Positive.
Excellent location, you can enjoy walking to the main attractions of the center of Tbilisi. You can have a cheap and delicious lunch and dinner at the nearby Khinkali House.
Incredibly friendly reception manager. She persevered on December 29, 30, and 31, working almost without rest. Personally, I am very grateful to her for all her attempts to help and fix the situation with the smell in the room. But it's in a different section of the review.
Towels were changed every day.
There is a pleasant terrace on the 6th floor.
Minuses.
Unfortunately, all the reviews about the persistent and strong smell of sewage in the rooms are true. This is the strongest test for anyone who has at least some developed sense of smell. We suffered and suffered.
Our breakfasts didn't come in at all. It's tasteless and sad. For the last 2 days, my son and I have simply skipped them, limiting ourselves to yogurt, tangerines and cookies from the supermarket.
In general, considering the horse price tag for a room during the New Year holidays (> 10 thousand rubles per night), the hotel was very disappointing.

I completely agree with the previous review. The location is excellent, the rooms are quite fresh, the smell of sewage is present on all floors and room categories, and this is a feature of this particular hotel, the breakfasts are 3 minus, the room keys are demagnetized, the standards are small enough and there is little good view, heating is only air conditioning, there are no batteries. Cleaning and personal care- everything is fine (we are always ready to help within the existing conditions).

Clean, beautiful view of the city from the roof terrace. If you want a room with a balcony, please specify which one. We got a balcony with a view of the courtyard. Very cute. A real Tbilisi flavor!

Great hotel! We travel a lot in Georgia, but we have never seen such the best quality of service! The staff is very friendly and always helped us with any question! We were on the fourth floor and we had a great view! And many thanks to the driver who met us at the airport and who gave us a tour of Mtskheta. Now we know exactly where we will stay next time we are in Tbilisi.

A wonderful, small hotel in the center of old Tbilisi within walking distance of all the sights, good breakfasts, attentive staff, communication in Russian, English. The rooms are clean, comfortable, and room service is provided every day.

The only advantage is the location of the hotel
Now about the cons , and there are many of them
1) Noise from the street - the audibility of cars driving made it difficult to sleep
2) Did not clean the room - hung a sign and still did not clean
3) It is dark in the room - to add lighting
4) Meager and monotonous breakfasts (as if it were a 2* hotel) the same sausages every day , there was no fish at all , one or two desserts.
5) Poor internet connection - low speed
7) the shower cabin is not fenced off and if you take a shower, you will fill the entire bathroom
8) dirty towels are no longer white, but grayish ones that have seen a lot))
9) the room card was constantly demagnetized and I had to run to the reception

The filth in the room, the monotonous breakfasts, the hotel staff sees only benefits in you. Dirty furniture in the rooms and lobby. And the most terrible thing is the smell of sewage, which will always be your companion in the hallway, bedroom, toilet. I highly do not recommend this hotel.

Nice hotel. A solid and well-deserved three. The hotel is located within walking distance from the old center of Tbilisi. There is a Spar grocery store nearby. We were at the hotel in early August. The room seemed to us a little smaller than we expected from the description (junior suite for 3). But this does not affect the pleasant stay at the hotel at all! The location of the hotel is very convenient, next to the central street of Shota Rustavelli and close to the old town. It was a very bad hotel.
The administration staff came up with a funny fairy tale: our management has changed and we are trying to be better, so do not judge strictly and kindly put a good rating on the booking.
Do not pay attention to such reviews.
We hung up a sign for 3 days to clean the room, to no avail, we had to throw out the garbage ourselves. Towels with holes. There are no chairs in the room. There is not a single shelf in the bathroom, the cosmetic bag had to be put on the toilet barrels. The floor of the room is occupied by a huge closet, but it has only 3 hangers and no shelves. That's why we couldn't even get things out of the suitcase, fold them or hang them anywhere.
We turned on the conditioner, and got sick in the morning, no, we didn't freeze, it's just that the conditioner must undergo regular maintenance and then bacteria and viruses will not live in it. Any car owner knows this.
The breakfast is normal, but the coffee is instant.
And there are insulting graffiti and inscriptions everywhere in the vicinity of the hotel.
If there is an opportunity to choose another hotel, I advise you to use it. There are plenty of other cool hotels around and there's no point in spending money on this one.

It is rather a family mini-hotel, it does not reach the standard of the hotel. The furniture was shabby, when I first entered the room it smelled like sewage. The kettle and hair dryer were slightly broken, and there was no chair in the room. I needed an iron, I couldn't get it on the first day, I had to go to work in a suit that I couldn't iron. I booked a room with a balcony and a beautiful view from the window. The balcony was tiny, less than a meter long and wide, with a frontal view of the wall of the neighboring balcony and a narrow side view of the neighboring house.

- a very specific smell on the floors and in the room, does not fade -perhaps the main disadvantage

The guys are good, the room was cleaned every day, the air conditioner worked perfectly (for warmth). All that was missing was a floor-length mirror and shelves in the closet, and an additional shelf for cosmetics in the bathroom.

Since it was warm in Tbilisi, gloves were not needed, they were put in a suitcase. Upon returning home to Russia, we found that there were no pairs of leather gloves!!!
I ask the hotel Administration (in your own interests) to deal with the fact of theft. For me, of course, it makes no sense to expect to get the gloves back. The impression of the trip, of course, from the hotel is spoiled.

Terrible hotel. Does not match the description. Rough management.
We booked a 3-bed room of 27 sq.m. with a balcony.
As a result, we are given an ordinary 20sq double room with a balcony, saying that the balcony is included in the room area. And that the room is triple, that they put an extra bed in the aisle. It is not clear how to move around the room at the same time.
They didn't put a cot in because they broke down. 🤦🏻♂️
A rude and not polite manager who does not know how to smooth out situations and politely and culturally solve situations.
As a result, at 10 p.m. with a one-year-old child, I had to look for another hotel where there is everything that is stated.

The hotel does not meet the 4-star status. One room was sooooo cold and there was a constant buzz/noise. The air conditioner works only for cooling. There is a kettle and 1 cup in the room, but no spoon, tea, etc. A bottle of water is charged separately. The bed and towels were clean, but there were holes. The purity is relative. The breakfast is buffet style, the variety is moderate.
