I liked the hotel, I chose it based on reviews. My husband and I lived on the 3rd floor, the view was from the balcony to the pool with a bar (very beautiful)on the balcony there is a table and 2 chairs, an ashtray, a clothes dryer (things dry for 1.5 days) but you can then hang them in the room under the air conditioner, the room has absolutely everything, a comfortable large bed + sofa, refrigerator, kettle, a large mirror with a chair for girls +sockets all in the right places, in the room every day cleaning, change of towels, linen, put tea, coffee, shampoo, but come before the 12th day, if you do not open, then there will be no cleaning that day, when you are not there, they also clean up, there is a safe with a code. The room has Beach towels in addition to bath towels, a beach bag, an umbrella. The pool is cool. Everything is clean and tidy. The buffet is from 7 a.m. to 11 a.m., I didn't have time for your problems. There is a lot of food, you can even have lunch straight. It takes about 20 minutes to walk to the beach. There is a road back to the ascent, there is no sidewalk, be careful they drive bikes very much. Nice hotel, polite and non-intrusive staff. There is a restaurant, you can check in with breakfast, or ask to pack with you on a tour. The rooms are spacious, cozy, clean! It's just a great hotel. With the most luxurious location, breakfasts were sometimes the only fuel, good friendly staff, a swimming pool where you can dive, and a shuttle service to two beaches in one direction.

We stayed at the Baan caron resort 3* (Phuket) in the period from 11 to 02/18/2024. The tour operator "Teztur". I liked the hotel. Small, cozy, well-groomed, everything is thought out. There is even a shady corner with a small sandbox for kids, there is a gym, large and small pools, a Jacuzzi, sun beds, umbrellas, a shower by the pool, a bar is combined with a large pool. There is a small parking lot.
Tourists who stayed at this hotel a year ago said that it has noticeably changed for the better.
Immediately upon purchase of the tour, we took an improved room. As it turned out, they did the right thing. The building with rooms of the "standard" category is located directly by the road. The noise from the road is always there, even at night. In my opinion, this is a significant drawback. Fortunately, the only one.
We liked everything. And the attitude of the staff first of all. Friendly, positive people. They perform their duties in good faith. Thank them very much. The hotel and the grounds are clean. Wet cleaning of rooms daily, change of towels, including beach towels, every day. Among the hygiene items in the room were shampoo, small soap, shower cap, cotton swabs, toilet paper, napkins. Also, for the convenience of guests, there is a small beach bag, two umbrellas, hangers for clothes. The room has air conditioning, TV, safe, refrigerator, kettle, hair dryer. A mini-bar is not provided, as well as a deposit upon check-in. Drinks and snacks are available at the reception.
We definitely recommend this family-friendly hotel. Have a good trip to everyone!

Many reviews may be alarming, but I will tell you everything as it is.
We took it through an agency and reread various reviews many times , that most of them are pure nonsense or a greedy human ego .👌🏽
In order :
1) the rooms are very comfortable, everything you need is there. Wash up , sleep , air conditioning , Wi-Fi . Lovely balcony overlooking the pool 👍🏼
2) a pleasant courtyard with a swimming pool, at the peak of the heat or when tired, you can comfortably lie down and swim.
3) Breakfasts - I don't know who grumbled there , but they are great.
From 7:30 to 10:00 buffet, with a large selection. Since I eat a lot, I even had enough with my head .
I would like to note that there is a breakfast with you service - this is for those who leave early for an excursion and do not have time to eat. I must say right away , it 's normal for girls . For big guys, you can cry.
We had an egg , a sandwich , yogurt , orange juice , tangerine , ketchup .(think for yourself )
3) along the beaches: 2 beaches, one on the left side, the other on the right side.
About 15-20 minutes walk , I recommend both for a change.
4) there are a lot of cafes nearby, everywhere plus or minus the same prices. But closer to the markets and the sea , there is more choice, sometimes cheaper .
You can also eat at the hotel - there is also a cafe.
5) for products, the 7 eleven store is round-the-clock in both directions.
6) the currency exchanger is closer to the sea - a large number
The staff is as open and friendly as possible. He will always help and tell you . The employee even gave his wife a ride to the hospital when she was poisoned .

Room cleaning every day , change of towels , water .
A great hotel for your money. I definitely recommend it .

For a threesome, a normal hotel, a cool pool, with a bar and with different levels of depth for both adults and children is perfect. Frangipani trees grow on the territory of the pool, the flowers smell incredibly delicious! We got a room in the courtyard, and that's good) I can't imagine how noisy it is in rooms with a street view. It takes about 12 minutes to walk to the sea on the dirty side of the road.
The rooms are so-so, but towels are changed every day, linen every 3 days or so.

The room was comfortable, on the third floor, overlooking the pool, a large balcony, two armchairs, a table, a dryer, a refrigerator, a normal TV, an open clothes rack, not new furniture, but not "tubby" everything, very decent, there were no problems with hot water, in general I liked everything, the only thing which is not very close to the beach, but it was immediately clear - the second line. Karon beach is 10 minutes away, and Kata is 15 minutes away. To go to the Kata side is a large Macro store, 7-11 several along the road that goes to one beach, one hundred to another. In general, I liked everything, I would have stayed at this hotel more.

