In terms of price-quality ratio, it is quite and quite. We chose it as one of the most budget-friendly options to stay in Yerevan. The accommodation was only for overnight stays and hygiene ) Therefore, no disappointments - everything is modest, simple, the bed is normal, the linen is clean, shower, hairdryer, refrigerator, Wi-Fi. The breakfasts are monotonous, but satisfying and delicious. There are verandas, so you could sit outside in the evening. The hotel is located in a residential area, I like this.

We had a vacation with my husband from 30.04.2025 to 8.05.2025. Nice cozy hotel in the courtyard of the house. The street is nearby, but there is no noise. It's clean, the breakfasts are decent, the rooms are nice, everything is there. The staff is very friendly!!! I recommend it!!!

We stayed at this hotel at the end of September 2024. The hotel is located in the courtyard of an apartment building and looks unexpectedly nice: a garden of beautiful roses, a staircase to the floors create an authentic atmosphere of the old town. The room is good: a large comfortable bed, a good shower, sound insulation is normal. Friendly girls at the reception. The breakfast is quite good. There is always cottage cheese, sour cream, delicious apricot jam, eggs, cheese, sausages, vegetables, buckwheat. Sometimes it's a good omelet. The coffee is freshly ground and strong. More than enough for breakfast. But this is the outskirts of the center of Yerevan - about 20-25 minutes on foot. Wi-Fi is stable. I liked.

In the end, we were a little disappointed with the choice of a hotel in Yerevan. Nice courtyard at the hotel, the same pleasant staff, but that's all the advantages. The breakfasts are very weak and indistinguishable, the furniture in the room is cardboard, the pressure in the shower is dynamic (either thick or empty, as they say). In general, it's not so bad, but if you plan to spend your days in the Armenian capital very intensively, then, my advice to you, overpay a couple of thousand for proximity to the city center. At the end of a busy day, you just don't want to go up the hill to the hotel.

Cool room, everything is super clean and tidy.I don't remember the price anymore- I remember that it was pleasant. I liked the massage shower. There is a small green garden outside the window. The breakfast is symbolic - a small Swedish egg, porridge, biscuits, butter, cheese, liver sausages. I didn't like the sausages, but the local cats liked them, they know the time tomorrow and will be waiting for you at the door. There was also jam at breakfast, it is not clear from what, but it was very tasty. The surcharge for breakfast was only 50 rubles per day. Thank you for the warm welcome

We were here in August 2019, for some reason Yandex just now asked to write a review - I'm writing.
Pros- not expensive (since the hole is a hole, as it turned out), almost in the center, the metro station is not too far away. The food will be standard in the morning.
Cons - very thin walls, you can hear the mouse squeaking behind the wall. The smell is from the sewer, there is only one air conditioner in the two-bedroom room, the fan was not provided, although it was in the description. The bed linen is old, the towels are the same, the pillows are just dark(. We moved out the next morning because the family didn't like anything here. I was a fool to pay for the three days we were going to spend in Yerevan. The money was not returned. Expected. I'm not satisfied, I don't recommend it. Everything that is written in the description of this hole is not true. Believe me, I've been to a lot of places, but this guest house is worse than a chicken coop.

It is difficult to call this place a hotel — it is very far from the three-star level. This is more of a private sector with rooms for rent. We booked a room with a beautiful view, but in the end we got a window facing the wall. The rooms are old, Soviet-style. The bathroom is in terrible condition: the toilet is flushed only the third time — perhaps it is on this principle that the "three stars" are awarded. The shower is just a tray with an oilcloth instead of a curtain, the water is cold, and if someone in another room uses water, the pressure almost disappears.
The mattress is old, the bedding is synthetic. It hasn't been changed once in a week. Everything in the room is the cheapest from the mass market. The hangers are made of wire. There was a broken sconce above the bed: one had no light bulb, the other was broken and almost fell on my head at night.
Breakfasts are a different story.: the food is lean and cheap. Sausages, eggs, bread, omelet with spoiled greens, rice, tea and coffee — and so on every day, without changes in the menu.
I do not recommend staying in this "hotel"!

The only advantages are location and price
That's all of the cons. The mattress on which it is not possible to sleep, all the springs have jumped out, since the time of the great-grandmother, the same ancient blanket still lies on it for softness, the room smells damp and musty. For some reason, there is only one bedside table, there is a place for the second one, but there is no bedside table, there are sconces above the bed, but there are no light bulbs in them, and in principle there is no on/off switch, so there is no point in light bulbs.
The breakfasts are meager - omelet, tea, coffee, biscuits. In principle, you can eat.... I moved out earlier , couldn 't in such conditions

I stayed at this hotel on the evening of my anniversary - the trip was a gift for me. In the morning they brought me a gift - a bottle of fine pomegranate wine. We stayed at this hotel from April 15th to 22nd. This is a good hotel for its three stars, and its price is quite reasonable. The staff here is very friendly. We had a rest at this hotel in September, we are coming here for the second time. The location is excellent, within walking distance of the center of Yerevan. Nearby there are shops and cafes with delicious pastries. A small private hotel, the price corresponds to the quality. Cozy, homely, surrounded by roses, greenery and tables for relaxing. Special thanks to the staff - Isabella, Lucine, and Jaarus - they are very friendly, they will tell you everything. Only pleasant impressions remained. Yerevan, wait for us again!

