falls off.
5. The hostess periodically takes towels from the dryer herself, although she was not asked to do so. Because of this, there were a couple of unpleasant situations - we are going to the sea, there is no towel, it is hanging somewhere and everything is wet after washing, and the hostess does not allow you to take your clean towels to the beach. I managed to do it once right before we left, it dried well.

Kind people, read the reviews, do not step on the same rake. If you want to spoil your vacation and impressions of Abkhazia, then you are here. Minuses:
1. The price of 5000 does not match the quality. The price of this room is a maximum of 2500 on a market day.
2. There is no Internet in the room, more or less on the 2nd floor it only works.
3. There is mold in the shower, there is not even a shelf to put shampoo on.
4. Audibility. Everything that happens behind the wall can be heard.
5. There is no barbecue, you will not be able to make a barbecue.
6. There is no kitchen at all, there is not even a place to cook sausages.
7. One refrigerator per floor! And there are 7 numbers there. Even putting a bottle of beer in there is a problem.
8. One kettle per floor! Yes, the kind that's better in my garage. It's a shame to give it to people.
9. At the entrance, you need to take off your shoes and walk barefoot to the room! It's kind of wild.
10. If you are in a desperate situation, pay only for one or two days. See how it all fits you. Don't give all the money back, it's a problem to take it back.
11. The air conditioner almost does not work, it cools poorly.
For the first time in my life, I wanted to get home from vacation faster.
Pros: There are none.

Good day! A terrible place, I agree with all the negative reviews!... As soon as we entered the courtyard, we were told to carry the money for accommodation, and not offered to leave the heat first, to settle in. The old horrible beds, if you can call them that, the hum and vibration from the old air conditioners. The smell of sewage, ancient furniture, worthless dishes, no hair dryer, washing 200 rubles.We have been living since August 17th. High prices for the absolute lack of comfort and coziness. We lived on Lesnaya Street, but there was an opportunity to live there for a week, then we were looking for housing and came across Irina. It doesn't compare like two planets. Avoid this place whenever possible

We rested from August 2 to August 8. We were without children, just the two of us with a friend. Initially, the plans included the Sea, so the house was kept to a minimum.The room is on the 3rd floor, the air conditioner was working properly. They did not conflict with the owners. The location of the house is very good, the center is within walking distance of almost everything - a market, shops, cafes, a dining room (where they were very tasty and the prices are very reasonable). We made friends with the neighbors. I enjoyed my vacation.

When we entered the room, we saw 3 dead bedbugs, the sink was not leaking water, there was no place for a soap dish in the shower, which caused inconvenience when bathing, the shower cabin was not attached to the wall and was always dancing under me. Very old pillows looked like a pancake, I had to fold them in half. The bathroom was terribly buzzing every time the water was flushed there, either we or the neighbors below, it constantly woke up at night and in the morning. Also in the evening, we saw a cockroach the size of a liner running across the floor, as in the movie "Starship Troopers", all this was in a room on the 3rd floor, 7th floor. Have a nice rest.

An honest review.The hostess is very strict and critical of silence.We only came there to spend the night, so there were no complaints against us. But I personally heard her make a remark to a 4-year-old child not to run there (I don't know how children can be forbidden to just run around the territory during the day)In general, childless, quiet pensioners are the best!!The location of the house is excellent, 10 minutes to the beach, two steps and a Yummy cafe, two more steps and all the shops are here.The rooms are clean, but the smell from the sewer is present. Good afternoon to all those who are going to relax, if you want to spoil your vacation, then you should go to the Irina's guest house.
Accommodation was not booked before the holiday, it was always possible to rent it on arrival, but not this time. There is a very large influx of tourists, rooms from 4 thousand rubles and above. We found housing only at Irina's, put us in the basement with the convenience of the street,. The bathroom was one for two rooms, but the hostess kindly reassured that each room has its own locker marked with different letters and this is the 21st century!
The room is dark, the furniture is shabby, it smells damp, the linen is damp. There are no shelves and a locker for clothes, linen had to be laid out in the sideboard, pushing aside the master's dishes.
There was a rusty pot in the shower, soap accessories were placed directly on the floor, because the owners did not bother to make a shelf. The sink is right on the street, you could forget about the intimacy of washing and brushing your teeth.
But the most important negative element is Irina! A nasty voice that began to sound in the morning, constant remarks to vacationers and stories about yourself to your beloved. The cleaner, who did not leave the yard, constantly stroked and swept, looked more like a snitchy scavenger.
P:S if you do not have housing options, it is better to spend the night on the street, but not in this guest house.

Bottom line: if you just want to spend the night and really want to be in Pitsunda and you haven't bothered to rest in advance, then it will suit you. Or book a normal room in advance! June 2023 We stopped by for two days and thank God. It's a disgusting place. The beds are old, it's scary to go to bed, the shower is broken, the audibility in the room is terrible - you can hear people going to the toilet behind the wall. Prices are bending. Washing is a separate story, I have never seen such prices in two weeks in Abkhazia. The mistress should work in prison, as a caretaker.