I changed three hotels during my vacation and Baan was the best of the three (the other two are four*)
Excellent service, excellent cleaning, thoughtful space.
I liked the room with access to the pool. It is comfortable and cozy.
The breakfasts are normal, not wow, but I have enough choice: omelette, pancakes are excellent.
Good water pressure - thick heavy hair can be washed without problems (either I was unlucky in two other hotels, or it's really a problem for hotels)
Super pool! The space is properly organized, you want to spend a lot of time by the pool.
Try the food at the bar, the cuisine is better than many restaurants in Phuket.
For fitness fans, there is a pleasant fitness here. Everything is there and in working order.
I recommend it from the bottom of my heart . Price -quality by 5+

In the courtyard there is a beautiful swimming pool with hydro massage and a bar + sun loungers, towels for sun loungers in the room. Without fear for the children. If possible, DO NOT book on the ground floor, with access to the pool, as we do. A huge disadvantage is the location of the hotel, there is no rest day or night. Motorcycles, tuk tuks with music. Horror. The children woke up all the time. Tuk tuk brought drunken compatriots, and now they have a tuk tuk disco, there's music, a subwoofer, it feels like they're standing by your room. The administration does not make any comments. A great "home" hotel. Cleaning and changing of towels every day. The breakfasts are monotonous, but there are enough dishes to choose from and most importantly everything is delicious. The pool is excellent, with different depths and a mini hydro massage. The staff is friendly and always ready to help. The road to Karon is 10 minutes, to Kata is 15, but without a sidewalk (but there are few of them there at all).

Quite a decent 3-room, spacious, clean room, nice pool, delicious breakfasts. We are dissatisfied with the work of the hotel guide, from the Fan Sun tour operator, whose name is Marina. It seemed that "they are not for us", but "we are for them". Knowing full well that our flight from Yekaterinburg was delayed and checked into the hotel only at night, the meeting is scheduled early in the morning, there would be no opportunity to sleep and have a quiet breakfast, we had to run to this useless meeting, and as usual, the purpose of this collection was to sell excursions, at a cost 2-3 times more expensive than in street tour desks. And what should be brought to such meetings? I think, first of all, about safety measures for tourists, the peculiarities of local culture and behavior, and the resolution of everyday issues. When we asked how to get to the statue of the Big Buddha, the guide offered us a free tour, ostensibly with a visit to the Buddha, but instead we were taken as usual to expensive pharmacies and a Buddhist temple, when we asked her this question, she tried to make fools of us. The transfer was an hour late for the tour she bought, "Legends of the Ocean"! And no one warned us until we started to find out ourselves. In general, do not contact them, everything is much cheaper and with timely transfer you can buy at local tour desks. The wish to the tour operator is to get away from this policy, imposing their excursion packages in three directions, and work for the benefit of tourists.

A wonderful cozy and clean hotel! Very nice and kind staff and delicious breakfasts and the most delicious fruit cocktails here. Nice pool with a water bar. Towels were changed and the room was cleaned every day. The shower was only slightly broken, but these are small things. I will be glad to come back here again! The sea is about 10 minutes away on foot.

The hotel is just a fire, if you consider it as a three-piece. But there are 2 buts! Go to the beach 700 meters, half along the road. The second thing is that you need to get a room in a renovated building. The food is excellent, clean, the pool is not bad, the gym (who goes to them?). From the hotel there is a road uphill to the big Buddha for self-visiting and climbing. It's not expensive to take a moped right across the street. I was at this hotel earlier, in 2016. The hotel has only changed for the worse. Now there are only 4 towels for two, 2 beach towels, 2 white towels. We were refused a request to bring towels. A very hard mattress, like sleeping on a tree, just creepy. The shower was running very weakly in the sink and the toilet was barely flushing. The air conditioner makes a lot of noise, it's almost impossible to sleep at night, as if you're flying out. Since the last visit, we have made a beautiful reception, that's probably all. The breakfasts are ordinary, Thai. The sea is 10-12 minutes from Kata and karon.

I have a completely different opinion about this hotel. Where did so many good reviews come from?
The hotel wants the best, it's old, it's already obvious that it's tubby, the main building stinks of sewage everywhere in the rooms, we had a superior room, it's no different from the standard one, only in square footage, breakfasts are meager, it takes 10-15 minutes to walk to the beach by road. He's not worth the money.

A cozy, small, family-run hotel. The rooms were cleaned daily. Towels were changed daily, although we did not leave them on the floor. The bed linen was changed twice: the first time it was stained with chocolate, the other time a mosquito was crushed. Helpful staff. We booked a room with a safe, but when we checked in there was no safe. At the request, it was drilled in 5 minutes. The breakfasts are delicious, there is a choice. I liked the coffee. We never reached the pool. There was no time. Location: both on the side and in people. However, it is unpleasant to walk next to the roadway for the first part of the way to the sea. But they got used to it. There is a good massage parlor nearby (although they are there at every turn). In general, we liked the hotel. I would be glad to go back there again.