If it were possible to put less than one star or a negative value, then I would not hesitate to put it. I don't understand where this rating comes from. Accommodation at the end of March 2024. We drove in late, the electricity was cut off once, the bathroom was dead and smelly, barely warm water in the evening, and in the morning there was no warm water - only cold. They wanted to sleep off the road, but at 9 a.m. they started banging on the door to pass their "gorgeous" breakfast. The audibility is excellent - the whole hotel is like one big noisy family. An outlet fell out over the child's bed, and a light bulb in the chandelier exploded in our room. Towels and bed linen, as well as mattress pillows, are very dubious and unpleasant. In the morning, we packed up in a hurry and left at 11 a.m. The hotel administrator could not issue a certificate of early departure (they were going to stay there for another 4 days), the manager did not answer the phone and text messages. As a result, I left a statement to the administrator. The tour operator spread his hands and only said that the hotel does not refund money for unlived nights.
Do not repeat our mistake, do not look at the reviews and do not book this bedbug in any case.
Yerevan is a beautiful city, but such institutions shame it.

It's a terrible hotel, you can't even call it a hotel!
Of the advantages:
-polite female employees
-lots of roses at the entrance to the hotel (beautiful)
- the location is convenient
-there are seals 🐈⬛
Of the cons:
-plumbing is about to fall apart, water is pouring everywhere… There is an incomprehensible curtain in the shower-a rag to close, but water pours through the curtain over the entire floor. It becomes slippery to fall and get a concussion of the head how to flatten 😨😡 Instead of a clean rag or a foot towel, a smelly old, dirty rag (photo below)
-breakfast is monotonous (not so scary), but sometimes there is someone's hair in it 🥴
- the room is terribly dirty.... It's creepy to touch anything. There's someone else's hair in the bed, something incomprehensible made of dirt
- the hotel owner is (to put it mildly) rude. We faced an unpleasant situation at night a few hours before departure. Obviously, I need to get some sleep. At night, the guests checked in, looked at the room and refused to pay.... Or stood for several hours (at 2-3 o'clock in the morning!!!!) the guests and the host swore, who took their suitcase and asked them to pay a fine for refusing to check in. I had to go figure it out, because I wanted to sleep....
Bottom line: if you don't care where to sleep, then the hotel will suit you. If you like comfort and cleanliness, choose another hotel.

We were there in March. It's definitely not 3 stars, this guest house should be without stars based on what we saw there. The toilet seat was broken, the towel holder was in the bathroom. the node was broken, i.e. it was missing, the shower head was also broken, water was flowing from under the refrigerator. There was no cooler, i.e. you buy water for the kettle yourself. The guest house is obviously old, in need of renovation. The breakfasts are monotonous, they are brought straight to the room. Sour cream, cottage cheese, boiled eggs, butter, conditionally edible sausages (the cheapest), boiled buckwheat, sliced pita bread, plum jam, sugar, instant coffee (the cheapest, brown-black, also conditionally edible). In general, it is possible to spend the night for unassuming guests.

I do not recommend this guest house to anyone. Among the advantages is a small area with rose bushes and administrators. However, after 19 and 20 there is no one at the reception. The door to the territory is open all night. Anyone can come in. The breakfasts are monotonous. But you can get over it. Only the dining room is separate from the utility room, from where they carry breakfast down the street without covering the food. Maids in the same clothes clean and carry food. Without gloves. In the room where she lived, the walls were covered with black streaks and incomprehensible spots. The tiles on the floor are cracked and stained. The table is swinging. The bathroom has a slippery floor and a small side in the shower. The water remains all over the bathroom floor. I had to ask for a rag for the floor. The washbasin is all movable. It is better not to touch it with your hands. There is no shelf near the mirror. There is nowhere to put the brush and paste. No shampoo in bags. Only liquid soap. The toilet seat is fixed crookedly. The TV is plugged into an outlet without a remote control. And then it is impossible to switch channels with the remote control, there are only 3 Russian channels. However, there is a microwave in the back room for heating food. The plumbing is dead. In one room, a guest tore off the shower faucet at night. So the owner came and blocked the water for everyone. I wasn't going to fix the problem at night. Only after a loud conversation with the owner, the water appeared. The sound insulation of the rooms is poor. There are no fire extinguishers anywhere. Comfort House calls itself a 3* hotel.And in fact, it is unacceptable to receive foreign guests in such a hellhole.

They were forced to pay for their own broken table, then they poked 100,500 times about it. We got the money, they also add negative words to the customers from above, no shame. Towels are not changed until you ask very much, moreover, the phrase "what needs to be changed?" just killed ... never changed the bed linen in 7 days.

Excellent hotel, very hospitable hosts and staff. Clean, pleasant, good, albeit simple breakfast. Beautiful territory with roses. If I'm not mistaken, we were even accommodated in a room larger than we booked. There was no balcony, but you could always sit at a table in the public patios on the floors. They fulfilled all our requests, even washed our clothes in their own machine.
The hotel is not very easy to find at the address, pay attention to the instructions of the owners.
You can walk to the zoo and to the Yeritasardakan metro station, next to the street with buses.
