To begin with, this was my first experience staying at a 3* hotel, so the review may be a little biased. We stayed with my wife for one night. The main advantage is the affordable price (about $ 100 or 365 derham for two with breakfast). We chose on the go, so we didn't have time to familiarize ourselves with all aspects of the stay.
Among the advantages: convenient location, Parking near the building, well-groomed entrance group, hall.
Cons: for us, the main disadvantage was that early in the morning, at about 6 o'clock, the call to prayer sounded very loudly, which did not allow us to sleep at this time, since the sound insulation of the windows leaves much to be desired (the windows overlook almost the mosque).
The breakfast was edible, but not tasty, as in the dining room, so you can only have a snack before a full meal.
Also, upon check-in, the air conditioner was set to 16 degrees, worked long before check-in and was not adjusted upwards. Because of this, I had to turn it off and keep warm for about an hour under a thick blanket.
There were no declared toiletries, such as a disposable toothbrush.
The room as a whole requires cosmetic repairs, the carpet on the floor is dirty, stained with food and liquids.
Based on the pros and cons, I would not stay in this place again, or indeed in a hotel of this class, but if you need to spend the night once for cheap and you are willing to sacrifice comfort, then the place is suitable for this.
I consider the 3* rating to be the appropriate hotel category.

It's a very cozy place. The staff is friendly and the cuisine is delicious. This is my second time here, everything went well. Good location, lots of shops and pharmacies.

The disgusting smell of dampness in the rooms! The windows can't be opened, the hood can't handle it! Breakfast also leaves much to be desired. I don't recommend it.

Cons: There is a mosque opposite the hotel, so do not sleep at night, closed windows will not help. The breakfasts are meager.