Of the Advantages - Only next to the sea and THAT's IT!!!! All the Advantages are over.
About the hosts - this is Nonsense at all!!!
Money is what they are interested in, and about the Guests - they would not live at all, only money was given and left.
Minuses:
1. Rooms - "Savdep"
2. Furniture from the 60s....
3. Mattresses - cotton and smelly
4. There is almost no WiFi and water, the hoses are flowing.
5. And about animals (spiders and cockroaches) - this is generally the Norm!!! They walk in every corner, on the ceiling and on the bed.
I don't even want to remember - this is a 5-day stay, goosebumps on my body .....
We wanted to leave for 2 days - but....No one was going to return the money to us.
DO NOT TAKE the first floor (basement)!
IT'S A DUMP IN THE BASEMENT!
We didn't even get our stuff out of the car.

9. It is better not to solve any issues with the hostess herself, it is better with her son.
Of the advantages, only the location; near the entrance to the beach, shops and a dining room.

We rested at Irina's from 13.09 to 18.09.2022.
Cons: Terrible audibility in the room. Absolutely all the sounds of the neighbors are heard, and in the bathroom too. The floors creak terribly. WiFi is very bad. We had a broken shower head holder (seen a long time ago) We asked to fix it. The son of the hostess asked me to remind him the next day (!) We reminded you. But the holder was never repaired. The refrigerator is shared on the floor. The kettle is shared on the floor. The microwave is the only one.
Plus, the only one is the location. In the centre. There are cafes, shops, and a market nearby. Walking distance to the sea along the central or along the Cypress Alley is 10 minutes. The beaches are clean. The sea is beautiful. Fortunately, Irina's has nothing to do with this.

A clean area, the laundry is ironed all over. Read the reviews about this house, they are completely true. A big minus is there is no kitchen, one microwave for the whole yard near the smoking room downstairs, a smoking room in the middle of the yard, one kettle on a hemp per floor. To find a cutlery, you need to run around looking at other people's tables, on the floors. In general, a huge communal apartment with cardboard walls. It's not worth your money for accommodation (you could put up with it). The sea is super👍

We were in August 2022. We lasted one day, then moved out. Thanks for the refund, but I had to pay for two days.. The room was rented on the third floor. A dormitory with a lack of sound insulation, creaking beds, sagging floors and dust. There is a persistent smell of sewage in the bathtub, because they saved on a siphon at the sink. . I do not recommend it.

The rooms on the ground floor are a basement. There is mold on the walls in the bathroom and holes covered with a rag. Very little light. From the bathroom, as well as from the only window, there is a smell of sewage. The room cannot be ventilated. The air conditioner does not work (it buzzes once an hour for a minute and that's it). The doors are closing with difficulty
All the furniture, as well as all the things themselves, are damp. The chest of drawers, the wardrobe, the bed creak. There is no duvet cover. Half of the walls are stripped of plywood, apparently in order to absorb moisture, the other half is in crumbled plaster. There are a lot of incomprehensible cords and pipes. There are a lot of spiders in the room. There are tiles on the floor, it's cold to walk barefoot. The owners are not interested in the comfort of the guest, they allow themselves to talk disrespectfully. WiFi is only available outdoors. The room IS DIRTY!

If you want to spoil your vacation, then you should go to the private hotel "At Irina's". The hostess is completely inadequate and boorish. We booked a room 2 months in advance, arrived, the hostess pays for full accommodation from the doorstep. When we asked if it was possible to see the number before payment, she began to swear, saying that there were many people who wanted to besides us. After seeing the room, we were extremely disappointed. The Windows overlook the wall, which is 30 cm from the glass, i.e. you will never see sunlight, the room smells damp, the furniture is sooo old. In addition, if you rent a room on the 2nd floor, you need to take off your shoes downstairs and walk barefoot!!!! All over the stairwell and dirty antique carpets. As a result, when we asked if there was a replacement room, they threw out the money and said that they would not check us in, the hostess did not like us right away and in general, we booked a room for 3500, and now she will be able to rent our room for 4000-4500)))) about the location- opposite the cafe-dining room, apparently the only one, a crowd of people from morning to evening, do not wait for silence in the room, I think you can hear everything. It's a long way to the sea (we were with a small child, we could only walk in a stroller)!! Along the Cypress Alley, it takes 10-15 minutes to the sea, and in September 2022, a fee was charged for going to the beach, for some reason not every day, for free only upon admission of residents of the Pizzunda boarding house (50 rubles / person through the cypress alley, you can also go to the beach for free, but through the thickets). We found accommodation cheaper and right on the beach, with adequate and cultured owners (next to the Literary Fund).

The horror is complete.
If it hadn't been for the circumstances (my wife was tempted upon arrival, besides it was raining, there was no desire to wander in search of housing, we decided to stop at the first option that came up) we would have run away immediately after understanding the situation. Sound insulation is absent as a concept, i.e. it simply does not exist, therefore there is no comfort either. The toilet room is the size of a handkerchief. The beds are creaky. Bed linen from the time of the King of Peas. Service (there is such a thing) ex. Etc.
The hostess is an amazing madam: everything annoys her! It feels like everyone owes her and her guest house is the only one in the whole of Pitsunda.
We only lived for three days, but the impressions of this "hospitality" will remain for a long time. A terrible dream!
Even with the expected influx of tourists to Abkhazia in the season of the 23rd year, I would not risk "resting" here again.
Rs Well, or, at least, do not give the whole amount at once, at most (!) in two days - you will not be able to stand it anymore (unless, of course, you have lived at least once in a normal hotel).
