I really liked the Amir Guest house, located in Abkhazia, in Pitsunda. Administration employee Nadezhda conducted a review with us of all rooms and territories. We especially liked the location-near the market and close to the beach. The kitchen is perfectly equipped with gas stoves with a set of dishes for self
-cooking. There are 3 large refrigerators available. There is a barbecue nearby. The cost of living is affordable even for pensioners. We have already booked a room for a month in 2025. The sea is wonderful, the water is clean and almost always calm!

We enjoyed our stay in this guest house!
A spacious territory, there is a place for children to play, a large kitchen and a barbecue!
The room has everything you need (air conditioning, refrigerator)
The owners of the house are great, they respond quickly to requests to improve anything!
Of the cons, it's a long walk to the sea and we didn't like the central beach (a lot of people)
We were by car and went to various beaches! I liked the one that is located near their second Aquatica hotel, there is plenty of sand and pebbles and you can hide from the scorching sun under the pine trees!
There is almost no sound insulation in the house, the neighbors can be heard well and the creaks of wood are often heard (you get used to it over time)
Good value for money...I revised a lot of things around this budget and this is a very good offer...That's why I'll give you five stars...I think we'll come again! Let there be no more floods!

We rested in 2022 and in 2023. In 2022, the receptionist (maid) was a very nice girl (there were problems with language), BUT she always helped, was friendly, looked after the house well. I always watered the flowers, cleaning, this is generally a separate topic, at 5 a.m. in the kitchen I washed the dishes for unclean guests, the barbecue area was always clean. All the cleaning equipment was clean. The room was perfectly clean upon check-in. I have the warmest memories. In 2023, the receptionist (maid) was another woman, unfortunately (((. Upon arrival, the room was washed exactly in the place where they went, there was only dust and hair under the beds. The kitchen was dirty, the barbecue area was in terrible condition, the benches were dirty, the whole place was littered with tools. Dry flowers in flower beds. If you make a request, it was a favor on her part. The children's slide needed repair.
The sea is 15 minutes away in a shady area, there are shops along the way. Not far from the wounds, pharmacy, canteen. The rooms have everything you need (shower, toilet, air conditioning, TV, refrigerator, wardrobe, beds, Wi-Fi). The guest house left a good impression, but YOU'D BETTER APPROACH THE SELECTION OF STAFF. Since a lot depends on the administrator, both the overall impression and the condition of the house and rooms themselves.

The owners of the base are new, they rested in this guest house for the third time, a lot has changed with the arrival of new owners. We rested from 06/17.24 to 06/22.24 next I will describe what confused me:
1. We sniffed at the recreation center and there was no one there at all, neither the gorgon nor the administration. It was kind of wild how the people who are contacted will be settled (there is no connection (Russian SIM card) found the password from Wi-Fi connected and phoned the administration via whatsapp. We were told the keys were in the door, come in and live, the receptionist will arrive later. So we stopped by, but it was a bit wild.
2. The playground was not in very good condition, the administration talked about it, as a result, the guests themselves repaired it as best they could.
3. There were problems with water, there was simply no water in all rooms on the 2nd floor, the maid was shown the problem, but no one solved it day in and day out. The next day, the water appeared, but only cold, it is impossible to take a shower. I tried to talk to the administrator (the man does not know who it is, perhaps the owner) ran into a rude answer: "what are you saying, talker, the water was and is, I know more here than you do" although there was no water, instead of apologizing, I ran into trash aggression and negativity.
4. There are no flowers in the flower beds on the base, they are in the photo, but in fact they are not. The machines drive onto the lawn to unload the goods.
As a result, there were negative impressions, it's a pity that it happened, I repeat, we stayed at this recreation center for the third time, there were no such problems before.

Of the disadvantages: the audibility is high, far from the sea, cafes, shops and pharmacies. It's still an adventure with a child. The rooms are not cleaned!
Of the advantages: the closed territory (especially convenient with a child) is quite large.

We stayed with my husband in this guest house for 3 weeks-July-August 2023. We liked everything. Good, modern renovation, the room has everything you need-air conditioning, refrigerator, TV, all necessary, modern furniture. There are enough dishes in the shared kitchen, there are all the necessary things, 3 common freezers, 2 stoves. The hostess of Apsuan responds to all requests, her governess Aiza works for her-a good, friendly woman. There are some nuances in the form of strong audibility, but in general it did not really interfere. There is a large barbecue on the territory, it pleases. It is 20 minutes to the sea (central beach), but we walked to the beach of Ldzaa for 30 minutes, we liked it more - quiet, calm, fewer people, the beach itself is smaller, there are pine trees on all beaches, there is where to hide in the shade from the sun, there are sun beds and canopies. In general, I recommend the Amir guest house.

A very nice guest house. The rooms are all fresh, each has air conditioning. It 's unbearable in the heat without it . The situation is calm , the neighbors are not noisy . We went by car to the sea - the beach with pine trees is magnificent . There is a beach closer - you can walk. We ate in the nearest cafes . The only inconvenience with packing on the territory is tetris, We parked the car outside the gate , it did not spoil the rest. Thank you for your hospitality 🙂

Among the disadvantages:
A house in a swamp, but I did not find any consequences.
There was no warm blanket, and the air conditioner did not work for heating. The refrigerator in the room was noisy, but not much.

The hotel is very good for the money. A polite hostess, everything was great except for one thing. Russians who were drinking rested with us. They got drunk on vodka and sang songs until 3 a.m. There were several families with small children. The hostess tried to calm them down, but it didn't work out. In September 2019, we had a vacation in Abkhazia, the choice of accommodation was stopped at the Amir guest house. The impressions are positive! The room is comfortable, clean, modern, everything was enough, air conditioning, refrigerator, wardrobe, white linen, 2 towels each, bedside tables, blackout curtains, clean blankets for cold nights, also given on request, a hairdryer, if needed, they would have given it.The linen was changed once in 12 days, that's enough. The territory is fenced, the children were allowed to walk quietly.The kitchen has everything for cooking on its own, there are also enough tables. There was no dispute. I was upset by the distance from the sea, but who cares. Closer would be more expensive, we were very pleased with the room rate. The administrator is very responsive, funny, not intrusive - thank her very much! Apsuana is the hostess of the house, an attentive and sweet young woman, we saw her once, even for an unpleasant reason (our child got sick), but Apsuana came and participated in our problem, advised a doctor, even brought a Polysorb, this is important for vacationers, we don't know the local rules! We thank her for her responsiveness. Of the minuses, smokers identified a smoking place for themselves near the barbecue, it is very close to the food hall, it was probably possible to solve this issue, but we accepted it. The audibility in the rooms is certainly decent, the neighbor behind the wall snored regularly, but it didn't bother. But the roosters at 4-5 in the morning, it was very annoying, but it was not avoided! What was behind the gates of this house, and why the vacation in Abkhazia was ruined, is a completely different story, and we really liked Amir himself!!!

A very wonderful place! If you are not afraid of the road to the beach in 15-20 minutes - this is your place! Near the market, on foot to the beach of Ldzaa and the Central one for 15-20 minutes, but in different directions, i.e. you have two beaches to choose from! The hotel itself is clean, with a shared kitchen, it's a bit loud, of course, Due to the fact that it's wooden, but it's wonderful to relax with children. There is a playground for children.
