A homely cozy hotel. Because I lived out of season, there were few guests. Thanks to Isabella for the warm welcome and help with all the questions that have arisen!
Good location: near the bus stop, you can walk to the center in half an hour, near a supermarket, pharmacy, snack bars, bakery. It is worth mentioning separately about the roof terrace, which offers a magnificent view of the city, mother Armenia, the Aragats and Ararat mountains. I spent several evenings there with a glass of pomegranate wine and a fruit plate, enjoying the views. Because the hotel is not in the city center, so the tour bus first picked me up, and then other tourists (i.e. I had the opportunity to choose a seat in the cabin).
Good breakfasts: the dishes were partially changed every day, I never stayed hungry.
Spacious room: it has everything you need. I got a room with a double bed, in addition there were 2 bedside tables, a dressing table, a wardrobe, 2 armchairs, a refrigerator, a TV, a coffee table and an ottoman. Bathroom with shower. Everything is in good condition.
Minuses
The room was on the reception floor, so in the evenings I listened to conversations in the lobby 🫠
In November, the room was cool: I slept under two blankets with air conditioning at +30, but I managed to keep warm only by the middle of the night.
There was not enough coffee beans for breakfast. Plus, breakfast was from 8:30, and departure for excursions was from 9:00, so the meal was in a hurry.
To summarize: only positive impressions remained from the hotel. I will be in Armenia, I will definitely stay here!
A very cozy hotel, I liked everything, the view from the window is cosmic, the whole of Yerevan, the view of Ararat is magical!! Many thanks to the Hostess, a very nice girl! The breakfasts are very tasty, homemade. We will definitely return to Yerevan and only to this hotel!!!
Greetings from the Best View Hotel in Yerevan! I stayed at this hotel from December 30, 2024 to January 06, 2025. I want to share my impressions. To be honest, I expected much worse, after reading most of the reviews about the hotel before going to Yerevan, I thought I would end up in a much worse place. thank god! The hotel turned out to be modern, clean, with very good and delicious breakfasts. My room was huge on the ground floor with access to the porch, and I could see the tour bus approaching. At first there was a hammock in the room, then it warmed up - it became warm. The bed in the room was a huge double. Everything is new in the room and clean. Shower, hairdryer, hot water. Television with multiple channels in all languages. The restaurant is also comfortable, cozy, and clean. The view of Yerevan from the roof of the hotel is amazing, it's true! Tourists like being up there, it's very romantic. There is no such view in Yerevan anymore. You can walk down to the city center. Walk at a slow pace for 15 minutes. I don't recommend walking back. Take a taxi or bus 26,27, 45, 77. It goes straight to the hotel. Taxi in Yerevan is cheap according to the application. Banks are open around the clock. There is a lot of food. Among the disadvantages of staying at the hotel: the room is cleaned only upon your request; bed linen is not changed, used shampoos and gels are not replenished, as they were on the first day, they will no longer be brought. The staff is relatively friendly, but not everywhere. The restaurant staff with sour faces, never greet the guests, never smile, treat them with contempt, slowly clean the tables, even when there is nowhere to sit, they are in no hurry. When meeting them at a bus stop or in the city, they pretended that they did not recognize them. The service suffers a lot. The attitude towards the guests is not friendly in general, as a burden. Everything else could still be tolerated. We sat in a hotel without lights a couple of times. And so... go yourself and try it. Nothing terrible will happen, but don't expect a heated meeting either. It is located far from the center, and you can only get here by taxi in the evening. It's cold in winter, and you have to sleep in wool socks. It is possible to turn off the light. Breakfasts are meager, including instant coffee and bystrov porridge (why it is impossible to cook normal porridge for people remains a mystery). Room cleaning consists solely of taking out the trash, towels have not been changed, nothing has been cleaned. There is never a person at the reception, there is no one to turn to in case of anything. But everywhere there are advertisements of some kind of cafe - apparently, relatives of the hotel owner.
The correct location of the hotel is the key to success! There is a convenient observation deck!
And most importantly, the polite and hospitable staff. They tried to satisfy all our requests, which they did very well. I would also like to mention the good delicious food!
I don't know why there are only 3 stars!? There are 2-3 rooms on the floor, which maintains silence and comfort.

