Beautiful territory, everything is very clean, friendly administrator.
We came by car, we like to go to different interesting places... and everything is nearby here. The location is very good. We went to the Kyndygsik springs (2 times!), Chernihiv gorge, Olginsky waterfalls, to an abandoned sanatorium named after him. Lenin and Smetsky's Palace. And of course the most important thing is 15-20 minutes to the center of Sukhum.
If it seems that there is nowhere to eat , it is not so . If you can find 3-4 cafes on foot, then by car there is generally no limited choice for every taste.
We went to the mini market in Gulrypsh. Fruits , vegetables, tea,,,bought meat there, pickled themselves, there is a barbecue on site with everything you need.
The beach is really 5 minutes away, the beach is wild, but it does not mean that it is dirty - on the contrary. The water is the purest, but the stones are quite large and it is difficult to lie down, perhaps! But it's a little difficult. Walking is also possible! But the feeling is sharp (you can buy bathing slippers)
We swam a couple of times, the rest of the time I went to the nearby beach and generally to the main building of the Aqua Resort hotel where there are gorgeous sun beds, hammocks, swings.
We really enjoyed our vacation... we will definitely be back!

We conducted an off-site yoga tour here in early November.
I was attracted by the very concept of the place - a secluded enclosed area with an existing classroom, which was important for us.
We booked in advance, as the group was large. Our proposals were accepted and discussed adequately, which was already encouraging.
There are 10 secluded cabins on the territory. Suitable for couples, families, companies. There are trees, a pond, a "frontal place" on the territory, there is enough space not to intersect with people. There is also a sauna, we did not have time to visit it, but it was done very well. . The classroom is on the 2nd floor, overlooking the orchards, the tops of the mountains and gorgeous sunsets.
The hall can comfortably accommodate 15-18 people.
Roman the receptionist and Diana the cook were the people who started and ended our day) We tried to satisfy all the wishes as much as possible.
Since we were in November, it was already cool, in this case the houses are equipped with split systems that worked for heating and in general it was quite comfortable.
The sea is really a 7-10 minute walk away, the beach is huge, deserted, rocky. We managed to swim, observed both calm and storm.
Since the place is secluded, there are no cafes or shops nearby. But the taxi arrives on the call. Sukhum is 15 minutes away by car. But the atmosphere of privacy remains and there is a good opportunity for urban residents to take a break from the noise and crowds.
I can recommend this place for group events! Everything is discussed, well done, leaves warm memories.
We plan to return here again with the band in the spring and autumn of next year!

A great place to relax. We have been looking for something modern and inexpensive in Abkhazia for a long time and came across that base. The houses are new, cozy, minimalistic. Inside there is a kitchen with everything you need, air conditioning, a well-maintained bathroom. There is a meditation area, barbecue, smoking area on site. The beach is a 7-minute walk away. The beach is wild, almost no one is there. In the evening, we collected sticks, lit a bonfire, and enjoyed the warm sea and the stars.
The manager Roman is ready to help with any question, he tries for the guests. Thank you for a wonderful stay! Now if to Abkhazia, then here.

A quiet, cozy place. Comfortable houses. There is everything you need to stay. The kitchen area is fenced off. Everything is in working order. You can cook food, or you can order delivery.
The sea is within walking distance, 5 minutes walk. The beach is wild, almost no one is there. Pebbles, the sea is clear.
Roman, the administrator, will tell you everything))) I flooded the bathhouse perfectly. The bathhouse is gorgeous. Eucalyptus) there is a font.
The place is suitable for a relaxing holiday away from the hustle and bustle of cities.

If you want to stay in silence, find peace, take a break from the hustle and bustle of the city, then you are here. Nice houses with everything you need, located in the shade of trees, hammocks, a wild deserted beach within walking distance. But to shops and cafes only by car, I advise you to stock up on food and cook yourself. There is delivery from the cafe, but we did not like it, the portions are small, and we did not enjoy the food. If you want civilization (sun beds, umbrellas, swimming pool), you are given a pass to the Aqua Resort hotel, you also liked it there (a few people, beautiful surroundings and photos). If you want to lie on the beach on a chaise longue, eat right there and have fun, then you definitely are not here.