I stayed at this hotel in August. There are pros and cons. Of the cons, far from the city center, the first day I got lost while I was going down. The hotel is located on a hill, conventionally a "sleeping area". There was a construction site nearby, dust and noise. Then I got used to it, of course, not far from the 26 hotel, a minibus will take you to the center for 100 drams, but it's difficult to get up during rush hour because of traffic jams. You can take a taxi for 1000-1500 drams. During a thunderstorm, the lights went out, we sat in the dark for two hours. There is rarely anyone sitting at the reception, if you need to ask something, there is a problem. There's something wrong with the cleaning, too. I hung up a sign, came from an excursion and nothing (
Among the advantages, there is an observation deck on the roof, Yerevan is at a glance. It's beautiful at sunset.

The double room was very spacious, all the plumbing was clean and working, the observation deck on the roof was also a plus for the hotel. Cleanliness and linen on "4". It is not very convenient to get by public transport: the 27 minibus from Mashtots Avenue and the 26 minibus go to the hotel from the center (do not confuse it with the 26 bus, it has a different route) from the Vernissage stop, they don't walk well late at night. It's hard to get back to the hill on foot. The attitude at the hotel is hospitable. The photo shows the view from the observation deck of the hotel. There was no electric kettle in the room, they used a cooler on the floor.
The hotel is not very close to the center. We have to take the bus to the Square. The room is small, the audibility is very high. There is not much choice for breakfast. But there is an exit to the roof and a beautiful view of the city and Ararat.
The hotel is located on a mountain slope, very isolated, about 5 km from the city center.
There are a couple of grocery stores, a pharmacy and a bank branch near the hotel. There are no cafes or restaurants nearby, so you will have to go down to the city to have lunch or dinner. The city center can be reached on foot in half an hour or by taxi in 10-15 minutes (depending on traffic jams) for 700-1000 AMD.
We had a triple room booked. The room is located on the 3rd (last) floor of the building, the view from the window is really gorgeous - on the city and the Mother Armenia monument, although the curtains will have to be pulled back and held with your hands, since there are simply no curtain holders in the pushed–back position, and actually you don't want to touch them - everything is dusty, tulle stained, partially torn off somewhere, so the room is constantly in semi-darkness. Of all the promised views, the view is only in the name of the hotel.

The bathroom is combined, a heated towel rail, a regular curtain in the shower (stationary, not plastic), guest bottles with gel and shampoo, as well as disposable sets of a toothbrush and a mini tube of toothpaste are available according to the number of guests. The hot water in the sink and shower comes from a water heater. The heated towel rail is water-powered and connected to the heating system. There is not a single towel hook in the bathroom. The hood is covered in dust and dirt.
During our stay (the second week of April) in Yerevan, the weather conditions were extremely contradictory – the rains and the air temperature did not exceed 10 degrees, the sun and + 15 degrees.
On the day of check–in, it was very cold in the room, asking the administrator whether the batteries would be turned on and whether it would be warm, they received the answer that it was already warm outside, so the heating was not turned on. On the third day, complaints probably rained down on the cold from all the guests and closer to night they still began to turn on the heating (from about 20.00 for several hours), the water in the batteries purred. The heating was turned off early in the morning.
The bedding and bed linen are terrible, as can be seen in the photo. Every spring is felt on the mattresses. The towels are all dilapidated and full of holes. Towels are changed, as well as rooms are cleaned, exclusively on request. Since the heated towel rail in the bathroom is heated only when the heating is turned on, there is no chance that any of the items of clothing or towels will dry out at all.
The refrigerator was not used because mold lives in it (((
As for breakfast, everything is by no means as rosy, plentiful and delicious as in the photo of the hotelier, for example, on Booking.com . The breakfast menu consisted of:
- lavash
- portion butter
- local salted cheese
- porridge (it was already 2 times during our stay)
- canned vegetables (eggplant or squash caviar, vegetable stew)
- eggs (in the form of scrambled eggs or omelet, or boiled eggs)
- pies with potatoes/vegetables
- jam
- dry breakfast balls
- milk
- tea bags
- coffee bags 3 in 1
- cookies
The dishes are all chipped, often in dirty stains, because there is clearly no dishwasher. From meat for breakfast, there were sausages in dough 1 time, nothing else like it – no sausage, no ham.
By 9 a.m., when we came for breakfast (breakfast was announced before 10-30), the scrambled eggs were either already cold, or there were only a couple of pieces left, no one even thought to replenish the availability.
Customer orientation is zero, as is the service as a whole. I do not recommend this hotel for consideration and booking.

The hotel is not located in the center, on a hill, quiet, few people, I am satisfied with this location, after all the excursions, I want to relax. The rooms are spacious, and Mount Ararat can be seen from the window in good weather. There is a refrigerator, a TV and bathroom amenities. Breakfasts may be a little meager, I had enough, I have little taste, but you can have a good lunch and dinner in the center, there are a lot of cafes for any budget. It takes fifteen minutes to get to Republic Square by taxi, and you can use public transport. The hostess of the hotel is hospitable, she will solve any problem. In general, you can stay here for several nights (if you do not sit in the room).
Excellent hotel: nice building, spacious rooms, beautiful view of the whole of Yerevan, pleasant staff, delicious breakfast. Clean, neat. You can't walk here, but taxis are very cheap - the savings are justified. Thank you very much!
At the beginning of the tourist season, I want to share my impressions of staying at this hotel. The hotel is located 5-7 minutes drive from the center. Beautiful view of most of the city. The hotel is clean. The rooms are spacious. The breakfasts are homemade. Hospitable receptionist Isabella, tries to help with any questions, is interested in the positive emotions of visitors. I will also use this hotel on my next trip to Armenia. There is a place to park the car, which is additionally pleasant.
A wonderful hotel in its segment, very friendly staff. A quiet place, with a beautiful view of the city and Ararat from the roof. The wish to the owners to make a cozy, comfortable veranda on the roof will be just great.

I was at this hotel in August 2023. The room is spacious, clean, but there is a problem with cleaning until you hang up what needs to be cleaned.With breakfasts, it's even worse, as a woman, I can still eat something from what is offered, but a man does not have enough balls with milk, boiled eggs, bread, a little cheese, some vegetables, I can't eat at all!! The guest house is far from the center-there are no cafes, no attractions, no entertainment nearby-to get by taxi and only as a place to sleep) Meager breakfasts, but you will not stay hungry. Rooms are cleaned on demand, but this was warned in advance. Room cleaning before a new guest also suffers-when they left themselves and checked all the drawers and cupboards, they found shortcomings in cleaning for previous guests-at best, they cleaned the floor and laid new linen (Thank you:-) A rooftop playground is a great idea, but the implementation is not very good. It is better to pay more and live in the city center. I do not recommend it.