The beach is pebbly with the purest sea. I do not recommend it in the cold autumn season. Jackals howl in the evenings and at night. The territory has been improved. Own parking. Caring staff. The houses have a modest kitchen. Everything you need is there, but due to the frequent power outages in Abkhazia, dress warmer and it would be good to take a portable gas stove. Well, the trouble with drinking water is to carry it from the store.

It's a wonderful place, very quiet, and we had a retreat here. It is not so easy to find a place for group events, where there is a wild deserted beach and a good gym and the possibility of catering. Everything came together here. Special thanks to the organizer Roman and our chef Diana for their warmth and responsiveness. We took into account the individual wishes of the guests. A small cozy hotel is located on the outskirts of the village of Nizhny Pshap. The territory is closed, there is a place to park the car. The houses are wooden, clean. There is a kitchen and a bathroom, everything works. There is air conditioning and a hairdryer. The houses and the territory are comfortably illuminated. To the sea, walk 200-300 meters along a country road, past a huge garbage pile. The beach is wild, not equipped, dirty enough. Although there is a charm precisely in the fact that he is wild - we went in the morning - not a soul. The views are amazing. There is nowhere to eat in the area, but the hotel offers paid food services. In general, I liked it.

For the first time we rested in this lovely hotel . A very pleasant place , quiet , calm . In the morning we slept with the door open, as we enjoyed the singing of birds, roosters, frogs lying in a clean bed. We had breakfast on the veranda with the whole family. The house has everything you need to cook. In the evening, tea with thyme and games on the veranda. We walked to the sea with pleasure, we ate empty. There is a forest of fir trees nearby (in the shade) . We rested with the dog without stress. The staff is very polite and attentive. The territory is closed, there is a Parking place. We will come back more than once.We wish you prosperity and many grateful guests!

A great place, quiet and peaceful, no unnecessary fuss, relatively not far from the sea. There is Parking on site, there is no cafe nearby, but the base provides delivery from a cafe / restaurant, the houses have all the amenities. You can also book excursions, and a shuttle service arrives here. Polite and caring staff. Cows, horses and piglets walk on the roads. It's a great place with kids.

Very nice hotel! New houses, the house has air conditioning and hot water, its own kitchen with a refrigerator, a comfortable large bed. It is located in a quiet area, birds are singing, there is no noise of the highway or the city, but it is better to stop here with your car. There is a wild Galician beach nearby. You can order food from the cafe in the room (there is a menu in the room) and you can book excursions. Everything is great!

The territory of the complex itself is very pleasant, everything is as in the pictures. The houses are very fresh, a cool veranda (but it's very strange that everyone has one chair), very, very, very comfortable mattresses and pillows, everything in the bathroom is also very ergonomic. The kitchen has the necessary minimum of appliances and utensils, although it is categorically inconvenient to eat here - there are two terribly uncomfortable bar stools and a high narrow bar counter, rather, this composition is just a decorative element. BUT there is a huge disadvantage - to walk 500 meters to the sea, you need to overcome obstacles from cows, pigs, their waste products and a real garbage dump, dragged along the coast by the aforementioned cattle. There is absolutely nothing to do without a car in this place, because the private beach of the Cottage is 12 km away from it, and if you do not intend to cook yourself, then there is only delivery for 500 rubles from the nearest cafe, also 12 km from you.

A wonderful place! If you are traveling by car, you want to disconnect from work, worries and sorrows - this is the best thing you can think of. We stayed here for ten days, we didn't want to leave.
The territory is closed, friendly and friendly people: Roman was ready to answer any questions, suggest where to go to eat, waited when we returned late to open the gate. There is a yoga area, a sauna, a barbecue, in the evening you can sit with a company (but an important rule of the "Cottage" is not to disturb the rest of other guests). The sea is very close. You can also take a pass from the staff to the closed beach equipped with umbrellas and sun beds - it is a 15-minute drive away by car on the territory of the hotel. In both cases, you will get almost empty beaches, which is rare during the holiday season.
The house is cozy, there is everything you need: bathroom, kitchen, air conditioning, wifi quite pulled movies in high quality. You go out - and immediately there is a river, a lot of greenery, various animals. We saw (in addition to the kindest cats and dogs - residents of the "Cottage") fish, turtles, a variety of birds, frogs. Well, along the way - horses, pigs, cows, dogs. A paradise for those who are not afraid of animals.
There is no restaurant or cafe on the territory - that is, you need to get out to the villages nearby or to Sukhum. You can order delivery. We went to Bacchus, which was recommended to us by the staff of Dacha (10 minutes away), and to History (20 minutes) - both places with excellent cuisine and fast food. It would probably be more difficult to organize without a car.
Companies with children of different ages came with us - everyone was comfortable, adults could communicate calmly while the children were messing with animals or playing.
"Dacha" is conveniently located for exploring the south-east of Abkhazia. Since this part of the country is the furthest from Sochi, the tourist flow here is much less than in New Athos or Gagra, and there is something to see.
In general, there are a lot of impressions, the reboot took place, and many thanks and wishes of prosperity to the owners and employees of this wonderful place! Now I have a dream - to return here in the "golden" autumn :)