Three stars is a lot for this hotel. There is one hair dryer for all rooms. The towels are washed. The room was not cleaned during the stay. Washbasin accessories 1 set at the entrance. Breakfast is very poor. The location is very inconvenient. You need to take a taxi to the center. When the kebabs were fried, everything in the room was in smoke. Of the advantages, there are supermarkets nearby, one of them with an exchanger. The cooler is on the floor. View of the city and Ararat.
A great family hotel. It should be immediately warned that it is located some distance from the center on a hill. Although if you like hiking, this can rather be attributed to the advantages. But! If you are an adult or you have problems with walking, public transport delivery is very close (at the reception they will help you call a taxi - a trip to the center will cost about 200-250 rubles). Wi-Fi is available throughout the territory. The rooms are spacious. The sockets are the same as in Russia (no adapter is needed). A local SIM card can be purchased there at the reception.
Well, as an unexpected bonus of the location, there is an open observation deck on the roof of the hotel, from where there is a magnificent view of the city, Ararat and Aragats (depends, of course, on the weather)
It was possible not to put stars, I would have put 0! The room was not cleaned, toilet paper did not survive, we bought it ourselves, shampoo and gel once upon arrival! Breakfast is monotonous and with livestock (((.. There are a lot of flies there.. The iron is a travel iron, it is not possible to iron it. It was said about the iron by one of the housewives, be glad that they gave it to you).. The hair dryer lived its own life.. He will want to work.. There was a smell of cigarettes on the floor.. The hotel leaves much to be desired. We were in October 2022. We checked in late at night, the room is on the second floor, the bed linen is old in holes. The bathroom mirror and the sink itself are dirty. Apparently, they do not provide cleaning??!! For new guests. After a couple of days, they asked for a room cleaning and a change of towels. As a result, the garbage was taken out, the towel was changed and that's it!! We had to clean the dust ourselves with a napkin from the table and bedside tables. As for tomorrow, there was plenty to choose from, but the food was always cold. That you will arrive from the opening, which is later. Everything is cold. I want to say right away that it takes 20 minutes to get to the center by bus. You can walk by yourself, but I will say right away this hotel is located on a mountain, so you will have to go down from the mountain (along goat trails). I do not recommend the hotel, it is expensive for three. In Yerevan, you can have breakfast anywhere and not expensive. Armenia is an amazing country, but we won't even go to this hotel for free.
A wonderful cozy family hotel with fabulous views of Yerevan and Ararat. It's not very far from the center, although it's a bit hard to walk uphill, but it didn't spoil the impression of the hotel for me personally😉
The service can be said to be no. We arrived late in the evening, bought groceries at the local supermarket, so at the reception they didn't even give us a knife to cut cheese and sausage. There is no kettle in the room. And then the water in the cooler ran out next to the reception. It became impossible to drink tea. The location is in the middle of nowhere. The hotel is located somewhere on the "outskirts" of Yerevan. There is a shop and an exchanger nearby, and the advantages end there. Breakfasts- the tourist did not stay hungry, and that's fine. There was no cleaning during the 4 days of stay, even the garbage was not cleaned.
Nice and clean hotel with a great view. Very kind and helpful hosts. The center is 10 minutes away by taxi. But you can also walk for 30 minutes. Breakfast is usual: coffee/tea, pastries, omelette/sausages, yoghurts. There is a shop nearby and also a bigger supermarket with a currency exchanger 10 minutes away)

It looks good, but the breakfasts are meager, the beds are not comfortable, the linen is synthetic...and sandwiches were missing from the refrigerator in our room..it's not pleasant at all, so I don't recommend leaving valuables there (even if the sandwiches disappear)).In the evening, you can order dinner in the room, but it takes a very long time to cook and it tastes like three, no more, and the price is like for a good dinner in a cafe.
Weak cleaning in the room, there is no 24-hour reception.
At breakfast, coffee in 3/1 bags ... haven't seen this for a long time). In the room in the toilet, a broken toilet seat.. so they left.

We rested in Yerevan for 4 days . We lived in the Best Hotel... the room was large and had a good view from the window. The room itself was not cleaned before us, there was dust everywhere under the bed, some papers . They asked me to get out . The floor was wiped only in the center of the room . The TV was not working. So we were able to replace the batteries . The breakfasts are simple without frills , so it is fixable .

A very cozy, small hotel with small rooms, but when you come to rest, you come to the room only to sleep, and there are all conditions for a restful sleep, no one screams, does not carry out night cleaning! Good, hearty breakfasts (buffet)
But the very atmosphere in this hotel, its comfort and warmth, is created by the family that manages it, they will always answer any of your questions with a smile, they are ready to help in absolutely any situation, kind, decent people!!! This year we were in Armenia for the first time and if we go again, it will be only to this hotel!!

Nothing, the location is bad, it's a long way to the center. The blankets are stained, they are washed probably once a year, the curtains are stained, the water is not renewed in the cooler. There is no kettle in the room, as well as glasses with plates, you have to ask for everything. I don't know why they drew 3 stars for themselves? Breakfast is only more or less, but everything is cold there. This is a private hotel, so no one is watching anything here.
The location is far from the center. The rooms are clean and spacious. There are no questions for them. There are NO breakfasts... Despite the paid breakfasts, we went to a nearby hotel.