December 2024. The location is great. The road is asphalt, you can get there on any puzoterka. The sea is 7-10 minutes on foot. You can take a suv to the sea. I didn't find any shops in the area. The nearest one is 15 minutes away by car. You can order ready-made meals from the menu. But they don't cook at the hotel. Delivery +500₽.
The house is great. Fresh, new, comfortable. Shower and toilet in the house, hot water approx. Hair dryer. Air conditioning for cooling and heating, plus there is an additional heater. At the beginning of December, it is fresh at night, but not cold. Comfortable. The basement has floor-to-ceiling windows. Beauty. Megafon lte. Local wi-fi is also available.
There is a barbecue area and a separate sauna, but I did not use it.

The place is quite secluded, not a city, but the outskirts of the village. The specified address was not found on the navigator, only a ruined house in a field. We asked people on the street where our wooden houses were. We couldn't call because we were roaming without Internet. But everything is fine, we are settled. We really liked that minimalism, no TV, comfortable shower, lots of towels (including for the beach), customized shampoo, gel and soap. A comfortable kitchen with everything you need. Great internet connection! Closed parking on site.We liked everything except the view from the cabin itself. This was important for us when choosing a hotel. But the view would be beautiful if there wasn't a construction site right in front of us. It's still okay during the day, but in the evening, with the lights on, it's very uncomfortable. You feel like a fish in an aquarium.

What can I say..I was here for the first time and was very surprised that there is a good level of service in Abkhazia. The staff is from Cuba and speak Spanish, it's straight vibe.
The houses are cozy and located from each other, the bathhouse is new and cool
By food : they don't cook here, but there is delivery, we didn't use it ourselves, but if you look at the menu, then everything has a good price tag.
Take food with you, there is a kitchen, you can cook. WiFi is good 50+ MB/s, you can safely work. The hot water is uninterrupted.
Nearby waterfalls and hot springs, wild beaches, in short, you can find entertainment)
I put 5* because for akhbhaziya it is a real luxury🙂

I had to go to the beach to at least rinse in the sea. We arrive in the evening (the light was given)We bathed and passed
out because we hadn't slept for more than a day. And then THE ADMINISTRATOR STARTS DRUMMING TO be Paid (the sleepy husband fell out and asked for at least a couple of hours to sleep)BUT NO, THE HOSTESS IS URGENTLY NEEDED
PAYMENT! Okay, we paid.There was light for an hour, then it went out again. There were problems with the light for 4 days.
So that you understand the house is made of thin wood, and even when the split works for the whole, it was very hot and
stuffy in August.Accordingly, without a split in the room, a BATH turns out! An ant and caterpillars run around the room, fall from the ceiling into the bed.
The yard stank of dead animals throughout the
holiday and 5 days of sewage (they have the cheapest septic tank, it overflowed and 5 days in the yard stank
that we didn't even sit there! But the worst thing is that at the entrance to the yard and in the yard near the barbecue swim
Excrement (I guess it's septic tanks, but it's terrible!!) 21st century, there are septic tanks with bacteria that do not

We brought a bunch of barbecue with us, but we didn't even fry it in this horror.

hotel hoping that the sea is clean, there are not many people (I think you are looking at this option for the same reason. Guys, but no! . I will not say that the sea is clean, 2 rivers flow nearby (one is small and the second is KODOR (a huge river, it cools the sea and the whole sea in river Silt and for some reason
the sea is constantly stormy. (We went to New Athos, the sea is clear and calm there, I don't even know why)
I do not know where the positive reviews come from, but we did not like it at all..
